Balham is 'south of the river' in South London Borough of Wandsworth, near Clapham. Just like neighbouring Clapham before it, Balham has undergone a massive transformation over recent years. This area is one of THE places to live for London commuters, young families and indeed celebrities such as TV presenter Sarah Beeny, and TV chef Ainsley Harriot.

If booking more than 56 days prior to arrival a 25% deposit is required. Balance due 56 days prior to arrival.Rate includes VAT. Debit card payments: FREE. Credit card payments: Visa & Mastercard 2.9%, American Express 3.9%.

    A Changeover Fee of £80 will be added to the cost of your rental. This covers your meet & greet, professional high grade bed linens/towels and exit cleaning.

    A Security Deposit of £400 (authorised on credit card) is required in advance of your arrival.

  • Cancellation or Change:

The landscaped garden is accessed from the lounge via French doors, leading firstly on to a private decked area and then onto the beautiful communal garden with a further decked patio. There is a table and chairs with seating for 6, as well as two sun loungers, a shed and a BBQ. Parking & Luggage: On-street parking available; daily permits £5.50 each should be ordered through us at time of booking as we must obtain them from our local council office. Otherwise metered parking is available from 09:30 - 17:30 on Monday through Saturday (max 4 hrs.) If you need to store luggage after arrival to London or until your departure from London and are not able to leave it with us as long as you'd like we recommend that you check with the main transport (rail or bus) terminals that will have luggage storage lockers.

My husband and I have stayed at Fernlea Garden 1 numerous times over the past few years. We almost regard it as our own little "house" in London. The apartment is in a great location in Balham,close to the tube, overground rail, shops, restaurants and all the amenities you are looking for when on holiday. The apartment is kept very clean and well maintained, is extremely comfortable and well furnished, and although in a very convenient location, is also quiet. The ever helpful Mike and Julie look after you very well and make booking and checking in an easy and straight forward process. I would highly recommend staying in this property and have recommended it to our friends.

Wonderful space, great location

Fernlea garden 1 is one of several flats managed by Mike Fox- all are wonderful. We were there for 3 weeks with 5 students on a study tour. students had a 2 BR (Fernlea view 3)and we ( My husband and I, the directors) had another one right across from it. Both were clean, modern, attractive, very comfortable, well furnished. It felt " like home" right away. Mike and Julie were wonderful to deal with all through the planning stages, as well as during the stay. I cant say enough good about Balham- convenient to transportation, many excellent restaurants, some interesting shops, a supermarket and all the other services you need, and a wonderful community feel. and of course the bedford, a wonderful pub on the corner with excellent music and other entertainment. I highly recommend any of these flats, and would go back in a second, which I rarely do!

Balham - who knew?!!

We spent a great week here. The flat was clean, modern and well-appointed. We had everything we needed in the flat. There were no problems with either the booking of the flat, or our arrival there. Julie & Mike were both friendly and accommodating, and gave us good information about the area. We have family in Surrey, so we picked Balham as a good halfway point between them and all the fun attractions of central London. Tube and train very close and convenient. What I didn't expect was all the great stuff we found in Balham, shops and supermarkets nearby, not to mention a surfeit of restaurants and cafés all within walking distance. The café on the corner was very cozy, and the cakes at The Trinity Stored opposite the train station were lovely! The area is also teeming with young kids, so restaurants were very child-friendly.

Great flat, cosy, clean, modern, close to tube

We greatly enjoyed our stay at the flat. It was easy walking distance to the tube, restaurants and all other amenties. The flat is modern, clean and cosy with all of the modern cons including flat screen TV, dishwasher, washing machine/dryer , internet access and other necessities. Lovely backyard with the the squirrels a delight to watch.

Julie and Mike's place is very nice and we got exactly what we were looking for.

It is close to the train, underground, supermarket and quite a few restaurants.
