Waters End sits in the fabulous countryside of ‘The Garden of England’ surrounded by all the lovely things to see and do in both Kent and Sussex. We are a short drive from Leeds, Scotney, Bodiam,Tonbridge and Dover Castle, Knole, Chartwell, Hever Castle and Batemans. Gardens are Sissinghurst, Great Dixter and Pashley Manor, Marle Place, Groombridge, Igtham Mote and the orchards of Brogdale. For history the Cinque ports, Canterbury cathedral, historic Chatham Dockyards and Battle of Hastings in1066. Lovely towns and villages, Cranbrook, Tenterden and Rye, dotted in between are Oast Houses, Windmills and Hop gardens, in amongst those are many Golf Clubs such as Chart Hills and Dale Hill. For the younger Port Lympne Wild Animal Park, Camber Sands, Dymchurch and Tenterden Railway. There are also Churches,Museums and activities such as Cycling & walking at Bewl Water and Bedgebury. A lovely weather boarded barn conversion accessed by own private drive, stands in 43 acres of lovely Kent countryside. Free standing,enter to hall,travetine tiled floor with underfloor heating, fuelled by ground source heat throughout the property. Door left leads to first big double bedroom with emperor sized bed (over 2.1 metres wide X 2.1 metres long!) , en-suite shower, roll top bath, toilet and washbasin. Door on the right from hall takes you to another good sized bedroom with another very comfortable superking sized vi-spring bed (can be twin if required), This bedroom also has an en-suite bathroom with shower, roll top bath, toilet and washbasin. There is also a separate cloakroom on this floor. A winding oak stairs takes you down to a lounge/diner equally well furnished with a large farmhouse dining table comfortable seating log burning fire and french windows to terrace.Through the door leads to a natural wood smallbone kitchen with oak surfaces.

We loved this area of England and spent 2 years looking for suitable land to buy, then spent ten years trying for planning permission and finally got it. We wanted to build in the true style of Kent and we hope you will approve of the results

Our farm stands within a truly delightful 43 acres of beautiful quiet contryside with georgous view. We have two lakes of 12 acres to stroll around and over the last ten years we have planted 12,000 native broadleaf trees with walk ways through.

This all creates the perfect place to just chill out or explore the delights of south east England

Spotlessly clean, high quality furniture, fixtures and appliances. The owners were wonderful. Homemade cake on arrival (plus scones, cream and jam!) made for a wonderful welcome. We stayed for six weeks and could have stayed forever!

A fantastic luxurious property, spacious and homely, 2 lovely bedrooms both with large en suites.lovely views of the Kent countryside from the living room. Stayed with our daughter and young grandson and it was perfect for us. All kitchen equipment very high spec , and great to have washer and dryer especially with small child. 10 mins from Tenterden and Cranbrook , 30 mins from Tunbridge Wells . Very quiet peaceful break away. Jill was very accomodating and left us a lovely cake for our arrival, and we also had fresh eggs from the chickens which were superb . Will definately be returning,

When we arrived there was a power cut, but our charming host had put candles and lanterns in the house, supplied a delicious cream sponge cake and a very welcome bottle of wine. The power came back on a few hours later, but we had thoroughly enjoyed the barn by candlelight. The barn is very comfortable and extremely quiet. It has every modern convenience and a very well equipped kitchen. We really couldn't have asked for more. Our American guests who were staying with us were delighted with our choice and rated it as the best stay they have had in England. The barn has terrific views over the garden towards a windmill on a hill. I would thoroughly recommend staying in this charming home. We visited 6 National Trust properties in three days.

We have just come back from a very relaxing stay in the barn overlooking the lakes. What a magical place, the kids ran wild, while we sat in the March sun. Jill had even baked a cake and left us other goodies in the fridge. Home from home.

  • GUIDANCE NOTES FOR YOUR HOLIDAY HOME.
    Arrival is from 4pm onwards and departure time is 11am.
    DEPOSIT
    A good housekeeping deposit of £200 is payable prior to arrival as a bond, representing your agreement to leave the property as found. Claim could arise for excessive cleaning costs, smoking in non-smoking properties, etc. A claim for any costs arising from your rental which were not anticipated or charged for. To date this has not arisen and we are proud to have lovely guests whom in turn have a lovely place to stay.
    SMOKING is strictly not allowed in any of the properties of Waters End
    RENTALS AND CHARGES
    To secure a reservation you need to pay a deposit payment of 30% of the total rental. A credit or debit card payment secures a reservation. On receipt of your deposit, booking fee and any other relevant charges, the Company will confirm your reservation in writing. You are then responsible for the balance of the rental, which is due no later than 12 weeks prior to stay date
  • Please read our terms and conditions of booking below.
    Payments: by credit card, debit card or Iban/Swift. Should any ‘extra’ charges be raised against us by your bank ( i.e. default or bank administration charges) they will be passed to you and you will be liable to reimburse us in respect of such charges within 7 days. Overseas visitors may pay by credit card which we will charge in sterling.

    Non receipt of payment: If we do not receive payment by date requested, we will treat it as a cancellation. In which case we will be entitled to keep all of the deposit already paid. If we do not cancel straight away because you have promised to make payment, you will be liable for cancellation charges, depending on the date Waters End treats your booking as cancelled. Any charges to the booking will incur an administration charge of £25.00.
    Short week lettings incur a cover charge of £30.00 per booking.
    If a cleaner is required on departure this is to be arranged and paid on booking.
  • Cancellation Charges
    By making your booking, our agreement is a legal contract and your deposit is non-refundable. If you cannot take your reservation and the booking cannot be re-let, or you terminate your stay before completion, you are still liable to pay for the booking in full, even if we have not yet received your balance. If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have paid it, less an administration fee of 25% of the total booking.
    Please note that your deposit is not refundable under any circumstances. We would strongly recommend that you take out cancellation insurance to cover this cost.

    Pets: Well behaved dogs are permitted in the barn accommodation by prior arrangement only, at an additional cost of £5 per night. Please note sheep are regularly grazing the surrounding area and chickens free range. Dogs must be controlled at all times.
    Amendments will incur an administration charge.

  • The bathrooms are decorated in a similar style as the whole barn, with travetine throughout, underfloor heating and lots of oak, crisp clean porcelain and Turkish cotton towels. Both bathrooms have showers and roll top baths,toilets and travetine sinks. Bathroom two has the smaller shower.

  • Bedroom one has a antique french emperor bed 2115mil wide ad 2500mil long, its like sleeping on a cloud. Bedroom two is a superking double or can be a twin if required. All mattresses are Vi-Spring which is the absolute Rolls Royce of beds, with best quality egyptial cotton linen and feather duvets Synthetic duvets can be provided if required, just notify us in advance. Both rooms have ensuite bathrooms, and have hair dryers, tv's and dvd player,wifi is throughout the premises. There is ample clothing storage, both hanging and draws, desks and chairs are also provided. Unless otherwise notified Bedroom 2 will be made up as a double. .

The property is on two levels with travetine tiled floors throughout that has underfloor heating and a large opening wood burner in the lounge. There are french windows opening out on to the terrace . There is ample parking. The property is well away from any roads. All of the barn is generously proportioned and tastefully decorated. The kitchen is beatifully equipped with Lacanche five ring Gas range cooker with double electric oven, a microwave combi oven,, Caffetieres, Miele dishwasher, washer/dryer, all equipment you would need to bake a cake to Sunday Roast. All cleaning products and T towels are provided, certainly enough to start you off and there will also be fresh milk, tea, and fresh bread awaiting your arrival. We are extremely well situated for both Kent and Sussex and London is one hour by train from Staplehurst.
