This charming 1 bedroom, 1 bathroom apt sleeps up to 4 people and is located in the heart of College Hill's Wayland Square, one of most desirable, safest, and walkable districts on College Hill in Providence. The apt is just 2 blocks walk to Wayland Square, 8 blocks (10-15 minutes) walking distance to Brown University, (20-25 min) walking distance to RISD, and is close to Blackstone Blvd, Fox Point, India Point Park, Wickenden St, Thayer Street, Hope St Village, Federal Hill, Downtown, WaterFire, the Convention Center and many shops restaurants, parks, and attractions. Downtown Providence is also easily accessible by walking straight down historic Angell St. If you are visiting Providence and need a place to stay that is beautiful, safe, inexpensive and central to the colleges and downtown this is the perfect place!
The apartment with brand new modern furnishings is located on the second floor with a private entrance. It features 1 bedroom with an incredibly comfy brand new king size bed, fresh clean new bedding, and two small dressers. The sunlit living room features gorgeous views, beautiful hardwoods, modern carpets, leather sofa, arm chairs, coffee table, and FIOS Cable TV and HD / DVR available with HBO, Showtime, Cinemax, Starz, Encore, The Movie Channel & more. A comfortable full-size fold out sofa bed and/or queen size air mattress is also available in the living room which is great for kids or the extra guest. If you have infants or small children, a 'pack and play' portable crib or full size crib is available for your use and fits a child up to the age of 2 or 3. The kitchen has lovely windows, a stove, microwave, coffeemaker, refrigerator and all kitchenware and utensils needed to accommodate your stay. The sunlit bathroom has a bathtub, sink, and you can enjoy your bath while looking at clouds or the stars and enjoying ultra plush bath towels. Wireless internet, washer and dryer, and 24 hour off-street parking are a available for your convenience (Note: parking is available in a small garage space that fits 1 compact, small midsize, or economy size vehicle. Larger size vehicles cannot be accomodated. The city of Providence does not allow overnight street parking without a residential parking permit so please plan accordingly and bring a car that will fit in the garage. Pets and smoking are not allowed. There is easy access to I-95 and 1-195 within about a mile from the apt and it's just an 8 minute drive to the Amtrack station, and a 15 minute drive to TF Green Airport. The apartment a couple blocks walk to the nearest bus line and you can rent a Zipcar about 2-3 blocks from the house or rent bikes from Legend Bicycle.
The house still has some really beautiful original features from the early 1900's period in which it was built, while it also provides the conveniences of recent updates. I do have mature family-oriented tenants. Occasionally you can hear a little bit of walking on the floorboards above or below. The place is wonderfully warm in the winters. Two brand new air conditioners are installed to keep guests cool and comfortable in the summer.

In Wayland Square you will find Whole Foods Grocery, Starbucks, Lim's Thai Cuisine, Alex and Ani, Books On The Square, Teas and Javas, Mc Bride's Pub, Minerva Pizza, Power Yoga, Boston Sports Club, Citron Day Spa, Eastside, Marketplace Grocery, CVS, Rite Aid, Bank Of America, The UPS Store, and many more shops, spas, and restaurants.
Numerous cafes, restaurants, and shops are located along Thayer Street, adjoining Brown University at Veteran's Gate. Brown University's bookstore is located on Thayer. A notable Thayer Street landmark is the Avon Cinema which dates back to the early twentieth century.
Brown University, Rhode Island School of Design (RISD)
Both colleges are just blocks from the apt. Brown University's facilities include the Main Green, the Rockefeller Library, the Pembroke Campus, and the School of Medicine. Many of the Rhode Island School of Design's buildings are along the slope of College Hill. The RISD Museum is located on Benefit Street.
Wickenden has many quaint antique shops, clothing stores, Coffee Exchange, Brickaway (which serves great breakfasts), and Fellini's Pizzeria the best pizza in Providence!
Hope St Village
Hope St has a wonderful collection of small, locally-owned businesses including restaurants, pubs, shops, spa's, and is a local's favorite!.
Federal Hill neighborhood has a salient role in the history of Providence due to its central location within the city. It's best known as the Italian district and hosts a variety of fine restaurants, galleries, nightlife, and shopping and some of the best Italian food in town.
Providence Waterfire, Downtown, Providence Place Mall, Convention Center
All of these downtown delights are just a short 5 minute drive or a 20-25 minute walk from the apt.

Parks & Recreation
The apt is 1 block from scenic Paterson Park which has a walking trail and a wonderful playground for children. Many families traveling with kids that have stayed at our place have loved the close proximity of the playground. It's also 5 blocks walk from Blackstone Blvd which is the best most scenic 2-3 mile jogging & walking trail in Providence. Wayland Square Power Yoga and Boston Sports Club are just 2-3 blocks from the apt.
There are numerous parks and green spaces within walking and driving distance. India Point Park, the largest of these, is located along the northernmost shore of Narragansett Bay. Blackstone Boulevard Park, consists of 19.3 acres (7.8 ha) of parkland and a 1.7-mile (2.7 km) path for jogging and walking. Brown Street Park, behind Hope High School. Lippitt Memorial Park, a 6-acre (2.4 ha) park at the intersection of Hope Street and Blackstone Boulevard near the Pawtucket border. It is named after former Rhode Island governor Charles W. Lippitt. Roger Williams National Memorial is at the bottom of College Hill.
This apartment was perfect for my family of three. The location was ideal to a park, trails, shops, restaurants & Brown. We were able to walk to WholeFoods to prepare some meals in the full kitchen if we didn't want to eat out as well. My 12 yr old loved his own space with the comfortable pull out couch and we found the master bedroom restful.
We were in town to visit family, and Mags was extremely wonderful in accommodating my request for an earlier check in since we flew on a tiring red eye. Her place was spotless, had new comfortable linens, and had every creature comfort to include much needed coffee and spices ready to use.
The one bedroom & one bath apartment is spacious and light filled, with old world charm.
I would highly recommend staying in this lovely area and in this apartment.
Mags provided excellent and responsive service and clear instructions for access to the garage and home, and even down to how to use the tv remote. No detail was forgotten which I greatly appreciate.

Great place to stay when visiting Brown University.
A charming apartment in a quiet and safe neighborhood! This second-floor apartment was great, very clean, and pleasantly furnished. Hardwood floors, new Ikea furniture, and simple but lovely artwork. The owner was professional, thorough and attentive on the arrangements and follow-through. The listing description was accurate. This would be a great option for a couple with a young child, as the extra room has a crib and is young child-friendly. Parking in the small garage definitely required having a compact car and it took a couple extra minutes to keep the car in the garage while at the apartment, but not a significant concern.
Wayland Square is a lovely area with some great cafes and shopping, a very short walk from the apartment. Very quick to get to Brown University and Thayer Street, just straight along Angell Street. Great access to a small Whole Foods, another nice food market and some great wine stores. Would definitely recommend this rental or return to it.
My husband and I stayed in the second floor apartment for a week. It was clean, comfortable, and convenient ! Mags was extremely helpful. The.rain shower was wonderful! We plan to rent here again.
