Walnut Tree House is ideal for family get-togethers, celebrations, or as a base to explore the many varied attractions of West Sussex. Short breaks are available all year round. Its features include 4 double bedrooms & 3 bathrooms with travel cot available, open plan kitchen / dining room, two Inglenook fire places and an attractive garden with gardener.

Rustington is ideally situated at the foot of the South Downs, just half a mile from the sea making it a perfect base for exploring the delights of West Sussex. It has all the local amenities you would expect from a much larger village and within 1 mile, has 2 golf courses and a swimming and leisure centre. Shops and restaurants are all within walking distance and it is just 100 yards from the family friendly Lamb public house. Littlehampton is a 5 minute drive where you will find a thriving harbour and yacht marina and Worthing town centre is a 15 minute drive.

History: A beautiful and spacious Grade II listed semi-detached house in Old Rustington; Walnut Tree House is a comfortable home sleeping 8-10 with a small secluded garden, only two minutes walk from ‘The Lamb Inn’, three minutes from local shops and 500 yards from the beach. Walnut Tree House is ideal for family get-togethers, celebrations, or as a base to explore the many varied attractions of West Sussex.

Walnut Tree House is possibly the oldest property in Rustington dating from the 15th Century. Until the fifties it was a working farm but slowly the land was sold. Originally a medieval timber frame hall house. In Georgian times a new front door and portico added. The house was refaced in flint when 2 inglenook fireplaces were added.

In late Victorian times the bay windows were added and the leaded light windows. In about 1910 the house was renovated and 2 mill stones from the demolished Rustington Windmill were placed as fire hearths.

Accomodation: The accommodation is over 3 floors in the older part of this semi-detached house. Features of the property are low ceilings and beams throughout. It is a double fronted house with the Front Door to the entrance hall leading on the right to the kitchen and the Living Room on the left. A utility room and WC lead off at the rear.

The Farmhouse Kitchen has a 6 burner range, granite worktops, dishwasher, fridge & freezer. The Kitchen is open plan to the Dining Room with a large feature inglenook fireplace and a large Riley Mahogany Dining Table with seating for 8.

The Living Room at it’s largest 25’ x 12’, again has an Inglenook fireplace around which there is seating for eight on three settees. There is a television with free view channels. The study area off, has a desk and chair with facility for a computer link up.

From the Living Room are stairs to the first floor. The Master Bedroom is 25’ long and 10’ wide with a Bath / Shower room en suite. There is a king size bed, fireplace and cupboards for clothes storage. The second bedroom is a large double with dressing Bathroom en suite. Again there is built in clothes storage and a King size bed.

The stairs to the 2nd floor lead off the landing and the upper 2 bedrooms share a shower room with toilet. Each bedroom has twin beds and vaulted ceilings with low beams. Care must be taken not to bash your head so are ideal for children.

Really lovely house, very cosy and well-equipped.

The house was really beautiful, well-equipped and very cosy. Great number of bedrooms and bathrooms too! It's in a handy location for shops and not too far from the beach. My only suggestion for improvement would be to have a permanent "welcome booklet" with all the practical information (e.g. wifi code, what to do with towels, sheets, refuse etc. when you're about to leave, contact numbers) somewhere in the hall or living room. I'd rent this house again, or recommend it to others!

Tatty and No Hot Water. Avoid!

While the house is quite pretty the general upkeep is very poor ( peeling paint and broken windows, plug sockets held together with tape, filthy shower curtains). We would have overlooked these things, although we expected better given the cost but they turned out to be symptomatic of a bigger problem.... The bathrooms! We had taps that did not work, a blocked shower tray, a shower leaking into the lounge below and no hot water for the whole week in one bathroom. The owner called out a plumber who had to visit twice during our stay. When the hot water was not restored I contacted the owner asking for a portion of our money to be returned. He has not responded to me at all and I have complained to Homeaway.
The plumber told us the boiler was not fit for purpose and needed to be replaced. He said the owner was aware of this and that they had had similar problems with visitors the previous week. Clearly they prefer just to take the money from paying guests than take the time out to fix issues. My advice would be to avoid this property at all costs. Even if they fix their multiple bathroom issues, they clearly have no regard for customer service and if you need to make a complaint to the owner , it seems from my experience that you will get no satisfaction.

Owner's Response: I am disappointed that the house didn't live up to expectations but please understand that the house has been standing solid for over 500 years and does have all modern conveniences. Broken windows suggests gaping holes and draughts which is incorrect. The window panes are leaded lights put in around the middle of the 19th century by Thomas Figgis Curtis, a fashionable London glass maker who made Walnut Tree House his home and lived there until the turn of the 20th century. These panes are fragile and where damaged, some have been backed with modern glass. Being a listed building we cannot and do not want to replace them! It is true that when contacted by the renters, I immediately called my plumber who attended. There is a modern gas fired combi boiler regularly maintained by the manufacturers. If you are used to American bathrooms it may seem that the combi, which heats water as it is used, is not as fast at filling a bath but it is very efficient and green. The plumber certainly did not say the boiler was not fit for purpose – he is a great advocate of Vaillant boilers. He advised that there was no problem simply that the guests did not turn the taps on in the right direction. As for no water in one bathroom, this is not correct either; the combi boiler is slow at filling when several taps are used at once. As for the leak, the second bathroom does have a shower curtain which must be kept within the shower tray otherwise the water will come through the ceiling.
You will see from this that I did all I could to satisfy the guest including calling the plumber at my expense who attended immediately and for no valid reason. There was plenty of hot water at all times to all bathrooms.
This old historic house is a great atmospheric property which I have owned for over 30 years and where I brought up my children and countless guests have enjoyed wonderful holidays.
It is so sad to get such a negative comment.

Home from home in a lovely historic building

We were a party of 10 plus various dogs, celebrating a significant birthday. The house is very comfortable, with loads of space so we never felt cramped. The photos really don't do it justice - it's much bigger than it looks! A second fridge has been provided since the previous review - we found the kitchen to be well equipped. Yes, the plumbing was a little temperamental at times, but that wasn't a major problem for us. Just don't all try to shower at the same time!

The garden is also lovely and we spent loads of time outside. Because it's in the village there is some traffic noise when you're outdoors, but it's behind a large wall so not overlooked at all. The garden isn't fully enclosed, so dogs and children do need supervision.

There are masses of useful shops 5 minutes walk away in Rustington. The pretty and very clean beach is about 10 minutes walk. We loved the East Beach Café in Littlehampton.

We would definitely stay here again. It's such a gorgeous historic building and we really felt at home.

Lovely house for all ages

We were a group of 9 (on a Hen weekend) and each of us absolutley loved this property, it's full of character and charm. It's spacious and very well equipt (esp kitchen), but as mentioned on previous review the fridge is tiny! We had plenty of clean towels, the whole house was very clean and tidy. Heating is fab and warmed up quickly. The garden is well kept and we made use of the table and chairs; enjoying the sunshine. Beach is about a 15 min walk and maybe 45 mins to Littlehampton. Communication with the owner was good and again met on arrival. Wireless excellent.

Rustington is a lovely village with lots of local shops. Littlehampton is nto so great but they do have a lovely restaurant called The Fish Factory, and if you fancy a thrill the Action Boat was so much fun!!

I would recommend the house and area in a flash for all ages.

Walnut Tree House Rustington

Very old property, full of character and plenty of room for 10 of us and a 3 year old. We loved the quirkyness and appreciated the history. The house was clean and organised on arrival (lovely bedding and towels) and we were welcomed by Val Capon who showed us around. The kitchen, although large, is not terribly well equiped - the fridge is much too small (the owners know this!), the dishwasher doesn't work well and the washing up facilities were very cramped for such a large party. The showers and plumbing in general left a bit to be desired, but we half expected this in such an old house! The children amongst us loved the funfare and the East Beach Cafe in Littlehampton. Would certainly recommend this house and be happy to visit again. Lovely for a family gathering

Rustington is a seaside village within easy reach of the historic town of Arundel where Arundel Castle is exceptional, together with its gardens and boating lake. Rustington has a beach but is close to the new South Downs National Park with walking, cycling and Hacking.

Chichester with its beautiful Chichester Cathedral, Chichester Festival Theatre, shops and harbour, are close by.

Worthing is 5 miles from Rustington with shopping, Worthing Pier and the annual World Bowls Championships. Littlehampton is our neighbour with the River Arun, Littlehampton Marina and the Thomas Heatherwick inspired east Beach Cafe.

Brighton is easy to reach with Brighton Pavilion, Brighton Pier and the famous Brighton Lanes for shopping.

Many people visit for Goodwood Racing, Goodwood Festival of Speed and Goodwood Revival meeting which are readily accessible. Fontwell Racecourse is 20 mins away.

Parham House and Petworth House are well worth visiting.

Near Chichester are the pretty villages of Bosham, Dell Quay, Itchenor together with the well known beaches of the Witterings and Selsey.

We are ideally situated for Goodwood Festival of Speed and Goodwood Revival weekends.
