Visitors to Nashville enjoy renting the guesthouse on the same property, "Little House Nashville," but during this year’s CMA Music Festival we’re offering our newly renovated four-bedroom historic home, a 1920 Craftsman Bungalow.

Our home is fully furnished with full kitchen, two refrigerators and washer/dryer.

Craftsman Bungalow:

1st Floor:

• Living room, dining room, kitchen, den, master bedroom, two baths

• Huge screened back porch, front porch, patio

• Beautiful gardens with paths and hidden seating areas

2nd Floor:

• Three bedrooms, one bath

Great views of garden and one of Nashville’s favorite green spaces, Elmington Park, with mature trees, field, tennis courts, and beautiful, historic West End School.

Concierge has been my assistant for two years, and speaks English, German, French, Polish and Russian. Our goal is to ensure that you have an enjoyable, hassle-free stay, and to only be seen when you need us. You will have 24-hour access to both of us via phone, emails and texts.

Concierge services include:

• Meeting you in-person when you arrive, and providing quick orientation to home

• The refrigerator and pantry will be stocked with groceries you've requested (simply provide grocery lists and a refund for purchases)

• Daily light cleaning of kitchen and bathrooms, and care of garden

• Answering questions about local attractions, restaurants, boarding passes, etc.

• Walking and caring for dogs while you're away (extra charge)

Public transportation from here to Festival venues is convenient and fast! Step out your front door and walk two blocks along the edge of Elmington Park to catch a bus at the bus shelter on West End Avenue. Ride 3.5 miles to downtown festival venues and honkey tonks on or near Broadway. Walk across the John Seigenthaler (formerly Shelby Street) Pedestrian Bridge which will lead you over the Cumberland River to LP Field. About Jane Hardy

Jane Hardy, Owner/Host – I’m a sustainability enthusiast, neighborhood activist, and networker. Professionally, I’m a Strategic Career Counselor. I'm passionate about historic buildings, gardening (especially low-maintenance, fruit and nut-bearing vines, shrubs and trees), family and friends. I thrive on making sure our guests enjoy their stays in our guesthouse and their visits to Nashville.

Will Hardy Kochtitzky – our 21-year-old son is a Junior at Dickinson College in Pennsylvania. He loves camping/ backpacking, urban gardening, the Spanish language, and he's studying environmental and earth sciences.

Tom Hardy Kochtitzky – our 18-year-old son just graduated from Hume-Fogg Academic Magnet High School in downtown Nashville and will be a freshman studying photography at Pratt Institute in New York this fall. He’s enthusiastic about photography, Ultimate Frisbee, and longboarding. He's an activist and leader in social justice issues at Nashville's Oasis Center.

Both Will and Tom are very responsible. They inspire me to continuously strive to reduce my carbon footprint and have more fun. They enjoy good friends, cousins, and travel.

Why Jane Hardy chose Nashville

We love Nashville -- It's a great city with friendly people, four seasons, gorgeous hills, fields and rivers, and lots of fun things to do.

Our home and guest house are in a historic neighborhood with big trees and sidewalks. One of Nashville's favorite green spaces, Elmington Park, is right across the street. We love being in a central location, within walking distance to so many great restaurants, shops and parks. We can easily walk to Hillsboro Village, Sylvan Park, Vanderbilt University, and Centennial Park. Nashville's most beautiful historic neighborhoods are all around us, and downtown is just three miles away, a straight shot on the bus. We love the quietness of our home and garden, set in the center of Nashville.

What makes this house unique

We're in a very central location, so driving to almost every Nashville destination is a three to 15 minute trip. A very active bus line is two blocks away. Take walks on sidewalks through our historic neighborhood and Elmington Park which is across the street. Many Nashvillian's favorite locally-owned shops and restaurants are in Hillsboro Village, is one-and-a-half miles away. Nashville is filled with all kinds of live music every night of the week, and the venues are all over town, so our central location is perfect if you're coming to hear music. Enjoy our private patio surrounded by a lush garden full of birds, a grape arbor, flowers and fruit trees. Even adults enjoy our tree house, and you'll meet our six pet hens (no roosters!) that lay delicious organic eggs. Guests often tell us that they love the comfort, peacefulness and beauty of Little House Nashville so much that they don't want to leave. This may be the only LEED Platinum vacation rental in the nation! As well as being energy efficient, that means it's comfortable and healthy -- no toxic paint or cleaning products, all natural fabrics, lots of fresh air, and no drafts!

We have enjoyed all three visits at your guesthouse. Walking four blocks to the Indian restaurant, the Japanese restaurant and to the cozy coffee shop kept us from getting in our car again, which was great!



We also liked walking across the street in Elmington Park on Sunday afternoon to grab a bite at the great selection of food trucks.



Staying in your Little House is so much more pleasant than staying in hotels! It really feels like home.



We felt very safe walking through streets lined with gorgeous old homes and beautiful landscaping. It's hard to believe you're so close to the city. What a cool neighborhood!

Great location. Wonderful neighborhood. The Little House exceeded our expectations. Have stayed at many VRBO properties and the Little House is number one on my list when it comes to the place itself and all of the extras that the owners supplied. They go above and beyond to make your stay comfortable. Would highly recommend to anyone heading to Nashville.

Great place to stay in Nashville

My husband and I spent 3 nights at The Little House in June and loved it. The property is so well designed and is just this funky, colorful little place. The private courtyard was wonderful. Jane and Rod have thought of everything and are very helpful while allowing you your privacy ar the same time. We had so much fun exploring the City. We went to some great restaurants, did the Country Music Hall of Fame and museum, the Ryman Auditorium, listened to music in a few of the Honky Tonks on Broadway. We rented a car which was great to explore other neighborhoods. We went to the 12th street Farmer's Market and this great gourmet popsicle place called Las Palates. The house is located in a really convenient spot- just 7-10 minutes from downtown Nashville and a quarter mile from the freeway to access other parts of the city. The neighborhood is lovely with big old homes. There is a huge park across the street from the house. I was able to walk early each morning and felt completely safe.

Thank you again for the very special experience at your Little House. I think there would be no conflict in the world if everyone stayed at Jane and Rod's guest house one month of every year. We would each then have a relaxing, natural, comforting, nurturing and loving space to recharge ourselves, and then go do what's right in the world.
