An exceptional top floor 2 bedroom flat with panoramic views in Catharine Place, one of the most desirable Georgian squares within the city of Bath, located around the corner from the famous Royal Crescent. Once a bridge club and an art gallery, the whole building has been completely renovated to incorporate 3 flats designed and constructed to the highest standards.

A beautiful, spacious communal entrance leads you either to a shared courtyard or up the stairs to the flat where you will find 2 bedrooms, 1 bathroom, fully fitted kitchen, lounge/diner and stunning views to the front and rear across Bath and the countryside. The property has been wired for broadband and WIFI internet connection, Sky television, Bang and Olufsen stereo and includes a video entryphone.

The master bedroom is exceptionally large with more than sufficient room for a queen size 5' bed and chaise longue which can sleep an additional person if required (best suited for a child). A large sash window offers views to the back of the Royal Crescent and an 18 hole golf course. The second bedroom has two single beds in them (2`5` wide so best suited for children) and a small wardrobe.

The bathroom features a bath with built in power shower, tiled surround and limestone flooring. The kitchen, fully fitted with all commodities, has a granite worktop and top quality Neff appliances.

The lounge/diner is tastefully decorated, has a Bath stone decorative fireplace and benefits from large sash windows making the room very bright and airy with fantastic views across the top of Bath.

1 permit is provided with this property allowing you to park in residents parking by the property on a first come basis. Alternatively the bus and bath spa railway stations are a 10-15 minute walk away.

The property has been beautifully finished and is perfectly situated in Bath nestled between Bath's famous landmarks of the Circus and The Royal Crescent. It is a 5 minute stroll to the city's high street and a 2 minute walk from Royal Victoria Park which has a fantastic play area, indoor and outdoor tennis courts, and mini golf. It is also 5 minutes from an 18 hole golf course and around the corner from one of Bath`s best gastro pubs, Chequers, known for its fabulous Sunday lunches! Nearby is the pedestrianised street of Margaret’s Buildings which offers a selection of galleries, restaurants, and boutiques. Also in the nearby St James’s Square there is a delicatessen, chemist, Cavendish cooks home cooked take away, newsagent, green grocer and florist.
