A 1 bedroom flat sleeping 4 people a 15 minute walk from Princes Street

The property has just undergone a complete refurbishment and as such it has a fantastic fully equipped kitchen and open plan living room with patio doors opening out directly above the flowing water below. The wall-mounted flat screen TV provides you with multiple digital channels and there is a DVD player. There is a stylish, fully tiled shower room with twin head shower. There is one double bedroom and a second bedroom with bunk beds is available if required.

The location is wonderful as you feel as though you are out in the country however you are only a 15 minute walk from the hustle and bustle of Princes Street. In the immediate vicinity there is an excellent selection of wonderful bars, restaurants and shops.

Perfect flat for our short stay in Edinburgh. Well appointed kitchen with appliances and utensils. We made use of both bedrooms - one double, one twin (bunk beds). Beautiful view out the living area of the Water of Leith. Lots of restaurants/bars nearby. Centre of town is a 10 minute walk away - or plenty of buses to get you there quicker. Would definitely book again and highly recommend.

Great location in Stockbridge. Bright, clean, comfortable, modern and stylish flat. Wi-fi and flat screen tv. Dishwasher and washing machine. Entrance and stairway down to flat are not attractive but once you get into the flat itself, it feels like a different world. Two bedrooms - one double and one bunk bed in second room. Good value for money.

Perfect New Year base in Edinburgh

A well appointed, warm and comfortable apartment located beside the waters of Leith. We booked this for a New Year 'escape' for the 2 of us were joined by our youngest daughter [23]. The apartment is spacious, very well equipped ,clean and well maintained with a lovely view over the water, which you could hear gently flowing past in the background. The owner met us on arrival and was very friendly and keen to explain all the facilities. Do not be put off by the approach down some gloomy stairs! Once through the door it is excellent.

Situated in the Stockbridge area of the city, which in itself is a good place to visit with lovely restuarants, [Hamilton Bar & Kitchen], pubs, shops, [v posh charity shops] and is close to the Royal Botanic Gardens. It is a an easy walk into Edinbugh city centre in 20 mins or there are buses and a taxi to the station was very good. The New Year fireworks were viewed from the local park, as it has a brilliant view of the city skyline without the crowds! We walked the path by the river Leith right down to the sea at Leith and dined in the Ship by the Shore pub.

The owner let us leave our luggage in the apartment as on the last day our train was late afternoon. We had booked lunch online at Jamie Oliver's 15 [Rose St], this was excellent and well worth a visit even caters for gluten free too with no fuss!

If there are more than 2 people staying the extra room has to be requested [which we thought strange] be aware this is for bunk beds and also incurrs a further small fee when it did say sleeps 4?

We would recommend this apartment and would certainly stay again. Thank you.

Would do it all over again!!!

We arrived and was met by Francois who gave us a tour of the flat and explained how everything worked, provided us with maps and points of local intrest. The flat is right on the water of Lieth, which was enjoyable to take in while having a cup of coffee each morning. You are able to walk to everything, we never took a taxi although they are available rather easily. The flat was spacious, clean and comfortable, all in all the accommodations were better than we anticipated and can't say enough positive remarks about the opportunity to enjoy this beautiful city. We would return again, which is already in the works, and would definitly stay at this flat again. Can't think of a more enjoyable relaxing vacation in the last 20 years, cheers!

A lovely part of Edinburgh

The first impression of this apartment is not good - downstairs, below street level off a dingy foyer. However once inside it is revealed as a very pleasant, light and airy space perched over the Waters of Leith, a fast running stream just below the apartment. There is a French window opening onto the stream, letting in light and air and the sound of the water.
The kitchen area is comfortable, with all the usual appliances, and the two bedrooms are clean and serviceable, with very pleasant recycled timber furniture in the main bedroom.
The local shopping centre is just a street away with many restaurants and two supermarkets.
It is a 20 minute walk into the centre of Edinburgh, and there are local buses.
My only problem was with the location of the garage that can be rented with the property. This is several blocks away, a little inconvenient when transferring luggage or shopping.

Owner's Response: It's true, in this case looks are deceiving. The building, initially, is nothing special however once in the apartment you could almost be in another world!

The garage is a 5 minute walk away (it would be great if it were on site) but any private parking in the city is hard to come by therefore this is a very useful facility to have. One can always park on the street outside the apartment to unload luggage and shopping and the parking here is free overnight and at weekends.

Romantic place near the city of Edinburgh

We spent a wonderful week in this wonderful and luxurious apartment - which is really as beautiful as shown on the fotos. The place above the river is a beautiful place just to sit and watch, the rooms are all renewed and very comfortable. The bus station is just in front of the apartment, magazines and walking ways as well, and the foot-walk to the city takes less than 20 minutes. We really felt welcome by the owner who explained the way and every thing necessary in advance. So we con really recommand this place - and hope to come back one day!
