Overcreek House , which is approached over a short steep drive, is a modern and spacious 3 bedroom, detached property.
From the main living areas there are magnificent views of the river Yealm and all the comings and goings on the water.
The 180 degree views from the two patio doors in the living room take in the hillsides leading up to the cliffs behind Noss Mayo, down to the river Yealm, and across the river to the village of Newton Ferrers.
The views are even more magnificent if you step outside onto the large South/West facing patio .
You can sit and watch the tide come in or out (and ' time' your days' events or your walk across the tidal causeway to Newton Ferrers accordingly), and at night the water shines with the reflected lights of the village
With its comfortable and well equipped interior, Overcreek is a real 'home from home' .
It has the luxury of a 6' Superking size bed and ensuite to Bedroom 1, as well as a good sized family bathroom next to Bedroom 2.
From Overcreek House there is direct access to an abundance of beautiful and varied walks , both short and long - all with stunning views.
Just stroll around Noss Mayo taking in the water views, or walk a little further along the rivers edge, passing the many boats moored in the deep water pool, and on to Cellar Beach to build a sandcastle if the tide is low.
Or take a more strenuous walk up and over the hillside to the clifftops ... most routes pass either The Ship Inn or The Swan (or The Dolphin Inn if you have gone over the river to Newton Ferrers) ... so refreshments are readily available !
If you don't fancy the walk (or have missed the tide !), you can drive round the head of the river to Newton Ferrers to enjoy the views looking back towards Noss Mayo or drive down to The Pool from here.
Alternatively, the Ferryman can take you from and to various places on the river .
If you are after a large sandy beach then Mothecombe is only 10mins drive from Overcreek , and for rock pools Wembury is recommended.
Overcreek House is a lovely base from which to explore the rest of the South Hams , Dartmoor, and parts of Cornwall as well as having fast access to the main Cities of both Plymouth and Exeter.
Overcreek provides comfortable accommodation for 6 people; The Master Bedroom has a 6-foot, Super-King Size Bed and Ensuite shower room. The Second bedroom can either have a 6-foot SuperKing Size Bed , or Twin Singles ( in summer ). The third bedroom has Twin Single Beds. There is also a separate family bathroom.
The fully equipped Kitchen is suitable for completely self catering during your holiday if you wish ,and there are also places to eat out just a few minutes walk from the house.
The Living Room has two sofas, plus comfy armchair and twin Patio doors leading out onto the large balcony .
Overcreek’s patio/balcony is perfect for sitting or eating out, and watching the comings and goings on the water.
Overcreek is situated in the small South Devon village of Noss Mayo, which, together with its twin village of Newton Ferrers, sits on the banks of the River Yealm.
Whilst Noss Mayo has two waterside pubs of its own, a short walk over the tidal causeway, the Voss, takes you to Newton Ferrers with a further Pub, Chemist, Butcher, Post Office with bakery as well as a small Co-op to cater for day-to-day needs.
A ferry also runs further down the river, which can take foot passengers across to the Wembury shore as well as on other river trips by prior arrangement.
Tennis courts are available in Noss Mayo, and Newton Ferrers has Boat hire as well as Sailing and Riding.
Golfers are well provided for with local courses at Wrangaton and Bigbury, and for the more ambitious,
St Mellion, with its two 18 hole championship golf courses, is just 20 miles away.
The historic naval city of Plymouth is close by with its full range of shops as well as attractions such as the Hoe or the National Marine Aquarium, and the incredible tropical domes of the Eden Project are also within reach for a day trip.
