This is our family holiday home ideally situated between the pretty village of Bonchurch and the Victorian seaside resort of Ventnor. Secluded Bonchurch beach has rock pools to explore and Ventnor Esplanade has a stretch of golden sand, a harbour and good local restaurants and pubs. Easy access to great walking on Bonchurch Down or the scenic South Wight coastal path.

The house is modern and comfortable with a new kitchen, double oven, fridge freezer, dishwasher, washing machine and tumble drier. There are two double bedrooms and 3 singles (one with a folding bed). There is a huge sun terrace on the first floor, a sun room on the ground floor and a large south facing garden. A playhouse to meet every child's dream is a popular feature with younger families. An outdoor table tennis table to keep older ones amused.

All fuel, electricity, bed linen and towels are included in the rental price. Buses to Ventnor, Shanklin and Ryde are available a short walk away so a car is not necessary.

Ferry Links: Car ferry providers are Wightlink (Portsmouth to Fishbourne and Lymington to Yarmouth) or Red Funnel (Southampton to East Cowes).

Accessibility Part 1: Parking area is to the front of Garden House and very close to the front entrance with ample turning and unloading on a level paved surface.

The Front Entrance has a 200mm threshold, lever handles and an 800mm clear opening into porch, which has a matting flooring and is 800mm wide. The front door has a 200mm threshold an 800mm clear opening and knob handle.

The Rear Entrance is accessible via a level side passage to a decking area. From here there are 4 x 160mm steps to the rear door which has a 100mm threshold and a 1350mm clear opening and lever handles.

Ground floor accommodation includes 1 double and 1 single bedroom, a wc/shower, a kitchen, a dining room, a sitting room, a utility room and a play room. The kitchen/dining area is open plan. There are 90mm thresholds between the play room and the sitting room and dining rooms respectively. All doors have at least 750mm clear width. There is an 120mm step between the utility room and the single bedroom.

Accessibility Part 2: Shower/wc/whb has 75mm clear access via a door and has a flush rubber tiled floor. The shower tray has a dimpled floor, sliding doors, a 130mm threshold and controls at 1200mm above ground level. There is no hand rail within the shower.

Kitchen/ Dining room has all appliances and storage located under or on the worktop, with the exception of plates and crockery kept in cupboards above. There is ample space for moving around this area, although no space is provided under the worktop for wheelchair users.

The First Floor is accessed by 14 number of stairs with a 660mm width and a 180mm drop. The first floor has low pile carpet in hall and bedrooms. There are 3 bedrooms (1 double, 2 single) and a bathroom with bath/wc/whb. All have level access through doors with 750mm clear width. The double bedroom has access to a decked balcony via a door with 640mm clear width and a 50mm threshold. The bathroom has flush vinyl flooring. The bath is 600mm high. There is no handrail.

Wonderful family holiday home

We had an excellent holiday at this lovely house. The house was spacious, very clean and full of everything we needed, including an outdoor play house that our three year old loved. We spent most days on the local beaches and would recommend the Pond Cafe for a special meal. Miranda and Philip were very helpful and welcoming, and we felt sad when we had to return home!

The best holiday home in the IOW

This is the second time that we, our daughter, son-in-law, and two grandchildren have stayed at the Garden House – previously in Summer 2011. This lovely, spacious, well-equipped house has something for everyone. The grandchildren have the huge garden, Wendy House and the extensive playroom/conservatory: an ideal play area for games, toys & drawing. The adults have the calm, tastefully furnished, relaxing lounge which particularly came into its own this autumn: warm and cosy whatever the weather outside; a spacious dining room for the whole family get-together; and for me, the main cook, an idyllic kitchen with a fantastic Rangemaster as the centrepiece – an object of envy! The bedrooms are not only comfortable but sufficiently spread out to give us grandparents some well-earned peace and quiet from our energetic and noisy grandchildren. Furthermore, the main upstairs bedroom leads onto a spacious sun terrace that runs the full width of the house – a sun worshipper’s heaven. One other thing that differentiates it from other houses is its carefully thought-out lighting which can be bright or subdued, as the mood takes one. It is also situated in the picturesque village of Bonchurch, on the outskirts of Ventnor – all the convenience but none of the noise.

In the Summer of 2011 I would have given this house four and a half stars because it lacked one vital thing for us avid silver surfers: wifi. This has now been added so we can use our laptops, ipads and smart phones to our hearts’ content.

To sum up, this wonderful house is not simply a holiday rental, whose primary purpose is to be a money-earning enterprise, but clearly a much loved and highly valued family home. Many thanks to Philip and Miranda for allowing us the opportunity to share in its many charms. This will definitely not be our last stay here.

Garden House Review for 24th July 2010 to 31st

We took 3 Grandchildren, ages 4, 8 and 12 an the Parents of the 4 year old boy. The 5 bedrooms meant that our 12 year old granddaughter could have her own bedroom and all other sleeping arrangements could be catered for. The facilities were excellent throughout the house and the playroom, DVD and videos, and split level garden with its Wendy House, were all well used and appreciated.Excellent car-parking for 2 cars and its position to explore the Island and its proximity to the beaches of Ventnor, Shanklin and Sandown could not be beaten. The arrangements all worked exceedingly well and my only "small" criticism would be the lack of an electric shaver socket in either bathroom!!!

Garden House, Bonchurch

My familyhas stayed in Garden House on a number of occasions, we have a 12 year old daughter. The house is exactly as described, extremely well presented and clean and comfortable. We have stayed in the summer and enjoyed eating outside on the patio in the glorious sun whilst our daughter played in the fabulous playhouse. We have also stayed in the winter and been very cosy and warm while the wind and rain lashed outside. Bonchurch is a charming village with a lovely pub and restaurant and it is very easy to explore the beaches and walks nearby on foot. The owners were very efficient and helpful over the booking and information that we required beforehand and left a very useful information booklet for our use upon arrival, as well as very welcoming bottle of wine! I would highly recommend Garden House for a holiday or break.

Perfect break in a perfect location

Our family have stayed at Garden House three times now. Each time we have found the property to be absolutely immaculate on arrival and the welcome card & bottle of wine are a very welcome touch. The house is located in the lovely village of Bonchurch, just minutes away from our favourite beach at Ventnor - ideal for families pottering on the beach, fantastic ice creams and of course wonderful crab sandwiches at the Spyglass Inn (or make your own from the fish shack at the nearer end of the beach).

Our daughter loves 'her' room in the house and also the wendy house outside - in fact it feels like a second home to all of us now and we can't wait to return for the fourth/fifth/sixth time. One of the best features for families is that the living room is separate and actually sound proofed from the sun room/play room...so you can keep an eye on the children, but can also have some peace and quiet! The bedrooms are very comfortable too and the location lovely and quiet.

The house has everything you need for a perfect break away, and located, in my opinion, in the very best part of the IoW.

Dutch family at the Isle of Wight

We are always busy, so for our holiday we'r looking for a well equipment holiday home in an interresting environment. Last year whe found that realy at the Isle of Wight: Garden House.
A friendly owner who give always quick respons at our questions by e-mail. A nice garden with terraces, so you can sit in the shadow or sun ,what you want. Good beds!, all clean. At the island many interresting places and great coasts and gardens. Whe have met many nice people: in shops, tea rooms or in church! It was all England like we expected. Two weeks was to short!!

A Victorian town with a Mediterranean feel, Ventnor is one of the sunniest spots on the Island, thanks to its sheltered southerly aspect.

Ventnor is built on a series of terraces that zig-zag down to the sun-trap seafront with part sand part fine shingle beach. Here you will find beach cafés, pubs, amusements, paddling pool, car parks and Ventnor Haven Marina.

Stroll along the sea wall to Bonchurch, the Island's best preserved Victorian village, with pretty cottages, village pond and the tiny 11th Century Old Church of St Boniface. Bonchurch has a sheltered mainly pebbly beach, with adjacent cafés and studio pottery.

Westwards from the Esplanade, the coastal path leads to Ventnor Park, with its delightful gardens and putting green, and on to Steephill Cove. Here a path leads up to the 22 acre Botanic Gardens, a sub-tropical paradise with Mediterranean terrace, a Temperate House and Visitor Centre with passenger lift to the gardens.

Golf: Ventnor Golf Club is 2 miles from property. Visitors are welcome.
