3 bedroom railway carriage house sleeps 6, near Selsey, West Sussex

Step back in time and enjoy nostalgia mixed with modern comforts in this unusual property, constructed over two 1926 railway carriages. The railway carriages in their original form run either side of the good-sized lounge/dining room. Situated on the beach at Selsey with fantastic sea views from the first floor lounge & balcony to as far as Brighton. Within easy walking distance of the local Bakers, Butchers and Gourmet Fish and Chips or fresh fish from the local fishermen just a two minute walk away.

All the bedrooms in our 3 bedroom home are contained within the railway carriages with original carriage doors. Lounge/Dining Room with stairs to first floor Lounge and Balcony overlooking the sea. Ground floor walk in power shower.

Enclosed garden with children’s climbing frame, rotary clothes line and private steps onto the beach.

Unlimited Broadband Internet Access.

Fishing: East beach (at the top of the garden steps!) has some popular fishing spots. The experts sit for hours trying to catch the bass, the novices wait until the summer and until the fish are jumping (you will see them from the balcony) and catch some mackerel for the barbecue.

Diving: If you are interested in scuba diving, Selsey has an active aqua club who can give lots of friendly advice. Their website intro says:

The Selsey Bill branch is a relatively new branch of the BSAC, formed in 1997 by a group of very experienced divers from the local area. Our most experienced divers can date their diving history back to the early 1970’s; some still even have their twin hose regulators hidden away. As a result we have many years of experience of diving in the local area and further afield..

We play an active part in supporting the local community through various activities and have very good contacts with both the local fishermen and the Selsey lifeboat crew; several having trained as divers with our group.

Eccentric but delightful beachside cottage

What a fantastic place!

I booked this for my wife and I for some time away by the sea without children nagging us - and it was a great choice. The place is roomy and warm with a great decking area and garden on the ground floor. The balcony area on the first floor is simply delighful - sitting with the lights off listening to the waves on the pebble beach in front of you, very relaxing. You are not overlooked by the house on the right hand side (and there isn't a house on the left). People walking along the coastal path do peer in jealously and you can't help feeling a bit smug.

All the facilities were in top-notch order, a great shower and a comfortable bed. The kitchen is perhaps a bit low for 2 people over 6 feet but we were eating out anyway. Loads of seating, and even wifi for a sneaky couple of Facebook updates!

The other bedrooms were also well furnished.

The owner was always fast at email responses and helpful.

...and did I say it was right on the beach... excellent!

Peaceful beach retreat

We thoroughly enjoyed a long weekend at this unusual property. The views of the sea were beautiful. The beach was empty and we had it to ourselves the whole weekend. Be aware that when you sit on the deck upstairs and at the picnic table there is a steady stream of people walking their dogs or jogging past but it didn't bother us in the least. However in the evenings the path was very quiet and peaceful and all you could hear was the beautiful birdsong. The railway carriage was comfortable and clean with everything we needed. There was nothing we would change other than perhaps being allowed to use the wood burner which wasn't offered to us by the agent who was very friendly and helpful when we arrived. We walked every day into Selsey, a quiet little town. We did eat at the Tapas restaurant which was very nice but mostly we just loved sitting in the lovely lounge gazing at the sea and feeling very relaxed in such a perfect setting. Perfect for a couple to getaway from it all. The old part of Selsey where the railway carriage is located was pretty, around the Lifeboat Inn. The rest that we saw is quite densely developed and not so pretty. However, the sun shone all weekend and we couldn't have wanted for any more, we would love to return and be as lucky again with the weather!

Comfortable, relaxing and quirky

The house is extended by 2 railway carriages on either side; and the original carriage doors open into 3 good sized bedrooms . The balcony upstairs is just great to relax on, overlooking the sea. You really get a sense of peace and calm at this location and we couldn't fault it for a quiet getaway from London. Both upstairs and downstairs have spacious living room areas and french windows look out onto a garden. The garden backs directly onto the sea wall and so you literally step over the wall onto the beach, which we enjoyed doing several times a day. There is not a great deal to do in the immediate area, but a short walk along the sea front brings you to a great inn, which serves up delicious meals from the fish it has caught that day. The food and service here we really enjoyed. If you are looking for a little getaway and relax with good food nearby I'd highly recommend and have already told my family about it. The house is a bit remote however, so if you want to get around and explore the coast line further I would recommend a hire car, although the nearby cab services we found very helpful.

An idyllic getaway

I arranged this weekend trip as a surprise for my busy family and they were over the moon!!

It was appalling weather, but we still managed to enjoy what the property had to offer. I have 2 young boys (4 & 7yrs) and they were besides themselves to be 'on' the beach and that we could lie on the balcony floor in our sleeping bags and watch the sunrise!!

Out of season the fresh fish was not available, and the lifeboat shop was closed, but we still spent each day on the beach, ate brilliant fish and chips and snuggled inside to play games.

The property itself was lovely, warm and had everything you need for a weekend. Some of the F&F are a little warn, which adds to the character, but I was nervous about its durability e.g the curtains were hard to hang up with missing clips and the climbing frame looked like it had seen better days (to be fair it was the middle of winter).

I would love to return with our best friends but the rooms are 1 double, 1 triple and 1 single - hard to accommodate 2 couples easily???

We love it when we stay out of season, even though there is less chance of sun, the weather can be so atmospheric and you get some spectacular waves to watch!

Thank you for saying the property is warm - we have always been very snug there in the winter.

The curtains are something we have been thinking about improving. I think it might be because they are quite heavy and to remedy this we are going down next week to shorten them, taking off excess unused fabric. I am sorry that there were missing clips and thanks for letting us know. We will sort this out next week.

We give the climbing frame a clean every change of season, but it can look worse for wear over the winter. I will give it a clean and a scrub next week and ask our gardener to give it a clean every month.

The accommodation is tricky for 2 couples. There is not much we can do about this with the way the rooms are laid out. There is a Muji sofa bed upstairs that is very comfortable and sleeps a couple, but that means you need to clear it away each morning.

We hope to see you again with friends.

Fantastic Seaside Position

The Cormorant is in a fabulous location, right on the seafront behind the promenade and located at the quiet end of Selsey (East Beach), with just the occasional dog-walker and jogger going past – though I’m sure it’s busier during the summer months. Selsey is not the prettiest place, but it’s very quiet and unspoilt, and perfect if you want to read, relax and walk, or just watch the world go by (bring binoculars and a book on the seashore). The Lifeboat Station is close by and worth a visit, and there is also an RNLI shop if you want to stock up on reading matter. Places such as Chichester, Arundel and Portsmouth are around a half-hour drive away if you want a bit more excitement.

As for the house itself, it was scrupulously clean and the beds (single and double) are the best we’ve ever slept in away from home. The property is at the stage where it could do with some updating, and the furnishings are past their best, as are the bath towels and bathmat. The worst feature is the poor lighting, which, whilst not a problem during the summer months, made reading during the evening quite difficult. And for any ladies wishing to put on some make-up for an evening out, bring an illuminated mirror if you have one. The kitchen was compact (so no dishwasher), but very well equipped. There was plenty of very hot water. There was also a TV/DVD player with a good selection of DVDs catering for all ages, if you want to tear yourself away from the sea view.

Do note that no welcome pack is provided, so make sure you have all the essentials for the first evening. There is a small complex of shops a few minutes’ walk down the road, where you will find a fish and chip shop, bakery, butcher’s, newsagent and general store – and in Selsey there is a Co-op and a Budgen’s. We looked forward to fish from Julie’s Hut and visiting the local bakery, after reading previous reviews, but during our stay at the beginning of October the bakery was closed until half-term holidays and the fishing-boats hadn’t been able to get out all week so the choice of fish was very limited. However, I can recommend the sole, which was delicious. We also had an excellent tapas meal at Viento De Levante on Selsey High Street.

Overall, I would be happy to return to The Cormorant and, with some redecoration, you might have to drag me away from it!

Owner's Response: Thank you so much for your review. We are really glad that you loved the location (we still find it takes our breath away, even after 10 years!!) and that you found the house scrupulously clean and tidy and the beds were extra comfy.

Thank you for your comments about the lighting. We will be putting higher watt bulbs in the spot lights and adding a reading lamp to make it comfortable to read in the autumn and winter months.

I am concerned that you found some of the furnishings past their best and will review all floor coverings, sofas, bath mats with the review to replacing and deep cleaning.

We hope very much to see you back The Cormorant in 2013.

The Cormorant's rear garden wall is the sea wall! You are right next to the sea with your own gate leading to the beach. The Lifeboat Pub is 5 minutes walk along the sea wall in one direction and the best fresh fish in town are found at Julie's Hut five minutes walk the other way. A 10 minute walk away are the best fish and chips for miles around. A 15 minute walk, or short drive is Selsey with lots of shops, pubs and restaurants.

Further afield is the sandy beache of East Witterings, the beautiful bay of Bosham Harbour, Chichester and all the delights of West Sussex.

Other Activities: skateboard ramp.
