This luxury country house has been restyled for the 21st century, without losing any of the homely comforts. Warm and welcoming it is full of comfy sofas, quiet corners, open log fire, but also state of the art music, 14 seat cinema with wi fi connection to all the films, huge hot tub and terraces and glorious English gardens. Solid oak frames around full height windows bring light and air to this property, whilst triple glazing keeps out any winter weather. Open plan rooms with classical proportions give 6,000 sq feet of space to spread out and relax.

The heart of the house is a Mark Wilkinson cook's kitchen with an Aga cooker, a separate back up electric cooker, utility room and huge breakfast sitting room, with doors to south facing terrace and a natural pond. In the woods behind the house you will discover our 'Arctic Cabin Barbecue' which lights up inside to keep 14 people warm and toasty while they cook their delicious kebabs or fish, surrounded by atmospheric reindeer skins and comfortable cushions.

The pond is surrounded by large grasses and is home to ducks and moorhens and their chicks, dragonflies and herons.

There is a huge separate living room and dining room, overllooking the pond and the barbecue and hot tub terace. Plenty of seating and chairs for lounging for friends and family, as well as outdoor seating and dining space.

There is plenty of opportunity to explore the 22 acres of fields surrounding the property that guarantee privacy, seclusion and peace as well as a place to walk that is uniquely yours. If you wish, you can end your walk at a typical local English pub, for a tea, coffee or some traditional beer.

About Penny Holley

We have made extensive changes to this house, as we love terraces, balconies, light filled rooms and oak framing. The garden is very important to us as it features in views from every room. We are delighted we now have so many guests who enjoy it as well.

Why Penny Holley chose Oxford

This is the most glorious property, set in a designated 'area of outstanding natural beauty', which means that it is protected from development. We are surrounded by English countryside and yet 25 minutes to London and 25 minutes to Oxford. The Cotswolds and Sussex Downs are easy to reach and right on the doorstep is the world famous Henley Regatta in late June/July, the summer music festivals, outdoor concerts, theatre on the River Thames, fabulous waterside restaurants with top class cooking, Windsor Castle, Ascot Racecourse for the exciting Royal meeting in June. Any time of year is a good time to be here. We have log fires in winter, daffodils in springtime, autumn colours to enjoy and the garden at its very best in high summer. This is not the kind of house that guests want to leave, when it is time to go, they are already planning when to come back. If you are visiting Europe it is easy to get to Heathrow Airport and you can, for example, be in the south of spain by the afternoon.

What makes this house unique

This was our home until our 4 children moved to London and we moved to another house nearby. We love having guests and have tried to make sure the house remains just like a home, so you feel as comfortable, have as much space and as many luxuries as you have at your own home. Our wonderful gardener makes sure that the garden is a joy and a delight, with both plants and wildlife in abundance. Once you leave the house, within a short journey, you are in the midst of town or countryside, and will never have enough time to do everything, no matter what time of year you visit. Many of our guests return for a second and third visit. They say they love the peace and seclusion and being able to relax undisturbed with friends and family.

2012 Summer Olympics! The Copse was home base for our Olympic adventure. It was so great to escape the congestion of London to this magnificent home in the beautiful lush countryside. The train in Reading was close and quick anytime we wanted to venture into London for events or sightseeing. The location was also ideal for traveling by car and exploring into the county. We had wonderful outings to Bath, Oxford, Wimbledon, Henley-on-the-Thames, and Stonehenge. The owners Penny and Tim were instrumental in helping us plan our trip and then readily available once there to help with any problems or questions. The house is old and quirky in a good way! They have done a great job with keeping this wonderful home and property maintained and refurbished without modernizing it too much and spoiling its character. The numerous bedrooms were all very quiet, private and spread out. Even when our group unexpectedly grew to a total of 14 we had beds for all. The Cinema is unbelievable and the perfect way to watch the Olympics in style when we didn’t have event tickets. The wonderful old country kitchen, complete with Aga was a fun place to cook for a large group. And well stocked with whatever you need to cook and serve. Loved the outdoor terrace and BBQ with the view of the pond and lush landscaping. Hard to say enough about The Copse. It was amazing! I would love to return someday.

Idyllic Setting

Our group of 6 adults and 7 children found the Copse to be absolutely astounding in beauty, tranquility and luxury. Penny and Tim are fantastic hosts, finding the right balance between being available to help with questions and keeping a distance for the party's privacy. The grounds are so scrupulously kept that they almost seem unreal. The house is full of nooks and crannies and comfortable without compromising quality. It was the perfect place to host a 50th birthday party, with plenty of room for everyone. The theater was a huge hit with the younger crowd and being able to walk up the hill to the wonderful Pack Horse Pub was one of the real treats for the oldsters too. In short, it was everything we hoped it would be.

Our house is a wonderful location in itself, which is totally private and self contained, with plenty of space to relax and explore. It is set in the Chiltern Hills, a hugely popular area within easy reach of London, The Cotswolds, Windsor, Oxford. Close to many historic National Trust country houses and at the centre of the 'summer season'. The Henley rowing Regatta happens here, as does Royal Ascot Horse Racing, literary festivals, music performances, lively theatre, Cartier Polo. The restaurants are world class, indeed the Good Food Guide Restaurant of the year 'Orwells' is here, and the food at the local pubs is excellent value and families and large groups are very welcome. Bicester Village, a 'mecca' of outlet shopping for all the major brands, is 45 minutes away and Henley on Thames and Marlow are home to numerous interesting boutique shops. If you have a particular interest, just ask us and we will research it for you.

Specifically we recommend The Crooked Billet in Stoke Row, day trip to Oxford and a tour of the colleges, lunch at The French Horn in Sonning on the banks of the Thames or dinner at the Mill at Sonning followed by a theatrical performance. Some of the best walking and cycling in the area is here, along the Ridgway ancient route which runs for about 50 miles in either direction and can be accessed at Goring. Wonderful boutiques and shops in historic Marlow and Henley on Thames. Royal Windsor course for evening racing throughout the summer and of course Royal Ascot in June and Newbury for the Hennessy Gold Cup in November. Walk in Windsor Great Park and visit the famous town and school of Eton.

Golf courses and riding stables are within easy reach. For those interested in history we are a day trip to historic Cotswolds, Statford on Avon, Bath and Stonehenge. Day trips to London are easy as it is only 25 minutes by train from Reading and trains are non stop and leave every 15 minutes, so it is like being on 'the tube'.
