Spacious 2 bedroom home from home accommodation set in peaceful countryside
Roscullion Barn is a very spacious detached barn conversion sleeping 4/5 in a peaceful location surrounded by farmland, just 2 miles from Padstow, the beaches and coastal path.
Ideal for a couple, two couples or a family (2 adults 3 children) the barn is furnished and equipped to a high standard. Our aim is to provide a home from home with all the furnishings and equipment you may need to have a really comfortable and enjoyable holiday, whatever the weather.
Ground floor: The very large farmhouse kitchen is brand new with cream shaker style units and new appliances – cooker with double oven, fridge/freezer, dishwasher, microwave, CD/Radio, large farmhouse table seating 6 and a sofa (not visible in photos). Separate utility room with washing machine, tumble dryer and additional drinks fridge, downstairs cloakroom/WC. Comfy and spacious living room with two sofas, armchair, large flatscreen TV (Freeview), DVD, MP3 docking station, and a good selection of CDs, DVDs, toys, books and games. Good sized sunny south facing centrally heated conservatory with further sofa and chairs, further dining table and chairs.
lst Floor: Bedroom 1 is a very large room with exposed beams, quality king size bed to ensure a good night’s sleep, flatscreen TV (freeview), power shower, wardrobe and pine furniture. Bedroom 2 again is a large room with quality new beds for 2014 which can be set up as twins or zip and linked to form a super king double. Bedroom 2 also has a further full size single bed, exposed beams, wardrobe and pine furniture. Bathroom/WC has been completely refurbished with white suite and includes large bath with power shower, WC, sink and heated towel rail. We can also provide a travel cot, highchair and stair gate at no extra cost. The property is centrally heated and has Wifi and a telephone providing free evening and weekend calls to UK landlines.
Outside: South facing patio with picnic table overlooking large secure garden (plenty of space for ball games), and fields. Plenty of parking and storage for bikes, surfboards and wetsuits. BBQ and beach accessories provided. Full size table tennis table in external games room. Netball post.

About Mrs Julie Smales
We are Simon and Julie Smales and we live in the old farmhouse with our two teenage daughters, Ellie and Christie. We have been successfully letting our barn as a self catering holiday property for over ten years and have a number of loyal customers who come back to stay year after year. Whilst we are on hand should you need us, the barn is quite private as it is separated from us by a large shrubbery, the old stable and piggery which are now used as a garage and table tennis room.
Simon is originally from New Zealand and I was brought up in London, although my mum is a Padstonian and my grandparents farmed a nearby farm, so even before we moved here I had strong ties with this beautiful part of the world and spent a lot of time here. In the end we decided to move here permanently in 2002. Simon decided that if he couldn't live in New Zealand, Cornwall was the next best place to be. We have restored the farmhouse and renovated the barn which was originally converted in 1993 by our predecessors. In 2013 a lovely new shaker style kitchen and new windows have been fitted, part of our rolling programme of updates and reinvestment. Having travelled extensively we have shamelessly replicated the good things we have come across in properties we have stayed in. As you can hopefully tell, we are passionate about providing somewhere that our customers will love, enjoy and return to.

Why Mrs Julie Smales chose Padstow
Its a lovely quiet south facing rural spot, yet is near Padstow and our seven beautiful sandy beaches are all within 10 minutes drive. It's also great for accessing the rest of Cornwall. All the rooms are large, you have plenty of space, and the heated conservatory with comfy sofas, means that you have a third reception room, so if someone wants to watch the TV, there is somewhere else where you can just read a book in comfort. The kitchen is so big there's even a sofa in there.
What makes this barn unique
We get great feedback about how comfy, homely and well equipped the barn is. The kitchen has all the little extras you need to cook anything from a roast to a stir fry. And if the weather isn't quite as sunny and dry as you would like it to be there are plenty of DVDs, books and games and table tennis to keep you entertained. We also provide a few body boards, and have a small selection of wet suits which our guests are welcome to use, along with buckets and spades, and fishing nets. We really do try and think of all the little extras you may need.
