The proximity to the beach, the sounds of the sea from your bedroom, the sound of the wave clashing, bring a since of peace and tranquility to your soul, making you never want to leave paradise.
A garden with tropical fruits trees: mangoes, guavas, bananas, cherries, lime, and sour sop. These are used for fruit drinks and smoothies, when in season.
Activities close by are: Rafting, Hiking, Horseback riding, swimming, tennis, golf, shopping for arts and craft. Transportation is available at a reasonable cost. Also includes Cable TV.CD and DVD player, library and board games.
Also including : full kitchen with utensils, microwave, and small appliances.Including a fantastic chef,who is able to prepare all kinds of dishes including native and vegetarian meals.
I was looking for a plece of rest and relaxation and visited Duncans Bay for the first time in 1992.The tranquility, proximity to the beach, the sound of the sea from my bedroom,and the nature walks made it the perfect place to get away from the stress and strin of every day work. I bought the villa in 1993 and it's as been my home away from home ever since.
There are a combination of factors create the atmosphere at Duncans Bay : the fisherman with the daily fresh catch of fish, lobster, and crabs. The area abounds with talented Jamaica artists doing their wood carvings in the nearby craft shop: Desmond - the wicker worker who made my dining chairs. Nelson Fisher - the talented painter, a native son of the trelawny, who does landscapes and still - life acrylic painting. Several pieces of his work are hanging on the wall in the villa.
The peacefulness which allow me to stay on the beach or my front lawn and read a book all day makes it the perfect getaway for me.
My wife and I came to get married on the beach in Jamaica and stayed at the Palm Villa.
We had an amazing time.
The villa was always kept clean and Ms. Jennifer made our stay delightful.
We awoke to a great breakfast every morning and came home to a scrumptious dinner every night.

I recently got back from Palm Villa after 10 days, hands down one of the best trips I ever took. We were 4 adults and 2 kids, the villa had plenty of room (very clean) with a beautiful front yard to lounge and soak up the sun. The beach is about 45 seconds from the house and you will pretty much have the 2 mile beach to yourself. The hostess Mrs. Jennifer is one of the most loving and caring people you will ever meet. She will take good care of you, giving advise about the currency or getting around the island. Not to mention her amazing cooking, I come from west Indian descent and it felt like being back home having your mother cook for you. Truly amazing! Down the beach not far from the house is a local bar (Leroy's) if you want chill and grab a Red Strip, along with local vendors if your looking for a special souvenir. The locals are very welcoming and friendly no hassles like on the resorts, Palm Villa is VERY SAFE! No need to worry. If your looking for a truly relaxing vacation by on a crystal blue water beach with great weather, book Palm Villa you won't be disappointing. We miss Palm Villa and Mrs. Jennifer very much. I Don't usually travel to the same place twice, but I will definitely go back!!!
After reading all the great reviews, we thought maybe it was too good to be true but Palm Villa actually exceeded all expectations.
First and foremost, Miss Jennifer (the host, and, incidentally, one of the best cooks i've ever had the pleasure to have met) was the most welcoming, generous and kind person we could have hoped to have met and we were very glad to be under her wing on our first trip to Jamaica. She absolutely fawned over our boys (aged 12 & 14), and they quickly became very fond of her. She served us a new traditional Jamaican meal at every sitting, and all were delicious. Jennifer keeps a very tidy and clean establishment and it was a true pleasure to have all meals, cleaning and even laundry done before we could ask. Jennifer never failed to give us the best advice on the most fun filled activities, and even called ahead of time to a few places to ensure we were fit in and negotiate the best possible price. Our family grew so fond of Jennifer that on our second to last night we hosted her family to a barbeque party and had a wonderful time.
Her recommended driver, Mr. Mason, is an exceptional fellow. He was always prompt, courteous and brimming with knowledge on history, activities, and other useful information. Our boys really took a shine to him, as he would share special stories for them as we drove. You could listen to him for hours, he has a voice that should be on radio. He is quite reasonable compared to other driving services, or to total cost of renting a vehicle.
Silver Sands public beach in Duncan's Bay is a very quiet and very well kept secret. We were most often the only people on this beach. It is a stunning beach, honestly incredible. Be sure to attend Leroy's at the east end of the beach on Saturday nights for good local, live reggae. The vendors selling artwork and goods adjacent to Leroy's are generally great and won't hassle you anywhere near what you would encounter at a busier beach or attraction. You can get custom orders in a few days and the quality of work is good.
Bottom line: Palm Villas is an unbeatable holiday spot for those looking for a more authentic experience than the typical contrived and plastic environs of an all inclusive. It is quiet, safe and beautiful. Jennifer is a wonderful person. The location is central to both Montego Bay and Ocho Rios and all the activities they offer.
We stayed at Palm Villa with my two young children (5 &3) for 9 nights. It was quite simply the best vacation ever ! The house is very clean, beds and pillows are comfortable, ample room in the living room and kitchen. The yard is absolutely stunning and very spacious. Our kids ran around he yard or sat in the swing for hours and never got bored. The beach, which is a 45 second walk, is practically your own private beach. It's about 1.5 KM long of beautiful sand and turquoise warm water. For younger children, I recommend walking left just around the bend. There is a rock barrier which stops the waves and leaves very shallow water for the kids to play in.
Mrs. Jennifer, who became our second Mom is one of the most wonderful people we've met. She is so welcoming and loving, not to mention the best cook in all of Jamaica! You will eat like a champion. Mrs. Jennifer will give you a tour of the area, meet a few locals and really provides all necessary information for an enjoyable stay. Our family misses her so much already, truly a remarkable women that gives 5 star service every single day.
We felt very safe the entire time, we would stay in the yard to the early hours of the mornings listening to music, drinking and laughing with no issues. Take the time to go meet locals, have a chat, ask them questions show them some respect and you will have no troubles.
Dealing with Natalie throughout the entire process was great. She is a true professional and knows how to take care of her guests. My recommendation, don't book any excursions nor airport transfers without discussing with Natalie or Mrs. Jennifer beforehand. They can arrange drivers and tours at much better rates than many of the operators listed online.
Do yourself a favor and book Palm Villa for your next vacation, you will not be disappointed. My wife and I have visited 28 countries and this was by far, the best vacation/ trip we have ever taken. We are in love with Jamaica, Duncans, Palm Villa and especially, Mrs. Jennifer AKA "Mom"
My boyfriend and I shared this lovely house with two other couples. It was exactly the right fit for our group. Three bedrooms, each with its own bathroom, a nice kitchen and a comfy living room. Everything was clean and in working order.
Jennifer is the hostess on site, and she made us feel at home from the beginning. When we arrived, she was there to meet us. She gave us a tour of the house, the beach, and the surrounding neighborhood. She also helped us arrange a driver for site-seeing adventures, and suggested places we could visit.
For us, the best part about this location was the proximity to Duncan's Bay. The beach near the house is unbelievably beautiful and great for swimming. It's not nearly as touristy as the other places we visited (Montego Bay & Negril), and we enjoyed the chance to relax away from the hustle and bustle of the larger towns.
If you're planning to visit Palm Villa, it's a good idea to bring food with you. Jennifer will cook for you if you like, but you need to provide the main parts of your meals (she has some seasonings and condiments of course). The Duncan's village area doesn't have a whole lot of restaurant / grocery options. You can travel out to Ocho Rios or to the Luminous Lagoon, but you will have to pay for taxi service and plan your evening out ahead of time.
We felt very safe in Palm Villa, and Jennifer treated us like family. You will be very happy to stay here.

From the moment we arrived to the very last hug, Jennifer (the most amazing lady we've had the pleasure of meeting:) had made us feel right at home. There is a lot to say about this wonderful trip, as the others have mentioned, this gracious host has worked harder than anyone to ensure everything was comfortable, clean, yummy and pleasant during our stay with our two little boys 7 & 9 years old. We are happy and excited to book for next February as we loved every aspect of this trip. If we could sum it up it would be a relaxing, pleasant, local, safe, clean, super fun experience.
Our most sincere Thank you to Jennifer for taking care of us, so grateful:)) We've never been so spoiled in our lives!:) We had no idea what to expect when we booked and it turned out more than ever imagined.
Just a few things we got to do; snorkeling, eating fresh lobster and fish almost daily, going into town to the weekly local market, Day trip to Mystic Mountain (bob sledding in the mountain, Zip lining, seeing exotic animals and birds), Swimming with Dolphins (incredible experience!!:), meeting the locals and learning so much about this great culture and history, swimming in paradise every day:) We highly recommend Palm Villa, you will love every minute of your stay. Some quick notes, come prepared as you would on any trip with the necessary meds you might need (Tylenol, repellant, sun screen, etc) if not, no worries, there is a pharmacy in town, have some Jamaican currency on you (works out cheaper to buy local stuff) and Jennifer will take care of you:) One Love.
Our one-week rental at this comfortable beach cottage was a new experience for us, we have rented many times before in different countries but have never received any special services during our stays. The "full service" provided by Jennifer really added a new dimension to our vacation! We got to taste many Jamaican specialties without having to venture further than our own pretty front yard, and the meals and drinks were tastier than those at restaurants we visited. She took us to the market to select the ingredients we wanted and we were amazed by the huge assortment of fruits and veggies. We also enjoyed the quiet location, the pretty beach and the local pub ... just read what has already been said by others :o).
