Casa Nobile and Terrazza Verdi are in the Rocca dei Perugini, in the historic centre of Spoleto, a palazzo with a magnificent location in Spoleto. This beautiful villa, which houses some of the most important people of these parts, judges, architects, a chief of police etc, is of immense historical significance for Spoleto because, at the turn of the century, the Perugini conquered Spoleto and built the Rocca dei Perugini as a strong-hold to guard their position and reign over the Spoletini. Fortunately, the Spoletini successfully fought back.

Both these self catering apartments have terraces with very pretty views of hills, mountains, churches, local dwellings + gardens. With SAT TV/DVD + English lang. channels, high speed WiFi, comfortable lounge furniture, while Terrazza Verde is a spacious and cosy apartment with 2 bedrooms and 1 bathroom, Casa Nobile is an enormous, stunningly impressive apartment with frescoed ceilings, an enormous sitting/dining room, 3 bedrooms and 2 bathrooms. In addition to a very pretty terrace, Casa Nobile also has a long balcony, overlooking the mediaeval, pedestrian street below.

SPOLETO HISTORIC PEDESTRIAN CENTRE: In the midst of shops, bars and the largest selection of fantastic restaurants, all offering a diversity of dishes from local black truffles to pastas and paper thin, bubbly, crispy crust, piping hot pizzas, Spoleto is not a touristy place and, therefore, prices are good, competitive local prices. The local wines eg Trebbiano, Grecchetto, Montefalco, Orvieto... are to die for. You will hardly notice the price of it on your bill. You can choose from amazing shoe, bag and clothes shops, any shape or size, designer label or otherwise. And, there are churches and monuments on street corners, under arches, through tunnelled alleyways, peppered hither and thither, as you meander along the picturesque cobbled lanes, every angle, a work of art. Fatal to take your camera out. You will obsessively do nothing but take photos ! The local bars are filled with friendly locals and the owners will warmly welcome you. The passeggiata is where everyone meets and is joyful, especially over aperitivi.

BUS, TRAIN OR CAR: From Spoleto train station, a 10 mins walk, it is possible to get to practically anywhere in Italy eg 1 hr 20 mins to Rome, 4/5 hours to Venice and Naples, 30 mins to Perugia.... An easy walk along a flat boulevard road, also stuffed with shops and bars ! From the nearest bus stop, a 5 mins walk, you can catch a bus to Norcia, which will take you on a sensationally beautiful drive along the Valnerina, for about 1 hr 45 mins, passing through mountain scenery, climbing higher and higher. Or, by car, you can continue further to the heart-stoppingly, amazing Gran Piano and see the tiny hick town of Castellucio peeking through swirling mists. On a great plane, surrounded by mountains, the world spilling beneath you, your heart will miss a beat. In Castellucio, you can dine on the finest lentils and white truffles. Nearer to home, by car, it is easy to visit Todi, Gubbio, Orvieto, Perugia, Spello and Assisi, all within a 45 mins heavenly drive.

WALKING, HIKING OR BIKING: Walk to the top of Spoleto, passing the famous Duomo, and you reach Spoleto's finest 2 monuments, the Rocca and Il Ponte. Takes about 15 mins. Then, you can do a circular walk around the Rocca, which is spectacularly beautiful, as you see Spoleto sprawling below you. Or, you can take the escalator from the bottom to the top of Spoleto. Then, pausing at the bar at the top for a prosecco, you can continue across the famous and stunning looking, arched bridge, directly into the mountains, and, either do another circular walk, passing across valleys, mountains and dales, ending up in Piazza Garibaldi, at the bottom of Spoleto, or, continue up through the Sacred Mountains to Monteluco. Or, you can take the bus from the bottom to the top, which takes about 10 minutes. If you are a cyclist, you can hire bikes locally and cycle along the river bank, all the way to Assisi, passing Campello and Trevi along the way.

A huge and amazingly beautiful, newly refurbished, stunning looking apartment with terrace, balconies + 3 bedrooms and an enormous sitting/dining room in the pedestrian, historic centre of Spoleto. Casa Nobile is situated in the middle of the Rocca Dei Perugini. And, sitting on its long balcony, overlooking the mediaeval streets, you cannot fail to be overwhelmed by the history of this place….. Yet, looking down at this arched and higgledy-piggledy collection of saffron, blue and sienna coloured dwellings, various curved iron balconies, frescoes either on outside walls or on ceilings, peaked at through slightly open shutters, angled walls that jut and lean as if jostling for superiority, for a moment, you may be surprised to see that the people in the streets are dressed in modern day fashions and going about their business as if this place has forever been the peaceful Paradise that it is today.

We were retired ! We 'fell' into our holiday rental business by accident. It started as a hobby after someone pleaded with us to rent them our house in San Mamiliano, while we were away.

We now have 2 major partners and between us, we offer about 40 very diverse villas, apartments and pool properties, both in central Spoleto and close by. Please see them all on my personal website, the address of which you will find at the bottom of the HomeAway page of this property.

However, we still do not regard ourselves as 'proper business people' because we care far more about contributing to making our guests' holidays fantastic than we do about making money.

We four women stayed here recently and were thrilled with the apartment, the location, and especially Norma and Laurie. We were a bit worried about finding the place since we didn't have an address, but Laurie was waiting for us at the train station as promised. He very patiently explained everything to us about how the apartment worked, what local attractions we should not miss, which restaurants were particularly good, and which local vendors were helpful. We all loved our stay and cannot wait to return. We found this apartment to be a fine base from which to visit other attractions in Umbria and Tuscany. The apartment itself is clean, large, comfortably furnished, and prepped with a lovely welcome package of wine, milk, pasta, coffee, etc. The kitchen is large and well equipped. The washing machine and hair dryer came in handy, as did the two bathrooms. Cannot recommend this highly enough. If you do visit and have a chance to attend the farmhouse dinner with Daniella absolutely drop all else and attend!

This apartment was wonderful. It is large and very clean. Laurie and Norma are wonderful hosts and have wine, coffee and some necessities ready for your arrival. They also provide some great information and maps to make your stay more enjoyable. The kitchen is well appointed and they are responsive to anything you may need. The balconies are a wonderful addition. Lots of extra blankets as well as movies and books available. It is very centrally located both in Spoleto but also in Umbria. We really enjoyed staying at this apartment and also meeting Laurie and Norma. We had a family of 5 with my mother and two daughters 10 and 7 years old. We would go back again!

We stayed in Verde. It was very well stocked, catered for our needs. The two bedrooms are separated by the hallway and the kitchen making it ideal for two couples. It also had central heating which we needed during our stay. We never got to use the balcony as the weather was not good. The apartment is well located just inside the walls of the town and we walked everywhere, no need for a car. Train station is 10 mins walk if you want to travel to Assisi, Rome, Orte etc. Laurie and Norma have typed up a booklet with all the information you need on the surrounding area, lots of recommendations on where to eat and drink! Laurie was always on hand for advice and could not have been more helpful. Our welcome pack of pasta, sauce, milk, olive oil and wine was very much appreciated. It was our second time staying in these apartments and I would highly recommend Laurie and Norma as hosts. I would also highly recommend the night out with other guests to Daniella and Lucian's home where they cook authentic Italian food, locally produced wine is also included in the price. I would also recommend Novocento and Osteria di Matto restaurants. We always rounded off our night with a night cap or shot in Cultmovie 2.0, just across from the entrance to the apartments, Luca and Cesari will be delighted to serve you. We can't wait to return to Spoleto

Staying in Spoleto is like staying in a fairy-tale castle, peppered with piazzas, sprinkled with bars, restaurants and shops amidst a maze of tunnelled, cobbled lanes and alley-ways, all leading skywards to the famous Rocca and the aquaduct and, some of the best views in the world. This whole surreal setting is akin to a stage-set in the making, fringed by mountains, olive groves and vineyards and a mixture of mediaeval monasteries, towns, cities and tiny hill-top villages - all beckoning a visit ! However, for me, Spoleto is the ultimate temptress. Once under her spell, you are lost forever in her beauty. You must use all your will-power to leave this place, even for a short while. It is, quite simply, the most captivating city in Italy, never mind Umbria, Venice being on a par – the difference being that Venice has the water and Spoleto has the mountains. Nonetheless, like Venice, Spoleto has a history to be reckoned with.

Easy access to Assisi, Perugia, Orvieto, Rome, Trevi etc.
