Waters End sits in the fabulous countryside of ‘The Garden of England’ surrounded by all the lovely things to see and do in both Kent and Sussex. We are a short drive from Leeds, Scotney, Bodiam,Tonbridge and Dover Castle, Knole, Chartwell, Hever Castle and Batemans. Gardens are Sissinghurst, Great Dixter and Pashley Manor, Marle Place, Groombridge, Igtham Mote and the orchards of Brogdale. For history the Cinque ports, Canterbury cathedral, historic Chatham Dockyards and Battle of Hastings in1066. Lovely towns and villages, Cranbrook, Tenterden and Rye, dotted in between are Oast Houses, Windmills and Hop gardens, in amongst those are many Golf Clubs such as Chart Hills and Dale Hill. For the younger Port Lympne Wild Animal Park, Camber Sands, Dymchurch and Tenterden Railway. There are also Churches,Museums and activities such as Cycling & walking at Bewl Water and Bedgebury. With many other joys to be had, fine food,beer and wine, lovely country Inns & three Michelin * restaurants.

Hop Bine Studio is a weather boarded barn conversion situated on the farm of Waters End, accessed by own private drive, stands in 40 acres of lovely Kent countryside. Hop Bine Studio is south facing with French windows leading into a well furnished room with a high ceiling and slate floor. The main room is uniquely designed to maximise space with best quality cotton laundered linen and feather pillows on a custom made bed with a fabulous super king vi-spring bed that just folds back and disappears behind a faux bookcase during the day, to give you a delightful lounge/diner. There is of course a bathroom en-suite with a generous sized shower and also a well equipped kitchen with four ring iduction hob, micro/combi oven integrated dishwasher and integrated fridge with freezer box. TV and DVD players and WIFI. Well furnished throughout and table and chairs on the patio for alfresco dining. Rated 5 star by tourist board and 5 star Gold AA.Extremely comfortable for two persons.

I'm the luckiest person to live and work here and am never going to get to the bottom of the list of things we want to do. There's another pond to go in, more flagstone and all you lovely guests to meet from all over the world.

We loved this area of England and spent 2 years looking for suitable land to buy, then spent ten years trying for planning permission and finally got it. We wanted to build in the true style of Kent and we hope you will approve of the results

Our farm stands within a truly delightful 43 acres of beautiful quiet contryside with georgous view. We have two lakes of 12 acres to stroll around and over the last ten years we have planted 12,000 native broadleaf trees with walk ways through.

This all creates the perfect place to just chill out or explore the delights of south east England

Hop Bine Studio was an excellent base for our weekend away in Kent. The studio provided all we needed and was 5 Star in everyway. The farm location was really nice and relaxing and there were lovely walks around the lakes and woods. Jill made us very welcome and we would certainly consider returning.

Perfect, relaxing location

This Studio in the countryside in Kent was just perfect for a relaxing holiday. Jill was so welcoming and helpful. The kitchen was very well equipped making it easy to cook our own meals from the local produce both from Jill's farm and bought at nearby farm shops and the local Supermarket. The table outside was perfect for a casual dinner and wine in the twilight. The bathroom was very modern and clean.The bed was super-comfortable and we slept very well after our days looking at the local area. The small local towns were so charming. We had chosen Hop Vine Studio because it was close to Sissinghurst, but we found many other famous houses to visit too, including Leeds Castle.
There were many local restaurants and pubs nearby for meals. we enjoyed a night out at the Woodcock Inn, which had an extensive menu and excellent Chef.
the WiFi access was very welcome and the connection was very fast.
The only thing missing from the Studio was a washing machine. as we were travelling and staying in Kent for a week, we made do with hand washing and our clothes dried quickly as the days were warm.
we would totally recommend this lovely, relaxing location in this clean and very comfortable studio. there was still so much to see in Kent that we would love to return here again. Many thanks, Jill.

snowy spring break

We were hoping for an early spring-feeling, a little sun maybe but we certainly weren't expecting a blizzard! Fortunately we were staying at this lovely place so the unexpected cold, snow and icy wind could not at all spoil the fun.We have stayed at Waters End Farm before, it is just one of these places you want to come back to. Since the b&b was closed this time of year we were happy to try out the self catering facilities they offer. Since it was just the two of us we were staying in the brand new Hop Bine Studio. The studio is small but big enough for two because of the clever, and optimal use of space. One large room functions a bedroom and living/dining room. The bed folds in to the wall to create living space during the day. This is great for a longer stay but since we were there for two nights only we didn't even bother to do so. There was enough space to set the breakfast table in the morning and in the evenings we would dine out anyway. There is so much to see and do in this area that one leaves after brekfast and doesn't come back before or even after dinner. But it's good to know that on a rainy day on which you just want to stay in with a book, you can simply make the bed disapear and enjoy the extra living space. The bathroom is ensuite, which is just one of those things you absolutely want when on holiday, it has a really large shower and lot's of space to put away al your bathroom necessities. In another seperate room you find a really lovely country style kitchen. More than big enough for two, good quality material (hob, oven, fridge), lovely cupboards, very well supplied with all the utensils, cutlery, ... and as top of the bill: A small dishwasher! Yes, cause when on holiday you don't want do the washing up, not even if it's just for the two of you.There is a door between the main room and the kitchen and the hob has a good cooker hood so you should not worry about sleeping in cooking odors.The whole studio is heated with underfloor heating which was absolutely sufficient (and we KNOW, for there was a blizzard going on outside) There's also a cute little electric heather to bring a little extra warmth and cosiness if you want. Outside you have a terras, which we obviosly didn't use durig our wintry stay.Oh and note, Waters End Farm is famous for the hospitality of the owners and the superb mattresses on all the beds!( And it's grand location ofcaurse.)This is a place one higly recommends but at the same time wants to keep it a secret!

  • GUIDANCE NOTES
    Arrival is from 4pm onwards and departure time is 10am.
    DEPOSIT
    A good housekeeping deposit of £100 is payable on arrival as a bond, representing your agreement to leave the property as found. Claim could arise for excessive cleaning costs etc. A claim for any costs arising from your rental which were not anticipated or charged for. To date this has not arisen and we are proud to have lovely guests whom in turn have a lovely place to stay.
    SMOKING is strictly not allowed in any of the properties at Waters End
    RENTALS AND CHARGES
    To secure a reservation you need to pay a deposit payment of 30% of the total rental. A credit or debit card payment secures a reservation. On receipt of your deposit, booking fee and any other relevant charges, the Company will confirm your reservation in writing. You are then responsible for the balance of the rental, which is due no later than 8 weeks prior to stay date.
    PLEASE NOTE THERE IS A MINIMUM RENTAL CHARGE OF £225.00
  • Please read our terms and conditions of booking below.
    Payments: By credit card, debit card or Iban/Swift. Should any ‘extra’ charges be raised against us by your bank ( i.e. default or bank administration charges) they will be passed to you and you will be liable to reimburse us in respect of such charges within 7 days. Overseas visitors may pay by credit card which we will charge in sterling.

    Non receipt of payment: If we do not receive payment by date requested, we will treat it as a cancellation. In which case we will be entitled to keep all of the deposit already paid. If we do not cancel straight away because you have promised to make payment, you will be liable for cancellation charges, depending on the date Waters End treats your booking as cancelled. Any charges to the booking will incur an administration charge of £25.00.

    If a cleaner is required on departure this is to be arranged and paid on booking.
  • Cancellation Charges
    By making your booking, our agreement is a legal contract and your deposit is non-refundable. If you cannot take your reservation and the booking cannot be re-let, or you terminate your stay before completion, you are still liable to pay for the booking in full, even if we have not yet received your balance. If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have paid it, less an administration fee of 25% of the total booking.
    Please note that your deposit is not refundable under any circumstances. We would strongly recommend that you take out cancellation insurance to cover this cost.

    Pets: Well behaved dogs are permitted in the barn accommodation by prior arrangement only, at an additional cost of £5 per night. Please note sheep are regularly grazing the surrounding area and chickens free range. Dogs must be controlled at all times.
    Amendments will incur an administration charge.
