Restored 19th Century farmhouse, a short stroll to village centre, set in private 1.5 acres of terraced olive grove with stunning southerly views towards the coast. Cool, light and airy interiors, ceiling fans, white rustic finish walls and terracotta floors. The spacious living area opens via patio windows onto wide terrace with electric awning, and comfortable teak furniture for outdoor living. A breakfast bar separates the Californian style kitchen from the living room. On two levels; the 5 bedrooms & 4 bathrooms (3 ensuite), two airconditioned, include the Studio (w/kitchenette) and covered terrace, a Games room with table tennis and darts. The secluded pool (12x6m), well equipped with reclining pool furniture, attracts all day sunshine. Stroll to the village, collect a newspaper enroute and enjoy a 'cafe' in the morning sunshine or, simply collect the croissants and paper for breakfast on your own terrace.

A rare opportunity to be close to the village but with real peace, set in the centre of 1.5 acres.

About Colin or Elizabeth Cook

The owners are retired having lived in various countries and now spend time every month in Les Micocouliers to enjoy France - and some sunshine. The proximity to mountains, sea and fascinating artistic and scenic heritage of the region provide the variety we wanted in a holiday home which has turned into much more.. - a place we spend 1/3 the year.

Why Colin or Elizabeth Cook chose Callas

We searched for a house big enough for our family and friends to stay, with an easy walk to a small/old village to collect the morning bread eat out in the evening etc without using a car, but with tranquility, a view, access to local walks and within a one hour drive of Nice airport.. All in a region where the weather really is different to the UK, summer and winter

This property comfortably fits our family and our/their friends, 200 meters from the village square, the house is still a minimum 50 meters from its nearest neighbour, so quite private.

It is near enough to the coast for children to visit, yet only 45 minutes from the nearest skiing (or mountain walks in summer).

What makes this villa unique

Callas is close enough to Nice airport (1 hour) to make a short stay viable; something our adult children take every opportunity to visit for golf, wind surfing, enjoying the many facilities in the region or just unwinding by the pool or in the village.

There are hundreds of vineyards all around to learn more about wine and enjoy their product.

The village has four good restaurants within 300 meters of the house so no car) and a Michelin starred restaurant within 5 miles for real celebration.(and there is always Eric (taxi) to drive there).

It is quite possible to park the car and stay for a week without using it again as the village, market and store, can provide everything. tho' we tend to do weekly super market in Draguignan, 20 minutes away.

Two years running!

We loved this house, we came back for more a year later! Walking to the village for bread or to the market is such a treat, with a quick coffee at the bar on the way back you couldn't be anywhere else but France! The owners made the house so welcoming and more information on places to go than you will ever find in a guide book. Suspect we will not be able to stay away for long.

Fabulous villa, perfect location, stunning views

Our extended family - pensioners to teenager - spent two weeks here in July/August 2014. The villa is spacious, very well maintained, with comfortable bedrooms and large, cool living areas. There are lovely outside shaded spaces and terraces with superb views where we dined most evenings. The pool is large and immaculately maintained. The villa and especially the kitchen is very well-equipped. We found everything we needed to feed and entertain our party of 9.

The villa and grounds are very private despite it being just a short walk to the local village for a coffee or meal at one of the restaurants. The owners provide files of useful information and maps about activities and places to visit. The location is great - we took walks from the villa, cycle rides to some of the other hilltop villages, and day trips further afield to Gorges du Verdon and Tourtour, in addition to spending many relaxing hours by the pool.

We hope to return soon and would strongly recommend this property to others.

2 min walk to Callas (pop. 1400), situated in the hills at about 400 metres facing south to the coast 34 kilometres away, retains a truly French way of village life, its own shaded village square, traditions and infrastructure including weekly market, village festivals, boulangerie, tabac, post office and mini market, 4 restaurants and an active olive oil mill. Miles of walks start from the villa. Those who wish, need go no further than a 2 minute wallk to the village for their daily needs. The many other villages nearby, include the fortified village of Bargemon 6KM away, offering a variety of restaurants, views, history, arts and crafts and peaceful walks.

45 minutes drive, reaches either the coast at St Raphael, Frejus or Ste Maxime or, to the north, the stunning Grande Canyon du Verdon and the Lac du Ste Croix with mountains beyond. All with plenty of scope for outside activity for families, including water sports at the coast or Lac Ste Croix, cycling, tennis, picnicing etc.

Other Activities: boules/ petanque.

Golf: Golf is available to La Motte, approximately 12 Kilometers away.

The master bedroom, bedroom 2& 3 and the Studio all have the same view stretching South towards the coast, while bedroom 4 patio doors opens out to the Olive trees to the front of the house. As the villa is set back from the road and from neighbouring houses, all bedrooms are quiet, even though the villa is a very short walk from the centre of the village.

The terrace outside the living and dining rooms acts as an outdoor living area, equipped with wide electric awning, teak dining table and chairs for 10, with a truly magnificent view (see photos) whose peacefulness generates complete relaxation. Airconditioned games room or alternative 2nd living area. The Studio has its own Kitchen area,and terrace, making it ideal for semi independent living for teenage children or grandparents, or for an additional guest/couple. (Studio will not be let separately) *The studio kitchen is equipped for 2 and includes Fridge, m/wave, toaster, kettle, washer/dryer (no hob). Ample room for boule practice on the drive to the front of the house. The Villa is situated on the side of a hill and not recommended for children under 10 or the infirm. (active mid eighties have loved staying)
