Two bedroom (sleeps 4) holiday cottage, under 2 hours drive from London

This grade II luxurious 2 bedroom cottage, near Petworth, was originally built in 1870 as a school and has since been sympathetically converted into three cottages, providing us with an elegant home from home. The south facing spacious living area looks out onto the garden and beyond to the rolling Sussex hills. Opening the French windows leads on to the patio, perfect for alfresco dining or for relaxing with a chilled glass of wine on a warm summers evening.

Downstairs has a spacious entrance hall, which leads through to the well appointed kitchen and to the elegant, yet comfortable living/dining room. Also from the hall the stairs lead up to a large open landing, which provides access to the two bedrooms and bathroom. Bedroom 1 has a king size bed, & built in wardrobes, bedroom 2 has twin beds with built in storage, a TV and DVD player. Both offer views across the South Downs.

Guests at the Old School House also have the option to rent our beach hut at West Wittering.

The Cricketers (Local Pub): A pleasant walk through the church yard and across a field brings you out onto Duncton High Street very close to our local pub, a 16th Century coaching house called 'The Cricketers'. Here you can enjoy home cooked food and a drink either inside the pub, next to an inglenook fire or in their large delightful garden.

Local Activities & Attractions: Great country walks are right on our doorstep, with both the newly designated South Downs National Park and the Rother Valley within easy access. Alternatively there are a number of bridle paths in the area, great for horse-riding and mountain biking.

There are many local attractions, including Goodwood, Cowdray, the Chichester Festival and a great theatre in Chichester. During the summer months, there are open air concerts at Petworth House.

For the antique hunter Petworth has a large selection of antique shops and an antiques market.

There is trout fishing at Duncton Mill, with day tickets available from the 11th October.

West Wittering & Beach Hut: Guests have the option to rent our beach hut at West Wittering by the day or for the duration of their stay at Old School House.

The delightful village of West Wittering lies in a beautiful part of West Sussex, close to endless stretches of untamed beach and windblown sand dunes. Located just down river from historic Chichester, West Wittering has a glorious backdrop of the South Downs on one side, and the Solent waters and distant glimpses of the Isle of Wight on the other.A perennial Blue Flag winner, it is one of Britain's best all-round beaches with good sand, excellent swimming and amenities galore. It's popular with cricket and Frisbee-playing families but the sand dunes at the East Head nature reserve are a respite from the crowds on the main beach. The shallow lagoons and tidal pools make for warm waters and safe swimming and the grassy areas are perfect for picnics and ball games. The lifeguard and beach shop are the only concessions to commercialism.

LOVELY COTTAGE WITH GOOD NEARBY PUB

This is the second time we have stayed at 2TOSH. It's a lovely little cottage with all the facilities you could wish for. We ate at the Cricketers Pub, just a short walk away, however, the owners had provided milk, bread, butter, marmalade, and even pasta and sauce! It was a lovely touch. We'll definitely stay there again. The only slight disadvantage is that the nearby main road can be a little noisy if the bedroom window is open.

YOU RISK POOR CUSTOMER SERVICE AND MAYBE HOT WATER

My family and I (2 adults, 2 teen girls) stayed here April 4th to 13th 2013 (9 nts). Arriving Thursday night found a comfortable looking cottage & generous food hamper, great for first dinner. We were staying here to be in a family wedding (3 in the house in the bridal party).

First morning, Friday, No Hot Water. No hot water for 3 DAYS! Initially rang owner's phone number, as per the 'reference' book in cottage & emails. NO ANSWER for 2 days!! We had also knocked on neighbour's door twice, but had no answer. Meanwhile extremely busy with before, during and after the wedding.

No contact from owners, despite several messages left & constant calling. Only once email sent, were we called, with an excuse of being overseas. Poor excuse - 2 days to check a phone? Being o.s. is not a new situation for them. If an owner cannot be reached, another emergency number must be left!

Monday hot water and an important outdoor light was fixed. Thank Goodness! Other issues: dodgy oven (cooker) meant unexpectedly cold dinner while hosting the new in-laws and a rock hard double bed mattress did nothing to help us enjoy this place. Our frustrations of being ignored, enduring a lack of basic amenity such as hot water or working equipment, during an already stressful time of being part of a wedding did not sway much with the owners. We only asked for 2 nights refund (2 days of no hot water) but received less than one night's accommodation refund, with no explanation or apology - just 'for your inconveniences'.

Amazingly they sent a follow up email, BLAMING US for having visitors 'that were not permitted' which caused 'the wear and tear' and for not communicating with them!! It seems outrageous that we have been told that we needed permission from the owners for people to come to dinner (considering an extra crockery/cultery setting for 8 in the dining room is supplied) or an afternoon and that these extra people caused the lack of hot water and other issues. Our problems with this accommodation and its owners occurred long before we had any visitors. Poor effort of customer service.

Once the owners knew of the hot water issue, it was dealt with as quickly as possible. We understand that things break and that was our bad luck. What we don't understand is why the owners were uncontactable and their subsequent poor communication skills, treating customers unbelievably.
A pretty spot to stay, but just because you pay money, do not expect any care given.

VERY NICE AND COMFORTABLE COTTAGE

Nous avons passe une merveilleuse semaine a Duncton ou nous avons trouvé tout ce que nous pouvions esperer dans une maison ; en plus, la décoration est jolie et de bon goût et les équipements de bonne qualité.
Beaucoup de promenades à pied à faire autour de la maison et du soleil en prime (fin avril) !!!! tres bon souvenir . Les propriétaires, organises, ont tout prévu pour que des personnes d'autres pays puissent louer cette habitation. Seul (petit) détail negatif : route passagere tout proche de la maison, hormis cette précision tout etait parfait !!!!

LOVELY COTTAGE NICE LOCATION

The Old School house was comfortable, well equiped and full of character.The rooms were spacious, the garden and views beyond were very relaxing. Nicely situated for visiting either countryside or coastline. The welcome pack of food and wine was most acceptable.The local Pub was within walking distance and served real ales and good food. We had a lovely holiday with the added bonus of good weather.

Located in Duncton near the historic market town of Petworth our cottage offers the perfect setting for walking and exploring the South Downs National Park. The towns of Midhurst and Petworth are nearby and the city of Chichester is within easy reach; all are great for shopping and are packed with antiques, art galleries, and other attractions. The coastal areas of Brighton, Chichester, Bosham and the fabulous Blue Flag beach at West Wittering, are all within easy reach. Bignor and Fishbourne offer great examples of local Roman remains. Goodwood offers a variety of events throughout the year from the Festival of Speed to horse racing and golf. There are a number of gorgeous National Trust properties in the area including; Petworth House and Park, Uppark House and garden, Parham House, and Arundel Castle. The Cowdray Estate offers clay pigeon shooting, polo, golf and the ruined Tudor mansion of Cowdray. Should you wish to explore further afield London is 1.5hrs by train from Pulborough

Obviously, this is necessary so that visitors can be accommodated properly within a typically busy club diary.
