The villa has 4 double and / or triple bedrooms, 2 bathrooms, double living room, large kitchen on the first level;
2 double and / or triple bedrooms, 1 bathroom, 1 kitchen / living room on the second level, for a total of 17 beds.
The villa is located in an agricultural area of the city of Manziana, surrounding the hills of Lake Bracciano, this area is of volcanic origin and develops near the Bracciano - Martignano Regional Natural Park, north-east of Rome. The house is located 2 km from Rome-Viterbo train station, it is about 18 km from the Lazio coast (Santa Marinella, Santa Severa), it is also 15 km from Lake Vico and 30 km from Viterbo. The capital is easily accessible by car, train and a bus service is also available; the train makes a stop at the station 'S. Pietro 'near the Basilica and Vatican Museums, between 50 minutes.
The surrounding area is rich in Etruscan and Roman archaeological remains and precious natural resources.

'Exploitations Thérmals' route: Near the villa, from 8 to 30 km, many Thérmals sites: Thermae Taurinae (Civitavecchia), Terme di Stigliano (Canale Monterano), Terme dei Papi (Viterbo), Terme di Tivoli (Rome).

Route 'Archaeological Sites': Between 5/10/20 km from the villa the Etruscan-Roman sites of: Cerveteri, Tarquinia, Norchia, Luni and of course 45 km from Rome.

'Natural resources' route: All around the woods of chestnut trees, beech trees, oak trees. The lakes of Bracciano, Martignano, Vico, Bolsena.

Amazing - would definitely recommend!
Myself and 14 friends stayed at Maria’s lovely property, communication was fantastic before and during the stay, we even got to pick the fruit and vegetables from the orchard. Maria also very kindly showed us how to make pizza dough and we got to use the pizza oven which was epic! The 30 minute walk to Manziana is doable (we did the walk and then 1hr train to Vatican City) but scary in the dark, so I definitely recommend 1 car for food shops. We also made the 1.5hr walk to Lake Braccino one day, it was lovely but lots and lots of bugs, and at times there were quite a few mozzys around the pool and bbq area - so buy mozzy spray. Overall we had an amazing time, and we recommend this to everyone who wants a fun holiday with a lovely view, lots of outdoor areas and local activities.

Lovely villa for family
We were a large group of 13 with multiple ages of kids and adults. Lots of great space and the pool was lovely. Definitely need a hire car to go anywhere. Very good links into Rome from the village station. Maria was super helpful through the lead up helping me source hire vans and airport transfers and much more reasonable prices and also helped us when we got a puncture. She also gave us a selection of fresh fruit and veg from the garden on arrival. There are lots of things to remember on checking in which are not all written down so I would suggest writing down the instructions to make it easy to remember. A great place for large groups and well kitted out for lots of people. Thanks for a lovely stay 😊

Great for a family holiday
Spacious and comfortable. I stayed with my wife, our 3 children, their spouses and our 6 grandchildren - 14 in all - and we were well accommodated. The house and pool are great. Lake Bracciano is in easy reach and there are plenty of bars and restaurants locally. No problems. Would definitely go again if the opportunity arises.

Great villa
We booked this villa for a week in July 2019. There were 13 of us and we all had a fantastic time there. The house is spacious and the garden and outside areas are so nice and peaceful. Not once did it feel crowded in there! The pool was brilliant and we spent a lot of time in there. In our party was 2 children aged 3 and 7 and both loved the pool. We used the gas barbecue which was great and sat out in the gardens to eat in the sun. It was so nice to have the family together in this beautiful setting. What I would say is to book a rental car like we did as the house is a bit out of the way and some of our party had trouble getting taxis from Manziana centre when the car wasn't available! Manziana is a lovely town with a really authentic feel to it. The train to Rome takes about 50 minutes from there and costs 3.60 euros return with the station in Rome being 15 min from the vatican. The station was about a 5 min drive from the villa so with a car it's easy and convinient to get there. Maria was a great host who welcomed us and talked us through everything upon arrival and left us with some food and drinks to help. I would definitely recommend this house!
