Modern conversion, yet retaining character, deep in Beatrix Potter country

Close to Hawkshead village and near the market town of Ambleside, this characterful and charming cottage offers the perfect setting for exploring The Lake District National Park, famous for its stunning scenery, abundant wildlife and cultural heritage.

A short distance from the Langdale and Furness Fells, and not far from the Helvellyn range, it is a perfect setting for outdoor activities including hiking, climbing and mountain biking, water sports - including sailing, windsurfing and canoeing on Lake Windermere or Coniston - or golf, with several excellent courses nearby.

The nearby towns of Ambleside, Windermere and Keswick are great for shopping and are packed with museums and art galleries as well as other attractions such as the Lake District National Park Visitors Centre in Windermere.

With comfortable modern furnishings, and underfloor heating providing extra comfort in the winter, we are sure The Granary will be the venue for many happy holidays in any season.

About Tim Hulse

Tim & Beverly have loved the Lake District since visiting together as part of a student group in the eighties to enjoy the walking and scenery. Tim later spent some time working in the Lakes. Now living in Chester, with a 3 year old son, Sebastian, they get up as often as they can - but prefer the off-seasons when the Lakes is quieter.

Why Tim Hulse chose Hawkshead

For years we had dreamed of having a place in the Lakes, and just happened to be driving past The Granary & noticed the 'for sale' sign. We loved it right away, even though we had only seen in through the windows, and put an offer in before we'd even been through the door!

What makes this cottage unique

Fantastic location, so much within easy reach. We love how quiet it is at night, sitting on the back step listening to the owls hooting. It really feels away from it all.

The Granary is a little gem. Set in an idyllic location with walks for every ability straight from the doorstep; Tarn Hows, Latterbarrow, Wray Castle and an easy stroll into Hawkshead. The cottage is warm, welcoming and spotlessly clean with every need catered for. We could not have wished for better weather which made our holiday all the more enjoyable. Tim was very helpful in arranging the booking and providing clear arrival instructions. As regular visitors to this part of the Lakes, the Granary is now a firm favourite with a return trip next year already booked! It's a shame we can't book the same weather!!

Little Gem of the Lakes

The Granary in a word is FANTASTIC! Congratulations Tim and Beverly you have one of the most beautiful, well equipped home from home cottages we have stayed in around the world. Only wish we had found it for our previous holidays in the Lake District. The kitchen is so well equipped it was like being at home, we both love cooking so this was something that ticked all the boxes for us. Throughout the property the standard of everything is more than deserving of the five star rating it has. It’s situated in a beautiful area, making it easy to go for walks straight from the front door, or a short car drive to some of the most beautiful tarns and many different attractions the area has to offer. We will be back, that’s if we can get booked as more people find your little gem in the Lakes.

Also having had to contact Tim on our arrival, the personal service for anything you need is dealt with quickly and efficiently if needed. On this occasion it meant we more than enjoy our holiday.

Lovely holiday cottage in the Lake District

We were very impressed with the Granary, it certainly lived up to our expectations and more!

The kitchen was a dream, the lounge was a good size with the dining table to one side.

The bedrooms were located downstairs, perfect in size and the bathroom too.

Pretty outdoor area at the rear with a garden table and BBQ.

The Granary is located in an ideal location for visiting all that the Lake District has to offer.

We are planning to return next year.

Fab cottage in lovey surroundings

We had a lovely 3 night stay at the Granary. The cottage is beautiful inside and out. It is very well equipped and the furnishings are to a very high standard. Both the double and the twin bedrooms were very comfortable and fitted our needs perfectly. The house has a beautiful kitchen with everything you need. There is a good array of entertainment too with plenty books, dvds and games to keep everyone entertained. The Outgate Inn is within walking distance and serves lovely food. Hawkshead also a short walk with pubs and small shops. We ventured up to Grizedale mountain bike trails which is about 3 miles (uphill!) from the cottage.

Hope to be back to this lovely place in the future.

Outgate is a cluster of houses a short drive from Ambleside and and a short walk from the village of Hawskhead in the heart of the National Park. The Outgate Inn is closeby and provides hearty meals with Jazz nights on Fridays in season. The renowned Drunken Duck Inn at Barngates provides a favourite venue for special occasions. In the higgledy-piggledy, car-free streets of Hawkshead can be found several pubs and numerous shops as well as the Beatrix Potter Gallery, and the Grammar School attended by WIlliam Wordsworth. Beatrix Potter's house itself, is just a couple of minutes down the road. Cut over the hill and past Tarn Hows to Coniston to enjoy Ruskin's house, travel down the lake in style on a solar or steam ship, or slip back over to the Langdale Valleys, for some of the most special views the Lakes has to offer.

  • The Granary is arranged 'upside down' with the front door opening onto a large hallway and corridor with limestone tiles and underfloor heating, from which two bedrooms - one double with king-sized bed and one twin - the bathroom, and the utility room may be accessed. The carpeted bedrooms are well appointed, with solid ash furniture in the main bedroom (chest of drawers, double wardrobe with doors, 2 bedside tables) and pine furniture in the second bedroom (chest of drawers, one bedside table and a chest of drawers). White cotton bed linen is supplied. A travel cot which fits in the twin bedroom, together with highchair and stair gate are available at no extra charge upon request.

Note: well behaved small dogs considered. The property has received a 5 star grading 5 years in a row. Spacious entrance hall with underfloor heating. A useful utility/drying room allows ample storage space for your boots and outdoor gear. Stairs from the hallway lead up to the high quality kitchen, with its wealth of fitted units and black granite work tops, which in turn opens through glass dividing doors into the smart sitting/dining room at the front of the cottage. A pretty view takes in the gentle countryside with the summit of Latterbarrow beyond. The cottage is stylish and modern, using natural woods complemented with warm and natural contemporary colours. An impressive oak floor runs through the upstairs. A back door from the kitchen opens onto your own rear patio with garden table and 4 chairs for outdoor dining, 2 teak lounge chairs and Weber BBQ - a lovely spot to catch the afternoon and evening sun whilst relaxing after a busy day.
