This luxury and tastefully decorated family villa with private pool is located in a very quiet cul de sac 200m from Firemans beach In Kapparis. The villa is exceptionally well placed to benefit from a great choice of of beaches and also all required amenities including restaurants, bars and shops in the nearby village. This well appointed villa has a private pool and is just 200m from Firemans Beach - and the same distance from shops and restaurants. Water Sports and the extra facilities at the Malama Bay Hotel are a few minutes walk away at Skoutari Beach. A further short walk along the coastal path will reveal many other quiet and secluded bays all with crystal clear waters. The famous Fig Tree Bay in the family resort of Protaras and Konnos Bay at Cape Greko are just a 10-15 mins drive away and the livelier town of Ayia Napa is also easily accessible by car or taxi. This villa is ideally located as a base for a great holiday with facilities and beaches right at your doorstep.

Accommodation: The well thought-out and very spacious open plan downstairs allows comfortable living and dining. Two large sofas provide the seating whilst the satellite TV and DVD provide the entertainment. Family meals can be enjoyed around the generous sized 6 seater dining table, which is also extendable if required.

The modern fitted kitchen is well equipped with stainless steel integrated appliances and has all that you need to get creative at mealtimes: cooker, hob, fridge/freezer and dishwasher, microwave, kettle and toaster plus a wide range of utensils and crockery.

There are two large bedrooms, both with their own ensuite bathroom. The master bedroom comes complete with a large furnished balcony, full bathroom including bath, generous built in wardrobes and king sized bed with side tables and a dressing table with mirror. The second bedroom has 2 large single beds, a full length wall-mounted mirror, built-in wardrobes and a large shower room. It also has stunning sea views.

Outside: The villa boasts stunning sea views from both inside and out. The pool area has a lovely open aspect and is fenced in for maximum privacy. Comfortable outside table and chairs are provided together with a gas BBQ to make the most of the al fresco dining. Also, sunbeds and a large sun umbrella are provided by the pool area to brush up on that tan. The outside area is fenced and well planted with mature shrubs and trees.

Famagusta District: There are a number of long white sandy beaches around the area including the ever popular Fig Tree Bay in Protaras and the picturesque Konnos Bay in the stuning Cape Greko National Park. The lively town of Ayia Napa, with its beautiful Nisi beach is also within a short distance of the villa. The famous Ayia Napa waterpark is one of the larges in Europe and you can also enjoy catamaran cruises around the coast, scuba diving, snorkelling and walking or cycling along the beautiful coastal pathways or through the National Park close by.

Sailing is offered by the Famagusta District Sailing Club at nearbty Ayia Triada, located next to Kapparis. Lasers, Catamarans and wind surfing are all on offer. Horse ridingh is available at nearby Moonshine Ranch. Larnaca is a 45 minute drive away and the capital, Nicosia is 70 minutes drive away.

The Troudos Mountains are 90 minutes away towards the West of the Island. Traditional crafts including local lace are available. Skiiing is also available.

Kapparis itself has a great selection of restaurants, bars (some with pool tables, recreational facilities for children and WIFI), small shops, an internet cafe and 2 supermarkets. The nearest beach, a few minutes walk away is the lovely Firemans Beach. Malama Bay is an easy 10 minute walk and has its own water sports centre. At the head of the beach is the Malama Hotel which offers a bar, pool, restaurant, shop and tennis courts all of which are open to the public.

Famagusta Ghost Town view point is 1km up the road. It has a small zoo, museum and telescopes to observe the history just over the border.

Paralimni is just 2km away offering a blend of old and new with great places to eat whilst Pernera and Protaras providing family entertainment are just 10 mins away by car. Ayia Napa with its lovely beaches, night-life, Water World Water Park and traditional sights is only 15 mins away by car. Plenty to keep all the family occupied.

  • A 25% non-refundable deposit is payable at time of booking (full payment is booking within 6 weeks of travelling), with balance payable not less than 6 weeks before start of holiday.

The quiet cul de sac location ensures you have a good level of privacy to enjoy the pool area and al fresco dining. You will find table and chairs, a large sun umbrella, an outdoor shower, gas BBQ and sun loungers for you to unwind, relax and enjoy your holiday. There is a private gated driveway and there is also room for parking on the street. As the pool is private, there is no lifeguard so you will be responsible for your own safety while using the pool

Perfect, it really really is perfect

Our first time in Kaparis and we will certainly be back. Big enough to be busy, but small enough to feel very friendly.

The location - fantastic. It is on a quiet development, not all the villas are finished internally but there was no noise while we were staying. It is close enough to town to walk in and out whenever you need anything. If you are prepared to pay a bit more then the shops nearby will do, however if you have a car find the big supermarket for cheaper prices and fantastic meat and fresh veg.

The villa - wonderful, it is decorated nicely and is clean, bright and the rooms are a good size. The kitchen has everything you need, the lounge is comfortable and cool especially when it gets a bit hot outside. The bedrooms have great storage and good en suite bathrooms. The pool is plenty large enough and is cleaned twice a week. We loved the patio area at the back with the gas bbq, great for an outside meal in the evening.

If you don't fancy cooking, there are plenty of places to eat in Kaparis. For the highest quality dining (seriously amazing) - try Folio. For great cocktails - try Di Vino.

In all, we would recommend this villa to anyone at all, from family holidays to romantic getaways it ticks all the boxes and you really will have the time of your life :)

A lovely apartment that I would recommend to familes and couples alike. It has everything that you need and is clean and modern. We stayed with 2 teenagers who thoroughly enjoyed the pool and spacious living area. A car is not essential but ideal if you want to go further afield and we found Empire cars very friendly and helpful and good value for money too. I would definitely return to this property.

My famIly and I (husband and two teenagers) had a fabulous holiday. The villa itself was clean, modern and had everything you needed. Donla was great, nothing was too much trouble. Jo, Matt and Steve from Oasis were always on hand for any questions we had. Kapparis was lovely especially firemans beach which was a short walk away. We recommend the boat trip which was stunning and the barbecued kebabs on board were delicious! We would highly recommend this villa for a lovely relaxing holiday and would definately return.

Villa Aisling in Kapparis

When booking our holiday villa I had two teenage sons to consider so Villa Aisling seemed to be a good choice. The villa was clean, bright, tidy and well maintained and provided all that we needed. The bedrooms were a good size and we much appreciated the air conditioning units in them and also made use of the balcony to the front of the double bedroom. The pool was also much used and cleaned twice during our week long stay.

Kapparis is a short walk away and provided everything we needed. Relaxing bars that the boys could use to drink and play pool and catchup on the Olympics through to restaurants that we could dine in. The local supermarket and bakery are fine to use but as we had a car we were able to shop in the bigger supermarkets where prices are more competative.

The boys also used the watersports facilities located nearby and had great fun. The local beaches are all clean and well used but are rocky in places so shoes for water should be considered for young children.

Ayia Napa and Protaras are both much more lively in comparision to Kapparis. Although we hired a car I wouldn't say it is essential.

Overall a very enjoyable and relaxing holiday in a villa suited to our needs. I would recommend it to anyone.

Beautiful villa in peaceful location

Myself and my family, consisting of two teenage daughters and eleven year old son, made use of this lovely villa to attend a wedding in nearby ( 10 km) Agia napa and found our stay to be one of the most relaxing and enjoyable trips weve made.
The villa itself is deceptively spacious, beautifully clean and well equipped to cater for both personal and entertaining purposes.
The villa is positioned so that sunlight ( which we blissfully experienced every day for 14 days reaching around 34 degrees ! ) is apparent from sunrise until around 3pm where the rear of the villa ( not including the pool or the far seating/lounging area) provides a sometimes welcome shaded area to eat and relax within.
The beautiful and rather secluded firemans beach is around 200 metres away, however has to be accessed via a 5 - 10 minute walk along the access road.A small pathway ( which would indeed only be around 200 metres in length) leading from the rear of the villa to this award winning beach must surely be a future consideration to benefit all who use the development.
We found the development to be clean and peaceful and fellow residents, some of whom were ex patriots ( surely a good indication ) were friendly and very helpful in recommending places to eat or visit.
Kapparis has a good selection of restaurants and shopping facilities, situated a three minute walk from the villa, including a bakery for " straight from the oven" fresh bread throughout the day which we enjoyed as often as possible.
Buses to nearby Agia Napa ( 10 km ), travelling a route incorporating Protaras and Konnos Bay, run frequently ( every 20 minutes ) and all bus journeys, regardless of distance, have a standard one euro fee.
We thoroughly enjoyed our trip, and found villa Aisling, due to its cleanliness, space and abundant utilities to be the perfect location to base a wonderful holiday around, resulting in our intention to return and continue enjoying the lovely experience that this villa and location provided.
