The house and nearby renovated barn have been carefully restored with exposed wood beams and terra cotta floors, yet appointed with all modern kitchens and baths. This private 27 acre gated estate boasts a swimming pool, screens on all windows and almost 6000 square feet of living space for 16 guests. The grounds include almond, cypress and olive trees, terraces and walkways with potted plants, flowers and fruit trees.

Yet just 5 minutes away you will find the shops, restaurants and galleries of Sansepolcro, a beautifully preserved medieval walled city and the birthplace of Renaissance painter, Piero della Francesca. Sansepolcro, 30 minutes from Arezzo (the heart of Italy), offers visitors first-hand knowledge of what life is really like in Italy, away from the crowds, the long lines and traffic congestion. The main villa sleeps 10: On the ground floor, there is one step up into an entrance hall. The living room has 2 sitting areas, a piano and French doors opening onto a covered patio with a table that seats 14. Also, a sitting room with a flat-screen TV, DVD player, CD player and large Tuscan fireplace. A dining room seats 12. All 3 rooms have spectacular views. The kitchen has granite counters, stove top, oven, microwave, fridge, dishwasher and French doors to small outside patio area. There is a pantry room off kitchen and a utility room with washer, dryer, iron and board and half bath. Wi-Fi connection.
Upstairs: The first floor has a large sitting area with fire place. One bedroom with king size bed and en suite bath with tub and hand shower. Two bedrooms with queen beds, both with en suite baths, one with tub and hand shower, the other with shower. The second floor has one bedroom with queen bed, one bedroom with two single beds and one bathroom with shower.
The barn sleeps 6 total: The ground floor of the large apartment has a great room/living room with 3 sets of French doors, fireplace and two seating areas. Four steps up to a large eat-in kitchen with a table for 8, stove top, oven, microwave, fridge, dishwasher and French doors that open to a side walkway with a spectacular view. Upper level up a flight of stairs has two bedrooms with queen beds and two bathrooms, one with tub and hand shower, the other with shower.
The small apartment ground floor has two steps up to French doors that open onto a sitting room/kitchenette with fridge, oven, stove top and microwave. Also, one bedroom with a queen bed. One sitting/reading room with queen size sofa bed. One bathroom with tub and hand shower.

Staying at the La Palazzina Villa in Sansepolcro was a wonderful experience for my family. Located conveniently in the wonderful Tuscan city of Sansepolcro allowed us to enjoy the history of the region and served as a great "base" for making day trips to Anghiari (medieval hilltown), Arezzo, Perugia (Eurochocolate Festival), Deruta (pottery), Assisi (St Francis), and Firenze (Florence).
Our family loved the beautifully appointed Villa with its spacious, comfortable rooms and modern conveniences. The grounds are beautiful with hundreds of olive and fruit trees. We stayed there in month of August and I can tell you we never suffered under the Italian summer heat because La Palazzina is on a hilltop with a wonderful and constant breeze. Countless hours were spent playing in the pool, kids and adults alike. Everything was so well cared for I could see the pride that the owners have in this wonderful home. In fact, it felt like “home“ and that is my highest compliment, it felt as comfortable as our warm and welcoming Maryland home.
We stayed one week at La Palazzina and the experience was truly remarkable. The location was ideal and served as an excellent point for visiting many medieval towns in the Tuscany and Umbria areas. The beauty and serenity of the Villa and the rolling hills of Tuscany were quite impressive. The accommodations were very comfortable and clean, thoughtfully decorated and well maintained, and provided a wonderful atmosphere for our group of six to relax and savor some great wines after each day of touring the countryside. We will always treasure the memories of La Palazzina and would highly recommend this property to anyone looking to experience the richness and beauty of the Italian countryside.
