    1) The House Door must be closed quietly - refrain from allowing to bang shut.
    2) AT NO TIME OF DAY: is shouting or loud speaking allowed in the corridor/stairs-
    3) Drunken behaviour or abusive behaviour will NOT be accepted especially from large groups causing
    disturbance to neighbours!
    4) Loud music causing disturbance to neighbours will not be tolerated.
    5) Buzzing neighbours doors.
  • We are aware this does not apply to everyone and we assure you it is something we would like to have avoided. As you may understand our neighbours have had to put up with some very inconsiderate holiday makers and are now very upset. Obviously this takes minimal consideration and respect for others that live in the apartment and we hope you are one of the considerate groupsJ

    We continue to strive to give you the best standards and a wonderful holiday home, so that you can fully enjoy your experience. We assure you that on our end we will not abuse these terms and conditions and strive to look after you and your holiday, therefore we kindly ask that you be conscious of noise so that those living in the apartments are left undisturbed by your holiday.

superb family apartment

Benedetto was a great host. He met us at the apartment for check in when our train ran *hours* late. He works at a great Italian restaurant too, make sure you visit it.
apartment has free on-street parking, a bus stop on the same block, and it's still within walking distance of the downtown core. There's a grocery store and bars a block away.The apartment was clean, had a fully-equipped kitchen, and comfortable beds.

Benedetto has a wonderful place. We had six of us and it was very comfortable. The kitchen is well appointed and the location has loads to do within walking distance. We also had a rental car so parking was super easy and always lots of free spots. This will be the first place we look to see if its available next time we vacation in Edinburgh!

The apartment was great! Very clean and tidy with more than enough room for the five of us! The kitchen was great... Stove, oven, microwave, electric kettle... Everything we needed! The owner was more than accommodating and extremely quick to respond to any email/text before, during and after our visit! I would definitely stay here again and will be recommending it to our friends and family!

The apartment was fine. It was clean and there were plenty of towels and the like are present. Furthermore, the location ideal for us. Well 10 minutes outside the center, but if you sit at the top of a double decker bus have you started with sightseeing. Furthermore, there are plenty of shops nearby for groceries. The sea was around the corner for delicious fish & chips and if you get the Leith end towards the sea there are some nice pubs where you can eat. The city itself is indeed really great, eenechte recommended!
