4 BEDROOM/4 BATHROOM FARMHOUSE WITH STUNNING VIEWS FOR UP TO 9 GUESTS

Casa Ginestra is the perfect fully renovated Italian farmhouse located in fantastic Le Marche. The farmhouse, whilst being traditionally restored by local craftsmen on the outside, boasts spacious, well appointed, contemporary interiors on the inside with lots of large windows for admiring the rolling countryside over the valley of the Tenna beyond the garden.

In the garden, there are both shady and sunny well furnished terracotta terraces and a pathway rising to the private pool which is located in a panoramic position with spectacular views across the valley toward the hilltop towns of Monte San Martino and Penna San Giovanni and beyond. On a clear day from the pool terrace it is possible to glimpse the sea about 40km away! The pool terrace is furnished with sunbeds and shady parasols, a pergola, and a solar shower and is the perfect spot for whiling away a sunny afternoon with a good book.

The local commune is Monte San Martino, one of the most beautiful hill-top villages in the region, with its stunning views and church housing renaissance art from the Crivelli brothers as well as a good restaurant, bar, village store, bakery, bank, chemist, etc.

The nearest local towns are Amandola , a gateway to the Sibillini National Park, and Sarnano, a spa town, for supermarkets, more restaurants, bars and gelaterias for those home-made Italian ice creams. There are numerous other beautiful and ancient hill-top villages and towns to discover with stunning views, festas, and markets happening throughout the summer months.

The Sibillini National Park, designated an area of outstanding natural beauty, can be accessed through Amandola with its walking, trekking, hiking, cycling, skiing and lake swimming. During the spring, a breathtaking display of wild flowers can be enjoyed and in the winter there is a small ski resort at Sasso Tetto above Sarnano.

The larger towns of Macerata with its annual open air opera festival in July and early August and Ascoli Piceno with its art, architecture, fabulous travertine piazzas, and shopping are easily accessible. A day trip to Assisi includes a fabulous drive through breathtaking mountain scenery. Or perhaps you would prefer an afternoon of bathing in the warm waters of the Adriatic at one of the many blue flag beaches followed by a dinner of local, fresh seafood before returning to Casa Ginestra.

There are abundant shopping opportunities for leather goods and cashmere. Outlet stores from names such as Tods and Prada can be found just a short drive from Casa Ginestra as can summertime open air night markets for shoes. Escorted excursions can be arranged for those interested in making the most of the shopping opportunities on offer during their stay at Casa Ginestra.

Le Marche with its friendly people, stunning scenery and delicious food and wine is a wonderful place to discover whatever the season. The house book at Casa Ginestra contains lots of ideas for things to do and see both close at hand and further afield on the more active days of your Italian holiday. The farmhouse offers spacious contemporary internal accommodation sleeping a maximum of 9 guests and is arranged over 3 floors.

The open-plan ground floor comprises a large sitting room with wood burner for the colder months and comfortable leather sofas. There is a television with local channels, a DVD library of about 100 films, and a small book library (please feel free to swap any books you may finish during your stay). Doors on two sides lead from the sitting room to the terrace and garden and offer lovely views to the outside. The dining room has seating for up to 10 people and connects to a fully equipped kitchen. There is also a utility area with washing machine and a downstairs toilet.

Travertine stairs lead from the dining room and sitting room to the 1st floor which comprises a large twin-bedded room with lovely views over the garden, an ensuite master bedroom with a large 4 poster bed, a study/sitting room with far reaching views and an open fireplace, and a large family bathroom with multijet over-bath shower.

Further travertine stairs lead from the study/sitting room to the 2nd floor which comprises an ensuite double-bedded room, a very large twin-bedded room with two double beds (especially loved by teenagers!), and a separate shower room.

A single chair bed is available which fits easily into any of the bedrooms except the en-suite double on the second floor.

All the floors are tiled and the bath/shower rooms and the downstairs toilet contain bidets with the exception of the ensuite on the 2nd floor. Towels are provided for use in the house only. Pool towels are also provided for use at the pool. All linens and towels are changed weekly.

Outside there are well furnished both sunny and shady terraces around the house for relaxing and dining. There is a barbeque on the house terrace for al fresco cooking. The garden contains fig, walnut, olive and oak trees and culinary herbs, both wild and cultivated, can be found throughout the garden. A path rises through the garden to the pool area which is located in a sunny panoramic position offering spectacular views over the valley and hills toward Monte San Martino and Penna San Giovanni. The pool terrace is furnished with relaxing sunbeds and large shady parasols, a pergola, and a solar shower. Just above the pool area is a sloping bank of lavender and rosemary and a small newly planted olive grove containing about 15 young trees.

Outside of High Season it is possible to rent Casa Ginestra as a 2bedroom/2bathroom property (i.e without the top floor) for a reduced rate. Please enquire for details.

PARENTS PLEASE NOTE:: Although we advertise Casa Ginestra as a family friendly holiday home, parents of very young children please note the following information: The pool is not fenced off from the rest of the garden or the house and cannot be seen from the house or the house terraces. There is a very quiet lane that runs along the back of the property mainly used by one or two locals and farm vehicles. There is a post and chain fence between this lane and the farmhouse. There is an open plan aspect to the internal spaces on the ground and first floor and it is not possible to erect any stair gates. There is no equipment provided for younger children in the way of games, DVDs, high chairs, cots, etc. It is ONLY for these reasons, we feel the house is unsuitable for very young children and do not recommend it for those families with children under 7 years of age. However, you know your children best and we leave it up to your judgement to determine whether or not you feel your children are of an age for you to feel comfortable with the above information.

  • A deposit of 20% of the rental cost is required to secure a booking. The balance is due 8 weeks before the start of the rental period together with a refundable security deposit of £350. Heating gas during the cooler months is not included in the rental rates and will be charged on consumption as an extra. However, an ample supply of seasoned firewood for the woodburner is included. All rental rates include a weekly clean and a final clean.

    Outside of July and August the changeover day is flexible and it is possible to rent Casa Ginestra as a 2 bedroom/2 bathroom property (1 ensuite double bedroom and 1 twin bedded room) at reduced rates. Please enquire for rates.
  • Guided tours and Days Out: The region of Le Marche is something of a hidden gem with no set tourist trail and, at times, little well publicised information on what is on offer to visitors. If you would like to discover more about this delightful region during your stay and arrange a guide for a morning, a day, or more to show you around we can put you in touch with a local resident who specialises in doing just that. Examples of outings on offer are wine tasting at a local vineyard, a shopping trip to the well hidden factory outlets (Le Marche is a centre for the production of leather goods such as shoes and handbags), or a visit to a small incredibily well hidden but outrstanding art gallery. Please email for further details.

    There is also a house book containing some ideas for places to go and days out for those who prefer to travel independently.
  • Catered Meals and food for the freezer: To further enhance your relaxation, we can put you in touch with a local cook (english/italian speaking) who can provide selected dishes for the freezer, pasta sauces, or cater a full meal at Casa Ginestra for those evenings when you don't want to cook or go out to one of the local restaurants.     A welcome pack.of essential food items can also be arranged for your arrival hrough our house managers. This is especially recommended for those guests who are new to the area or will be arriving late in the day when supermarkets will be closed. Please email for details.

  • All 4 bathrooms are well appointed and spacious and are decorated with muted coloured tiles and travertine. The family bathroom is extremely spacious and contains a bath with multijet shower. The other bathrooms contain showers only. A hairdryer is provided in each bathroom. There are bidets in all the bathrooms (including the downstairs toilet) except the ensuite on the top floor. Towels are provided for use within the house only and are changed weekly. Pool towels are also provided for use at the pool and changed weekly.

Notes: There is an Ipod dock and speaker available. There is also a Wii games console and a PS2 with a small selection of games available and a small book library. There is good mobile phone reception on the farmhouse terrace and the pool terrace. Outside, the farmhouse terrace offers ample outdoor dining furniture and a BBQ - perfect for al fresco dining on warm summer evenings. For 2013 there is a new terrace with a great view shaded by a large walnut tree perfect for breakfast, lunch, or dinner or an evening glass of prosecco as the sun goes down. There is a pathway through the garden leading to the pool terrace which has a spectacular view over the Le Marche countryside toward Monte San Martino and Penna San Giovanni. The pool terrace is furnished with sunbeds and parasols.and pool towels are provided. There is a solar shower and a pergola. At the appropriate times of year, it is possible to find fresh figs, walnuts, and herbs directly from the garden.

It took a while until we found this small island of privacy in the hills close to Monte San Martino and Amandola.
It is perfectly located for a relaxing summer holiday with family and friends.
The house itself is equipped at highest standard and the view - especially from the pool - on the surrounding hills is stunning.

We will always go back to Casa Ginestra when we have the opportunity.

Perfect Villa - perfect part of Italy

If we were being selfish, we'd try and tell you to avoid Le Marche in general, and Casa Ginestra in particular - just because we want both to be our little secret. The truth however is that you owe it to yourselves to discover both.

The Villa comes equipped with everything you could think of and is set in stunning countryside. The view whilst floating in the pool is unforgettable!

There are some very pretty villages nearby - such as Amandola and Sanarno, good for daily shopping and ice creams! Further afield, but well worth the effort are Ascoli, Fermo (with a great night market during August) and Urbino.

Try the Agriturismo's for eating out as they tend to be much better value than 'restaurants'. There are plenty of suggestions in the Villa's information pack.

There's not a huge amount of English spoken but make any kind of effort and you are welcomed like part of the family.

If you want the beach it is around 45 minutes away. The 'locals' go for the areas with all the amenities, but this means they can get very busy. The Conero coast is spectacular and we also like the old fishing port of Porto San Giorgio. All the beaches we have tried have been very clean and well maintained.

Negatives? Non worth worrying about. You'll need a car and the approaches are a bit steep, but the payoff is the view!

It might not be ideal if you have really young children - but we went first time when our youngest was 3 and we had no issues.

All in all, as the title states, it's just a perfect villa in a perfect part of Italy.

The best holiday home we have ever rented

This is a truly beautiful house in wonderful location that has been restored to the most excellent standard. The views are out of this world and far better than anything that we have seen in Tuscany or Umbria. We found it hard to find any fault with the house at all. The approach is a bit steep, very steep if you come from the Penna direction, but that goes with the landscape! The house is big with plenty of space for everyone and certainly enough space for adults, teenagers and children all to do different things without getting in each other's way.
The seating was particularly comfortable, the kitchen as fully equiped as at home, the dining table large enough to accommodate the whole party comfortably. The beds all gave excellent sleep and the bathrooms; you'd just love to have at home!
The house manager was there to greet us when we arrived and the cleaners were highly efficient and very helpful; as was the pool man who seemed to be there every couple of days.
This property is in a wonderful spot with spectacular 360* views. We found lots of local restaurants with a wide choice of food. During previous trips to Iitaly we have often found that restaurants outside the main tourist areas close for their holidays in August. This has certainly been the case in parts of Tuscany and Umbria. We didn't find this a problem here.
This is our first time in Le Marche but we will certainly be back and I would without question recommend this beautifully restored farmhouse for a wonderful Italian holiday.

Spring Holiday in Le Marche

The house was as described on the web site, beautifully restored, tastefully furnished and very well equipped. We were very grateful for the woodburning stove and the log pile as it was very unseasonally cold and rainy during some of our holiday.

We enjoyed the peace and beautiful surroundings of the house and the views of the Sybilline mountains, covered in snow! It was too cold to use the swimming pool which looked nice but is up quite a steep path from the house. The marble staircase and open plan of the house means it is not suitable for small children or anyone who has difficulty with stairs but otherwise it is an ideal location for anyone wanting a quiet rural holiday. A car is essential and the roads are a pleasure to drive on as long as a good road map is used. GPS is unreliable on the small country roads.

There are lots of interesting places to visit and pleasant restaurants in the area. Ascoli Piceno is a gem of a town and Amandola is a pretty place with useful shops and a weekly market. Sarnano old town has lots of craft shops and is interesting as well. Altogether le Marche deserves to be better known.

We stayed at Casa Ginestra in summer 2009. The house was very comfortable and well equipped and exceeded our expectations. The views from the pool and garden are spectacular. The house is a great place to use either as a base for exploring Le Marche or just to while away a few days lazing by the pool. I would definately recommend this property.
