This charming 1 bedroom, 1 bathroom entire apt is located in the heart of College Hill's Wayland Square and is within 2 blocks walking distance of Wayland Square and 8-10 blocks (15 minutes) walking distance to Brown University, 20 minutes walking distance to RISD, and close to Wickenden St, Blackstone Blvd, Thayer Street, India Point Park, and many shops restaurants, parks, and attractions. Downtown Providence is also easily accessible by walking straight down historic Angell St. If you are visiting Providence and need a place to stay that is beautiful, safe, inexpensive and central to the colleges and downtown this is the perfect place!

The apartment with modern furnishings is located on the second floor with a private entrance. It features a large spacious bedroom with an incredibly comfy brand new king size bed, fresh clean new bedding, and two small dressers. The sunlit living room features cable TV with basic cable channels plus HBO and DVR, beautiful hardwoods, carpet, leather sofa, arm chair, Ikea 'Solstra' fold out full-size sofa bed, queen size airbed, and coffee table. The kitchen has lovely windows, a stove, microwave, coffeemaker, toaster, refrigerator and all kitchenware and utensils needed to accommodate your stay. The sunlit bathroom has a bathtub, sink, and large window so you can enjoy your bath while looking at clouds or the stars while enjoying ultra plush bath towels. Wireless internet, washer and dryer, and 24 hour off-street parking are a available for your convenience. (Note: parking is available in a small garage space that fits 1 compact or economy size vehicle so you should plan accordingly. Larger vehicles can't be accomodated and the City of Providence does not allow street parking without a residential parking permit). If you have infants or small children, a designer crib or pack and play crib is available for your use and convenience. It fits a child up to the age of 2 or 3. There is also a full-size sofa bed and queen size airbed available for guests use. Pets and smoking are not allowed. There is easy access to I-95 and 1-195 within about a mile from the apt.

The house still has some really beautiful original features from the early 1900's period in which it was built, while also providing the conveniences of recent updates. I do have mature family-oriented tenants. Occasionally you can hear a little bit of walking on the floorboards above or below. The place is wonderfully warm in the winters. Two brand new air conditioners are installed to keep guests cool and comfortable in the summer.

Neighborhood Attractions:

The house is very close to the most desirable districts and attractions on College Hill in Providence including Brown University, RISD, Wayland Square, Blackstone Blvd, Fox Point, Wickenden, St, Thayer Street, and downtown.

Wayland Square

At Wayland Square you will find Starbucks, Minerva Pizza, Alex and Ani, Books On The Square, Teas and Javas, Power Yoga, and many more shops and restaurants.

Thayer Street

Numerous cafes, restaurants, and shops are located along Thayer Street, adjoining Brown University at Veteran's Gate, and along Wickenden Street, and South Water Street. Both streets are home to numerous small and independent shops, though Thayer Street has a few chain stores. Brown University's bookstore is located on Thayer. A notable Thayer Street landmark is the Avon Cinema which dates back to the early twentieth century. Wayland Square is another popular shopping and dining area, located at the intersection of Wayland Ave. and Angell St.

Brown University, Rhode Island School of Design (RISD)

Both colleges are just blocks from the apt. Brown University's facilities include the Main Green, the Rockefeller Library, the Pembroke Campus, and the School of Medicine. Many of the Rhode Island School of Design's buildings are along the slope of College Hill. The RISD Museum is located on Benefit Street.

Wickenden Street

Wickenden has many quaint antique shops, clothing stores, Coffee Exchange, Brickaway (which serves great breakfasts), and Fellini's Pizzeria the best pizza in Providence!

There are numerous parks and green spaces within walking and driving distance. India Point Park, the largest of these, is located along the northernmost shore of Narragansett Bay. Blackstone Boulevard Park, consists of 19.3 acres (7.8 ha) of parkland and a 1.7-mile (2.7 km) path for jogging and walking. Brown Street Park, behind Hope High School. Lippitt Memorial Park, a 6-acre (2.4 ha) park at the intersection of Hope Street and Blackstone Boulevard near the Pawtucket border. It is named after former Rhode Island governor Charles W. Lippitt. Roger Williams National Memorial is at the bottom of College Hill.

Transportation:

The apartment a couple blocks walk to the nearest bus line, close to I-95 and 1-195, and a 3-5 minute drive to downtown Providence.

Accessibility: This apt is on the third floor, accessible by stairs. If you have trouble negotiating stairs, this might not be the best accomodation for you.

PERFECT FOR A 3 YR OLD

This apartment was a great fit for my wife, daughter, and I coming back to Providence for a visit. There was plenty to do for the little one, a cute little backyard with a sandbox and hammock as well as a playground around the corner. Convenient to Wayland Square (~5 min walk) and Thayer St/Brown U (~15 min walk). Also very close to the Blackstone running path so I could offset all of the great RI pizza that I have so dearly missed. We will definitely plan on staying again in the future.

His family took care of the place as if it was his own. I was so happy that the place met his family's needs. When our family travels, we look for kid-friendly places to stay. So I always feel especially pleased when we can provide (for someone else) what we look for in a vacation rental. We also love the close proximity of Blackstone Blvd, the playground, and Wayland Square.

GREAT LOCATION. QUIET AND CLEAN FOR OUR NEEDS.

The apt. was the right size for 3 of us. I was here with my sister and husband visiting my son attending college in Providence. The location was perfect as we were able to walk everywhere. We rented bicycles and toodled around town. The neighborhood was quiet after busy days. Mags was extremely attentive to our every need - but we didn't have any as everything was well equipped and in working order.
