This flat is located on a quiet one-way street lined with oak trees in Kensington & Chelsea in central London. A traditional British pub is on the street and two fine restaurants are just one minute away.

The Royal Borough has many bars, trendy cafes and markets. Westfield London, a new billion pound shopping complex, is nearby. The area is a centre of live music, especially at the Shepherd’s Bush Empire.

Holland Park, Notting Hill Gate, Portobello Market and High Street Kensington are only a 10 minute stroll away. You walk to Kensington Gardens and Kensington Palace within 15 minutes. You can easily reach the West End and other parts of London via the local tube stations

About Carl and Liz Risberg

Hello. We own and operate many flats in London. We live in Notting Hill Gate with two of our girls who go to school here. Our oldest daughter studies in Pamplona, Spain. We moved to London 2 years ago to look after our many flats and business. We are committed to our business and the guests that book with us. Our aim hopefully is to send them off with happy feelings and contentment with their stay.

Why Carl and Liz Risberg chose Chelsea

The flat is on a street called Elsham Road. It is lined with old Victorian homes and gorgeous oak trees. The street is mostly residential. At the end of it there are 3 fabulous restaurants one of which is The Kensington Pub. So, going out for dinner is not a hassle. The Westfield shopping mall and Shepherd's Bush Tube Station are 5 minutes away. Morrisons grocery store is just across from the tube station. Convenience and central are the words that comes to mind when staying in this flat.

What makes this apartment unique

This flat has a lovely classy feel to it. The Victorian fireplace is lovely and brightens up the livingroom any time of the year. The kitchen is very roomy and great for cooking up a delicious meal. Shepherd's Bush Tube Station is minutes away which gets you on the central line direct to all the attractions of London. Going to a play at night is easy when taking the tube. The restaurants down the street are wonderful when you are tired and do not want to take a cab, bus or tube to go out for dinner. It's a lovely part of London. Elsham Road is peaceful and safe but, close to all the sites by tube or bus.

Our Experience

We found the location to be a good one with good bus/tube access, and the owners advice about using buses instead of the tube proved to be a good one.

Our overall impression of the flat was that things were a bit shabby, run down, and needing some TLC......starting with the front entrance which looked neglected and needing cleaning up. The grass was nearly up to our knees the day we arrived though it got mowed while we there.

The flat was large enough inside, and the kitchen was fine......though we didn't do much other than use have a quick breakfast there. The bathroom was a real sad one with a cheap old wash stand, old grimy looking floors, and scratchy old towels that were worn out.

Supposedly we were to have an over sized bed but it was barely a standard full sized one. There was no top sheet which would have been nice, and the linens were so thin you could nearly see through them. And the windows could not be opened which during September was not to our liking as we like fresh air.

For someone able/willing to pay these kind of rates (at least for Americans) I think this place would be a bit disappointing. Our overall impression was that with a good cleaning job, a trip to Ikea to get a new bathroom vanity, and some new towels and sheets - this place could be much more welcoming and enjoyable.

Owner's Response: Hello. After these guests left the flat there has been a new wall to wall carpet installed throughout the flat. The master bed is a UK King size bed. Regrettably the guest did not tell us about the linen and towels had she said something we would have been happy to replace them for her. The grass area of the house does not belong to us and therefore we have no control over the cutting of the grass nor the entrance way up to our flat.

Buyer beware!

We were overall disappointed with our stay here for our visit to London for several reasons:

1. The owner listed this property as being on a "quiet, tree lined street". True, from the front. The back, where the bedrooms face, backs up onto an extremely busy, noisy road. In the summer, one needs to keep the window open as there is no central air. Not very restful.

2. Every morning when we woke up there were bugs in the kitchen. I alerted the owner to this, never heard back.

3. Beds - like sleeping on straw. Sheet in closet were dirty so we couldn't change them.

4. As the previous reviewer mentioned, the "exchange rate" he gives you for deposits and such is ridiculous. I tried to ask - no response to this.

5. It took 6 weeks of several times asking to get my security deposit back. I had asked for a check, eventually got a paypal credit instead. At that point I just gave up.

Owner's Response: Both beds in the second bedroom were replaced with new mattresses after the client complained. Unfortunately, she only complained after the stay. We would have gladly changed them attresses during her stay.

Good location, great pre-booking service but beware of fees for services

We have stayed at numerous VRBO properties, at least 1-2 per year for many years, and this was our first experience outside of the U.S. While we would not recommend the property, it may be fine for many as it is a great location.Positives: Carl’s superior service prior to booking, I had many questions and he e-mailed and even phoned twice.The driver at the airport was prompt and courteous. The flat is a good location for seeing London.The phones provided were great to have. Suggestions: keep a notebook for instructions in flat as verbal instructions were quite extensive when we arrived and it would be easier to have something to look at later. Nelly said Carl would come back to explain the fireplace but we never saw him (it was fine since we didn’t need the fireplace).Comments about the flat: we didn’t have a flat sheet for the Queen bed, we found a bag of dirty sheets in the closet and washed those (they were hard, balled up and had stains). There is no storage for clothes other than closet (no drawers and no luggage rack to put suitcase on). The twin room had to put their suitcases on the floor of the family room. The laptop wifi was too slow for us to use, but computer is nice to have otherwise.My main complaint is the cost of the services.When our stay was over there was a little confusion about the transportation for our first guest leaving. We knew the ride back was not included but Carl set it up for us and did not discuss the price. We were charged 75 pounds and I complained but we were still charged.We took 3 other taxi rides during our stay, one of which was 3 passengers/luggage in a larger vehicle and all our rates were 19,22 and 27 pounds. The second item we were charged for was picking up tickets at the Royal Mail. We had tickets mailed and he provided the address, but when they were delivered there was no one there to sign for them so Carl said they would get for us, which was nice, but never discussed the fee. He charged us 20 pounds, while that may be fair, I still think letting us know about the charge before our deposit was mailed back would be the nice thing to do. The other item deducted was for the groceries. We asked for 9 items and asked 5 times for a receipt but didn’t get one. Our charge was 25 pounds (even) so we questioned if that was the actual charge, but never got any proof. When all of the charges were added together, the exchange rate he charged to convert to US to deduct from my deposit was 2.7, vs 1.7 going rate.

Great location!

Very comfortable two bedroom flat. Quiet street, second floor walk up, with a short (5min) walk to the Shepherd's Bush tube station and an excellent shopping mall with great restaurants. Would definitely consider staying here again when returning to London.

London home-away-from-home!

We chose The Kensington because it seemed to be well situated, was reasonably priced and had ample space for our family of 3 adults and 1 teenager. The booking process on-line was easy and any questions I had were answered promptly by the owners via email.

Because our arduous flight from Australia arrived late on a Sunday night, we availed ourselves of the offer to arrange transport from Heathrow and for some groceries to be purchased to feed our travel-weary bodies. The owner met us at the apartment to show us through the flat. We were impressed with the size and set up -the photos make it look a lot smaller. It is located on a quiet street and backs onto a fairly main road, but was very much protected from any noise. It came equipped with wifi,a laptop and 2 phones for use during our stay. The washing machine helped ensure we didn't stink.

Though we did not come to London to spend time in shopping centres (we could do that at home!), we discovered the Shepherd's Bush Westfield within 10 minutes walk from the flat. The Shepherd's Bush tube station was a great place to set out every day and we usually only needed to change once to reach all the major London attractions. On a couple of occasions, feeling very energetic, we tried to walk to some of the sites. Hyde Park, with it's wild squirrels (well, they impressed us!), was a pleasant distance away but we joined the locals in relying on the tube for most other destinations.

We chose to self cater rather than dine out at night. The options for fresh produce were ample - 3 huge markets within 10 mins walk. The only problem was remembering not to buy too much!

Our London stay was all too short, but we were pleased with our choice of The Kensington. It will remain amongst the fond memories we have of our trip. I'd recommend it to anyone planning to visit London.

Excellent base of operations

We stayed at the Windsor flat on a recent visit to London, with a family of four. We have rented vacation rentals in the past, but this was our first time renting internationally. The owners were very patient with us as we navigated the currency exchange process. The flat was exactly as advertised. We found the owner and his staff very helpful and responsive to our requests. The flat is very conveniently located to the tube and overground stations, and we were able to use these as our primary means of transportation. The information provided prior to our stay made navigating public transportation easy.
