The apartment has just been completed end of March 2014 so everything in it is brand new and is finished to a very high standard with mod coms. Spacious and comfortable apartment overlooking Holyrood Park, with stunning views of Arthur's Seat. To add more comfort and privacy to your stay its main door apartment.

The 3 bedroom apartment is ideal for up to 8 guests and is centrally located - an excellent base from which to explore Edinburgh with everything very close at hand. Reserved car parking space plus additional free parking space available.

Just 10 minutes’ walk from the apartment brings you to the imposing Hollyrood Palace (the Queen's residence in Edinburgh) and Park, Scottish Parliament and Edinburgh's famous Royal Mile.

There a many shops including a Sainsbury’s store nearby (only 5 min. walk). Within walking distance to the Playhouse Theatre, Colton Hill, local restaurants, pubs, bistros, shops etc. An excellent choice of buses will take you to all the tourist attractions in and around Edinburgh.

Lots of space!

We booked this property last minute after canceling with a different property that gave us the runaround. Paul was extremely helpful and always responded promptly. The property was very nicely decorated and super spacious - three bedrooms and two bathrooms. Every detail was taken care of - shampoo, conditioner, two hair dryers, dish detergent, coffee,a bowl of fruit, and fresh milk in the fridge! On our first night, we got a few supplies at the Sainsburys a couple of blocks away and were set for the weekend. There is also a TK Maxx in that area :) It was only a 5-10 minute walk to Holyrood Palace where we caught the hop-on/hop-off bus for the two days we were there. The only negatives I can think of are that the floors all squeak and are quite annoying and the rooms could use "black-out" shades since the sun came up at 4:30 am and went down at 10:15 pm :) I would highly recommend this property to anyone and would stay here if traveling to Edinburgh again.

Comfortable, convenient, and clean!

GREAT place to explore Edinburgh. We were a family of four from the US and found the apartment very comfortable and roomy. Even though we were a bit late arriving, Paul met us at the apartment and showed us around. It really has everything we needed.

Being just a 10-minute walk from the bottom of the Royal Mile, we walked it frequently, and only needed a cab once, when we were very tired. This apartment also came with a car parking spot, which (having a car) we needed -- this is rare in central Edinburgh.

Being so close we thought it might be a noisy location, but it's surprisingly quiet, especially at night. I assume there were neighbors next door and above, but we hardly heard them.

If we return, I would definitely stay here again!

Fantastic all around

What a fabulous place. Great location, everything clean and new and beautiful. Paul was very accommodating when we arrived an hour earlier than expected. He was thorough in showing us all the features of the apartment, very kind and helpful. Lots of little extras made it feel like home. We'd definitely stay here again.

Great place, would definitely recommend this apartment! Very clean and roomy, comfortable beds, recently updated décor & furnishings. 5-10 minute walk to the Holyrood Palace and Hop on Hop Off bus stops. Very easy to catch a Hop on Hop off tour to the Old/New Town Centers. Large supermarket 5 minute walk away. No problems with noise at night, felt safe. Paul was there to meet us and show us around, helpful with anything we needed. There was a welcome basket of fruit for us and fresh milk in the fridge! Which was very pleasant, since we arrived after 9:00 pm. We enjoyed our stay here, would rent this apartment again.

Great apartment and perfect location! Thanks

The apartment is in immaculate condition with everything required is provided. We arrived at the apartment later than expected, we had to change our arrival time few times but the owner were really nice accommodating this, on arrival we were greeted by Paul, who showed us around and provided us local information. The location is great for City center by either 25 min walk or 10 min by public transport. Bus stop is just 5 minutes walk away, and so are most of the other shops, Sainsbury, poundstretcher, poundland, etc. We were party of 7 people, 4 adults and 3 young children between 5yrs and 10yrs old and we all had good time, big tv and few DVDs were provided for entertainment. All rooms have been tastefully decorated. The arthurs seat view from living room and bedroom is great, even though we were so close we didn't had chance to visit this beautiful sight, but are sure to be back to explore more. Overall we had fantastic time at the place and would be planning to visit again in the future. Thanks Slawic and Paul for all your assistance. FIVE *****.
