3 bedroom house to sleep 6 in Kelso with views over the river and race course

Bedrooms: three bedrooms, two doubles and one double or twin with zip and link beds. Bedroom one has a super king bed, fitted wardrobe, chest of drawers, flat screen TV, mini-bar and patio doors leading to the roof terrace. Bedroom two has a king size bed and flat screen TV. Bedroom three has two 3' single beds or one super king bed, fitted wardrobe and chest of drawers. Egyptian cotton bed linen is provided.

Bath and shower rooms: On the first floor is a large bathroom with bath with shower over, basin and WC as well as a shower room with a large walk-in shower with ‘rainforest' shower head, basin and WC.

Sitting room, dining room and sun room: The open-plan living area comprises a cosy sitting room for 6 guests with a gas fire and an enormous 40' flat screen HD television.

Kitchen: The contemporary, fully-equipped kitchen includes a gas oven with 4-ring hob, microwave, dishwasher, fridge / freeze, washing machine, tumble dryer and an extensive selection of cooking utensils.

Fishing: The River Tweed has a deserved reputation as one of the world's finest salmon rivers and produces more fish caught to the fly than any other river in Britain.

The property is ideally located for anyone fishing the lower and middle Tweed beats between Coldstream and Melrose.

Shooting: We have an arrangement to offer guests shooting for a variety of game at the nearby Ayton Estate, one of the most outstanding arable shoots in the Scottish Borders. The shoot encompasses some 4,000 acres of arable land and 600 acres of woodland with a release plan of 7,000 pheasants and 2,000 partridge.

Driven pheasants - Renowned for its high pheasants, the shoot produces 100 to 400 bird days with an average price of £24 per bird depending upon the season and total bag.

Duck flighting - The estate offers four flight ponds with plenty of wild duck coming in from the North Sea. An evening’s duck flighting can be arranged for 2 to 10 guns and can be combined with a day’s driven pheasant or rough shooting. Prices vary depending upon the season and number of guns.

Rough shooting - A day’s rough shooting will present challenging shots for woodcock as well as pheasant, partridge, duck, snipe, wood pigeon and ground game. A day can be arranged for 2 to 8 guns.

Golf: Northumberland and the Scottish Borders are a golfer’s paradise boasting over 100 courses from challenging PGA Championship courses, to picturesque links and parkland courses to suit all standards. We can offer discounted green fees at a number of courses within an hour’s drive of our houses. Please contact us for further information.

    A 20% deposit is payable at the time of booking. The balance is payable eight weeks prior to the commencement of the booking. A £250 refundable security deposit is payable with balance. Full payment is due for bookings which take place within eight weeks. Payment can be made by cheque, bank transfer, debit card or credit card. Credit card bookings are subject to a 2% fee to recover the charges made by the card companies.

Notes: Boot room:The entrance hall has a tiled floor and provides space for drying as well as sleeping space for small dogs in addition to the kennel. Garden and grounds:The stunning garden is on three levels with different areas for seating and dining and a barbecue area on the lower level. The lower level provides direct access to the river and riverside walks. The superb roof terrace which is accessed from the master bedroom offers additional seating. From the garden and roof terrace are magnificent 180° views of Kelso, the river and racecourse and the hills beyond. The garden is fully enclosed for the safety of dogs and children. A secure shed provides storage space for fishing kit or golf clubs. Catering: We offer a range of catering options including home-made meals delivered to the house, a food-shop shopping, picnic hamper and wine delivery service or the services of a full or part-time cook. Children's facilities: A travel cot and high chair are available on request.
