This is a rare opportunity to rent an historic Victorian home on Lake Champlain. This 1873 Italianate Victorian, at the foot of the scenic Lake Champlain Bridge, sits on 6 acres of what was once a gentleman's farm. The house has been maintained in all its glory for your relaxing vacation on one of the most scenic spots in the Champlain Valley.
The owners have completely renovated this house, but have kept all the features that give the house its old time charm. Plaster crown moldings and chestnut woodwork grace this home's interior. The 10 foot pocket doors separating the three large living areas allow for openness or privacy. A curved staircase leads to the three upstairs bedrooms (all of which have lake views) and a bathroom which features the original claw foot bathtub with shower. Another half bath is located in one of the bedrooms as well as a downstairs half bath with washer and dryer.
This gem has all the conveniences you need to make it the perfect vacation getaway. The bright, sunny kitchen overlooks the lake and boasts all new appliances - refrigerator with ice and water dispenser, dishwasher, electric stove, and a large microwave. The main living room (there are 3) overlooks Lake Champlain and the Adirondacks through a huge bay window.
But it’s the property itself that will take your breath away! After an exhilarating day of adventures, come back to Cottonwood to unwind and relax! Sitting on the crest overlooking the lake and the majestic Adirondack Mountains is our gorgeous open-air gazebo, the property’s showpiece. It serves as your front row seat to spectacular sunsets and the twinkling lights of Port Henry, NY reflecting off the lake. Imagine dining lakeside with such an incredible view!
The spacious front porch is our favorite place for drinks and hors d’oeuvres, but is also perfect for lounging and reading a favorite book or watching some of our local wildlife. Bald eagles often visit our enormous cottonwood tree that is the namesake of our property. Deer, fox, wild turkeys, ducks, and geese stop by on occasion also to say hello!
Looking for outdoor adventure? The opportunities are endless! Here are just a few examples:
A sloping path leads to 500 ft. of private beachfront. The shallow water makes it the perfect location for fishing, kayaking, canoeing, and jetskiing in the summer and ice fishing in the winter. Have you own boat? There is a free public boat access just across the road and a marina about ¼ mile away. (A note about swimming: while the lakeshore is swimmable, it is not ideal, especially for children. There are several sandy beaches nearby we recommend.) Love to fish? In addition to our lakeshore, there are several prime spots within walking distance where you can catch bass, perch, lake trout, northern pike, and lake salmon. You won’t find a better location for kayaking. Paddle south and under the beautiful new Champlain Bridge or across the lake to visit the forts at Crown Point, NY. If you don’t have your own kayaks, you can rent them nearby – they will even deliver them! Don't feel like doing anything? Pull up a chair and sit on the shore...listening to the lapping waves and watching as boats float by is the best way we know of to let go of all your stresses. The best part is, we have no immediate neighbors, so the shoreline is completely private!
Is cycling more your thing? Right from our front door, you can access some of the best bike routes in two states! Ride along the scenic lakeshore, into nearby quaint Vergennes or beautiful Middlebury (you can even ride through a covered bridge), or cross the Champlain Bridge into NY and bike along the lake or into the Adirondacks. No matter what route you choose, the scenery is spectacular!
If you love to hike, you are in luck! Snake Mountain is a gem of a hike and only a 10-minute drive away. Somewhat challenging but easy enough for children, it offers some of the best views of the lake you’ll find! In addition to other amazing trails in VT, you have easy access to Adirondack trails as well. Love a morning walk or run? Step out the door and onto the pedestrian walkway of the Champlain Bridge, which offers breathtaking views up and down the lake. The half-mile-long bridge is lit at night for evening strolls, too.
Craving something more heart-pounding? Vermont Skydiving Adventures, Vermont’s only skydiving facility, is just a couple miles up the road. On a calm day, you can even see the parachutes – and sometimes hear a “Wahooooo!” or two as they jump. For the kids and young-at-heart, Six Flags Great Escape and Splashwater Kingdom is an hour’s drive away in Lake George, NY.
If you love to golf, there is no shortage of exceptional courses! Basin Harbor Club, one of Vermont’s premiere courses, is just 10 minutes away, the Jack Nicklaus-designed Vermont National Country Club is a 45 minute drive in So. Burlington, and there are numerous other beautiful courses all within a short drive. For younger golf fans, Champ’s Extreme Mini Golf is just a mile up the road.
For a more laid-back adventure, check out some of the many historic sites right in our backyard – literally! This part of the Champlain Valley is particularly rich in history, and is showcased on both sides of the bridge. The Chimney Point State Historic Site is directly across the road, and a short walk or drive over the bridge will land you on the Crown Point State Historic Site, the home of the ruins of two Revolutionary War forts and breathtaking views up the lake. Fifteen minutes further down the lake on the NY side is Fort Ticonderoga, a beautiful, fully-restored fort where history comes alive with re-enactments and tour guides dressed in full uniform. Learn about the maritime history of the lake at the Lake Champlain Maritime Museum, just 10 minutes north of us on the Vermont side.
There is no lack of indoor adventures, too! Sample wines at the many vineyards, or craft beers at the many microbreweries in our area….explore the local boutiques (or the award-winning Church Street Marketplace in downtown Burlington), antique shops, or farmer’s markets…take your tastebuds on a culinary adventure at some of the best restaurants found anywhere.
No matter what you are looking to do, we are centrally located to it all! At the end of your daily adventures, kick back and relax while watching as the sun setting over the lake and mountains slowly turns into a starlit sky and twinkling lights reflecting off the water. Having owned the local general store, WAGS, for over 20 years, we have gotten to know both locals and vacationers who frequent the area. The opportunity to purchase and turn Cottonwood into a vacation rental and wedding/event venue has been a labor of love.

Having been part of the Addison County community for many years the Franklins not only love the area because of it's beauty but also the friendliness and kindness of the people that live here.
We can talk about the many attributes that make this property spectacular, but it's the breathtaking lake and mountain views that put it over the top.
This home, lovingly restored by the owners, is a marvelous family vacation spot. Our 3 kids ran around the backyard, explored the lake, watched bats at night over the corn field, and had their binoculars out for birds of prey. The gazebo in the back was the perfect dance platform and sunset viewing location. The house itself has old world charm with all modern amenities. There is only one tub/bath, but two other half baths, so we never felt crowded. Plenty of beds and opportunities for more, as there are unused rooms on the ground floor. The owners were so helpful with things to do from hikes to pumpkins to festivals to what stores to find stuff at. This looks off the beaten track but is actually close to many activities and only 20 minutes from Middlebury. Plus, if you like to fish, go no further. My husband and son fished every evening from 3 different locations, all within waling distance of the house. Note that there is traffic noise from the nearby bridge to NY. Fantastic experience!
Vermont Skydiving Adventures, Vermont's only skydiving facility, is only 3 miles away. For history buffs, Chimney Point State Historic Site is directly across the road, Crown Point State Historic Site is a short walk away, Fort Ticonderoga and the Lake Champlain Maritime Museum are each within a 15 min. drive. There is excellent dining and shopping in both Middlebury (15 min.) or on Burlington's famed Church Street Marketplace (45 min.) Six Flags Great Escape Theme and Waterpark are located 1 hour away in Lake George, NY for the kids and the young at heart. Lake Placid, NY, site of the 1932 and 1980 Winter Olympics is an hour away, and offers shopping, dining, and activities year-round at the Olympic Center.
