One large L-shaped room with multi-functions: Sleeps 4 (Queen Murphy bed with pillow-top mattress, and two twins convert to queen bed), TV viewing area, dining/game area, and bath. Huge fabric curtains divide the room into two sleeping areas.

Why Sustainability and LEED in 2010/11 renovation?
When we bought the property in 1992 our uninhabitable 750 sq. ft. servants’ quarters/garage was falling down. We chose to save it, not only because it’s a charming, historic structure, but also because adapting an existing building to a new use is more sustainable than tearing it down, sending it to a landfill and starting over with new materials. We plan to own this property for a long time, so energy efficiency makes financial sense for us, plus we and our guests will be healthier and more comfortable. In addition, by attaining LEED Platinum status (awarded by US Green Building Council), we hope the project will serve as an example and teaching tool for 'best practices' in sustainable design and construction, thereby increasing the quality of sustainable practices in Middle Tennessee. The LEED process ensures that all systems are designed, installed and tested for effectiveness, and that they actually deliver a higher standard.
• Quality Over Quantity – The house is small, but it works – and well. We took 750 sq. ft. of history and gave it a modern spin on functionality while retaining the best of its character.
• Cradle to Cradle – Reclaim, Restore, & Reuse. Most construction materials were saved from the landfill and are now enjoying a second life.
• The 50 Year Plan – We tried to envision every possible use of this structure for many decades to come and design accordingly. Universal Design ensures access for all occupants.
• Geothermal HVAC W/Radiant Heat – We use the earth to cool in the summer and heat the concrete floor in winter.
• Soy Based Spray Foam Insulation – Perfect for this situation, spray foam fills in all the cracks old homes inevitably have.
• Low flow water fixtures, tank less water heating, efficient windows, and more decrease energy consumption.
• Reclaim – We deconstructed a garage, scoured salvage yards, and reclaimed our own demolition materials in order to create a highly aesthetic space with minimal environmental impact.
• Restore – We didn’t tear it down! It would have been easier, but it definitely wasn’t as sustainable. Restoring existing buildings preserves history and conserves materials.
• Reuse – Siding became our ceiling. A floor is our countertop. Old screen doors open to a pantry. Thinking creatively allows for unconventional uses of conventional materials.

I'm passionate about historic buildings, gardening (especially low-maintenance, fruit and nut-bearing vines, shrubs and trees), family and friends. I thrive on making sure our guests enjoy their stays in our guesthouse and their visits to Nashville.
Rod Kochtitzky, Co-Owner/Host - my husband – a psychotherapist in private practice. Rod specializes in working with couples, and he's really good at it! (www.rodk.net).
Will Hardy Kochtitzky – our 20-year-old son is a Sophomore at Dickinson College in Pennsylvania. He loves camping/ backpacking, urban gardening, the Spanish language, and he's studying environmental and earth sciences.
Tom Hardy Kochtitzky – our 17-year-old son is a junior at Hume-Fogg Academic Magnet High School in downtown Nashville. He’s enthusiastic about photography, Ultimate Frisbee, and longboarding. He's an activist and leader in social justice issues at Nashville's Oasis Center.
Both Will and Tom are very responsible. They inspire Rod and me to continuously strive to reduce our family’s carbon footprint and have more fun. They enjoy good friends, cousins, and travel.

We love Nashville -- It's a great city with friendly people, four seasons, gorgeous hills, fields and rivers, and lots of fun things to do.
Our home and guest house are in a historic neighborhood with big trees and sidewalks. One of Nashville's favorite green spaces, Elmington Park, is right across the street. We love being in a central location, within walking distance to so many great restaurants, shops and parks. We can easily walk to Hillsboro Village, Sylvan Park, Vanderbilt University, and Centennial Park. Nashville's most beautiful historic neighborhoods are all around us, and downtown is just three miles away, a straight shot on the bus. We love the quietness of our home and garden, set in the center of Nashville.
We're in a very central location, so driving to almost every Nashville destination is a three to 15 minute trip. A very active bus line is two blocks away. Take walks on sidewalks through our historic neighborhood and Elmington Park which is across the street. Many Nashvillian's favorite locally-owned shops and restaurants are in Hillsboro Village, is one-and-a-half miles away. Nashville is filled with all kinds of live music every night of the week, and the venues are all over town, so our central location is perfect if you're coming to hear music. Enjoy our private patio surrounded by a lush garden full of birds, a grape arbor, flowers and fruit trees. Even adults enjoy our tree house, and you'll meet our six pet hens (no roosters!) that lay delicious organic eggs. Guests often tell us that they love the comfort, peacefulness and beauty of Little House Nashville so much that they don't want to leave. This may be the only LEED Platinum vacation rental in the nation! As well as being energy efficient, that means it's comfortable and healthy -- no toxic paint or cleaning products, all natural fabrics, lots of fresh air, and no drafts!

We have enjoyed all three visits at your guesthouse. Walking four blocks to the Indian restaurant, the Japanese restaurant and to the cozy coffee shop kept us from getting in our car again, which was great!
We also liked walking across the street in Elmington Park on Sunday afternoon to grab a bite at the great selection of food trucks.
Staying in your Little House is so much more pleasant than staying in hotels! It really feels like home.
We felt very safe walking through streets lined with gorgeous old homes and beautiful landscaping. It's hard to believe you're so close to the city. What a cool neighborhood!

Buses pick up our guests at a bus shelter on West End Avenue, two blocks away, in Elmington Park, and drive straight downtown, within one or two blocks of numerous restaurants, music venues, & tourist destinations.
