We appreciate that you are considering our house, and hope that you will be staying at our house. We have had wonderful guests, many of whom have reserved follow-up stays for the next year after completing their stay at our house. We do want to lay out the Terms of the Vacation Rental.
RATES/NUMBER OF GUESTS:
Rates will vary depending on the time of year. Rates quoted on the website are for 12 people. For each person above 12, there is a $10 per person per night fee. You will be required to complete a guest list naming all of the guests of the house. If the number of guests staying at the house exceeds the number on the guest list, that is considered a material breach of the rental agreement and will result in an immediate termination of the rental.
I very strongly recommend travel insurance.
If you cancel and it is more than 180 days prior to your stay I will refund 50% of your deposit. If you cancel less that 180 days but more than 30 days, I will refund 25% of your deposit. Cancellations of 30 days or less will result in a forfeiture of your entire deposit.
There will be no exceptions to this policy.
CLEANING/DAMAGE DEPOSIT and INSURANCE:
We do require property insurance that costs $89 and covers and protects the renters for $5,000 in damage with no deductible. Unfortunately, we recently had a party that left the house very dirty, and had also stained the carpet in multiple locations. That, however, was not covered by the property insurance. I had to pay for extra cleaning and for spot carpet cleaning totaling almost $500 on top of the standard cleaning charge for my cleaning crew.
Therefore, I have had to institute a $250 deposit which is described in the listing as a damage deposit, however, it is primarily for cleaning. In the first year of renting our house, we only had one party that left the house in such condition, I am sorry to have to institute such a deposit, however, we want to make sure that our renters respect our property for us and for our guests.
Our property manager and cleaning crew are usually at the house within a 2/3 days, at the latest, and as long as the house is left in decent condition, your deposit will be promptly refunded.
ADDITIONAL CLEANING FEE FOR SAME DAY TURNAROUND:
If your reservation results in a same day turnaround (that means another party is ALREADY booked for either your arrival date and/or departure date) then you will have to pay an additional $75 for cleaning. This is due to the very narrow window of time that we have to clean the entire house – 5600 sq. ft., 6 bd and 6 baths – and do all the laundry that is necessary (bedding, and towels, etc). We only have 6 hours to complete that, so my cleaning crew has to employ an extra person to complete the cleaning.
CHECK IN AND CHECK OUT TIMES:
Check in is at 5pm. We may be able to accommodate an earlier check in time, however, we will likely not know until right before your stay. In some cases we may know earlier. The reason we may not know until right before your stay is that another party may make a late reservation and want to check out the day you are checking in, and if that happens we need to have sufficient time to allow out cleaning crew to clean and do all the laundry as described in the above paragraph.
Check out is 11am. Again we may be able to accommodate a later check out, however, we will not be able to commit to that, likely, until the end of your stay. In some cases we may know earlier.
Generally we have a 4 night minimum stay. Only in the Polar Express Seasons do we have a 3 night stay. In high seasons, we have a 5 night minimum and for some holidays we have 6 night minimums. Please do not request a 2 night stay. In some cases, we will consider a shorter stay but we will have to include a charge. We will notify you of what that charge is at the time of inquiry.

We are a family of 7. The kids range from 1 year to 18 years old. We live in Phoenix an wanted a place to get away in the Summer and enjoy the Snow in the Winter.
Michael purchased this house in 2013
Why Michael chose Williams
We are family oriented. When we get together we include the grandparents, aunts, uncles, brothers and sisters and all the kids. In total we are 20+. So we wanted a property that could accommodate all of our families, and to so in a nice, comfortable and spacious house.
Up until we bought this house, we were travelers who used VRBO and Home Away to find getaway houses and cabins for our family to stay at. Some were great and other not so much. So we finally decided to get a place that was ours.
So we looked at many places north of Phoenix. After viewing several properties and then finally seeing this, we fell in love with it. It was formerly a luxury Bed and Breakfast, and had enough rooms and private baths to comfortably accommodate our entire family. The house was/is beautiful and very nicely decorated.
