Single storey 1 bedroom house to sleep 2-4 people with sofabed.

Set on a working farm in the Rother valley within the South Downs National Park, the Cart Shed has uninterrupted views of the Downs, so it is the ideal place to get away from it all, stepping straight into perfect walking, cycling or riding countryside. Farm centrally sited at the end of a long scenic drive, it is the most southerly farm building, enjoying its own separate well fenced garden, with patio and furniture to enjoy the views in complete privacy. The VisitBritain 4 star rated house includes a lounge/dining room containing the sofabed and an extra settee, plus double doors onto the South patio; a well fitted kitchen, with a breakfast area, is equipped with a dishwasher, washing machine, fridge and freezer; a kingsize double bedroom is furnished with tasteful antique pine furniture; a fresh white bathroom contains a bath with shower, a toilet, tumble dryer and airing cupboard. The glass panelled entrance has a large coat and clothes cupboard with a handy boot rack for walkers.

5 minutes south of Petworth, the property is in an area of outstanding natural beauty with Midhurst 7 miles to the west. Chichester's cathedral city with its Festival theatre, market, shopping and leisure centre is 20 minutes away. Goodwood racecourse and motor racing circuit is 15 minutes away, with Cowdray polo at Midhurst. Nearby Petworth House, Uppark, Goodwood House and Arundel Castle are open to be visited from April -October. The Weald and Downland Museum, Fisher's Farm, Chichester Harbour and Portsmouth, with its naval attractions of the Victory, the Mary Rose and HMS Alliance, are great days out. There are numerous beaches to explore within 25 minutes and endless miles of footpaths, nature trails and areas of special scientific interest. The Isle of Wight provides an excellent and feasible day out using Portsmouth's ferry. Brighton's Royal Pavilion, pier and shopping centre are 50 minutes away. Local pub 1 mile, good restaurants within 2-10 miles, we hold many local brochures.

  • Bookings are secured with a 50% deposit and the remaining balance is due 8 weeks before your stay. After this stage, monies are not refundable, so we strongly advise you to take out a cancellation policy, so that you do not lose money, should some unforeseen event occur. Saturday is normally changeover day and check out is by 10am on your day of departure. Check in is at 4pm onwards. Special rates apply for the Goodwood New British Motor Show, the Festival of Speed, Glorious Goodwood horse racing and the Goodwood Revival. As the New British Motor Show, the Festival and the Revival commence on a Thursday or Friday those days are priced differently than the norm, being £120-140/night.
    Each extra guest over the two allowed for in these rates, is charged at £50/extra guest/week or three day stay. Dogs or cats are charged at £35/dog or cat/week or short stay.

  • A sparkling white bathroom suite is surrounded by attractive tiled areas edged with delicate border tiles. The bath has an overhead shower enclosed by a shower curtain. There is a pedestal basin and a bathroom seat / box. A tumble dryer is available, as well as an airing cupboard. An extractor fan is fitted. The window has a voile curtain for privacy. The floor is newly laid and is a wood patterned cushion flooring.

  • Overlooking the South Downs, the peaceful bedroom is furnished with antique pine furniture. This includes a double wardrobe with drawer, a chest of 4 drawers, 2 bedside tables with lamps, an old washstand as a dressing table, with a large magnifying / normal mirror, plus a cane tub chair. The curtains, bed linen and bedspread are matching. There are dressing gown hooks on the back of the door. There is also a double sofabed provided in the main living room and a supplement of £50/extra guest/stay/week is charged for the use of this. This includes linen for the bed, extra towels and table linen, together with the addition of extra kitchen chairs as well as extra power and heating costs for your stay.

Notes: Our property is best suited to 1-2 smaller children who could use the cot provided or the sofabed. A high chair is available and expected to be used for toddlers, in order to retain the high standard of cleanliness within the Cart Shed. A supplement of £50 per extra guest is charged for the use of the sofabed and cot. This includes the linen for the sofabed and extra towels, together with extra kitchen chairs. Children must be accompanied by an adult at all times around the farm for safety reasons and they may not play on the bales as this is most dangerous. Dogs must be kept on their leads around the farm buildings as we have a working cat pack, who do an excellent job and do not appreciate being chased! Dogs are charged at £35 per week for each dog, they should not be left unattended during their stay. We require that all dogs should be kept off the furniture and will provide throws to protect our linen sofas and give you peace of mind, whilst re-assuring our non dog owning guests

Perfect peaceful retreat

The Cart Shed is perfect in every way.Its in a beautiful location with lovely views of the countryside.Its a very peaceful and relaxing place to stay.Lots of lovely walks nearby and National Trust houses to visit.We did not want to leave as its just a very special place and deserves 5 stars.

This was our second visit this year and it was a very nice feeling to drive down the lovely long driveway to the peace of the Old Cart Shed. It is such a lovely little house - perfect - that we feel we could easily just move in and not leave!

It's very well appointed and the only thing that would make it better is a full length mirror somewhere. (I remembered it didn't have one and brought one with me the second time.) The kitchen is easy to work in (I cooked several times) and a good size, the shower is good, it's lovely and peaceful. The garden is lovely and the views are great. Despite staying Nov/Dec we still sat outside to have a coffee in the garden. Fabulous for dogs and easy to keep clean and tidy. We are looking forward to our next visit already.

Just to say thank you so much for our treat of staying at the Cart Shed. Despite the inclement weather, we had a wonderful trip in West Sussex with you, as well as to Derbyshire, Somerset and London. We really enjoyed our time in the rural areas, exploring - what a find on the first day in your area to run across Cook! (A group of shops selling high quality homecooked meals, ideal for self-catering) I have been raving about them to our friends. It meant that we could relax at home in our comfortable surroundings and I didn't have to cook, which was a real reat. While we were with you I read The Auschwitz Violin that was in your book collection. It was a very interesting and heart-warming tale that I would recommend as a lovely short read. We thank you again for our warm welcome and lovely accommodation.

Excellent Cottage in peaceful setting

Despite mixed weather we thoroughly enjoyed our week in this spacious, very well equipped cottage. Set in a beautiful rural location, very friendly and helpful owners and just a short walk across the fields to the Cricketers for a good pub meal. Our first visit to West Sussex and its many attractions, all within easy reach of the cottage and we particularly enjoyed Arundel Castle, Parham House, the Roman sites, National Trust properties and the beautiful countryside right on the doorstep.
We would highly recommend this property - a really lovely place to stay.

Our local pub like many others in the district give an excellent choice of places to eat out and our Cook branch nearby in Midhurst provides a wide choice of quality meals to take home to cook in the Cart Shed for relaxed nights in. PERFECT RELAXED WEEK AT THE LOVELY LOCATED CARTSHED WHERE OUR HOSTS PULLED OUT ALL THE STOPS ON OUR STAY NICE LOCATION WITH STUNNING VIEWS AND WALKS HOPE TO VISIT AGAIN
Owner's Response: It is the ultimate reward to find that a long awaited week of holiday proves so successful and that we can share our location and scenery with guests from so far afield.
