Each of the rooms is light and airey. Fully equipped for a comfortable stay, and Rated 4-Star by Visit Britain. Saxmundham is an ideal base for exploring the unspoilt Suffolk countryside and coastline and the many attractions of East Anglia. You will be within 30 mins drive of Southwold, Halesworth, Woodbridge, RSPB Minsmere, National Trust Dunwich Heath (AoNB), the English Heritage castles at Orford and Framlingham, and much more... It is the perfect place for a relaxing break - at any time of year. Just 4 miles from Snape, and 8 miles (15 mins drive) from the popular seaside town of Aldeburgh on the Suffolk Heritage Coast. Ideal location for walkers, bird-watching, golfing holidays. Only 90 mins from London by train - making it perfect for short breaks too. Just 500 yards from shops, pubs, cafes, and award-winning restaurants. Small, well-behaved dogs made very welcome (at no extra charge).
Flint Cottage has a homely sitting room with log-burner (for cosy log-fires in winter); a well-equipped kitchen, with a hand-built pine dresser which is a real feature; a separate dining room - which overlooks the sunny (private) Courtyard garden at the back of the cottage; and a bathroom - with full-size bath and power-shower over. The main bedroom has a king-size bed, and the 2nd bedroom has a 4'6' double bed. Beds are made up, with cotton bedlinen, before arrival. A hand-towel and a large bath-towel per person are provided.
Single-storey so all the accommodation is on one level, and there are no awkward steps. They are suitable for people with mobility problems, but not suitable for wheelchair use. There are grab-rails on/around the bath/shower. All the duvets and pillows are 'feather-free', and all bedding is freshly laundered using non-biological washing powder.

Many previous guests have described our self-catering holiday cottages as a real 'home from home' - so we've adopted that as our motto!
Several guests have even asked if they can buy the cottage they were staying in! But, they are not for sale. They are here to enjoy while you holiday in Suffolk.
Saxmundham is such a great location - it's an ideal holiday base. With such good transport links, within a half an hours drive (or less) you can get to all the popular places to visit. There are good local bus services too. And the train station (Lowestoft to London-Liverpool St Line) is a few minutes walk away. (But don't worry - there is no train noise at the cottages!) We love the peace and quiet. The friendliness of the people. The wide open spaces. The unspoilt nature of the countryside, coast and heathland... and the local, seasonal food is fabulous!
The cottages are just 5 mins walk from the town's High Street, so very convenient for an evening meal out... or just to pick up a newspaper in the morning. The supermarkets are open 7 days a week, until late in the evening. And, there are lots of independent little shops to browse around too.
The cottages are brimming with charming period character to delight you, and are furnished and equipped to make them very homely and to provide for your every need - a real 'Home from Home on Holiday'!
Aldeburgh, on the Suffolk Heritage Coast, is just 8 miles away (approx 15 mins drive), and the sandy beaches at Southwold, Dunwich and Walberwick are only around 30 mins drive. Beccles (approx 40 mins drive) is on the edge of 'the Broads', where you can hire boats for the day or half day - whether you prefer a motor launch, row-boat or canoe. You can watch the yachts from the historic harbour at Southwold or the quay at Woodbridge.
Saxmundham is a perfect location as a base for golfing holidays/short-breaks as it is within easy reach of all the local courses.
There are several excellent 'Pay 'n Play' 9-hole and 18-hole golf courses locally, offering a choice of terrain.
The nearest is Aldeburgh (approx 7 miles away), but all are within 30-45 mins drive - including: Thorpeness, Southwold, Halesworth, Woodbridge, Lowestoft and Ipswich.
Special Interest Holidays
Clay-pigeon shooting locally. There are two vineyards within 30 mins drive - offering tours and wine tastings. Literary events and annual Poetry Festival.
How to get there
250 yards from Saxmundham railway station (don't worry, no train noise at the cottages!). Direct rail service from London-Liverpool St. (journey-time approx 1½ hours) and rail services from all other parts of the country. The cottages are less than 1 mile from A12. 70 miles (approx 1½ hour drive from Junction 28 of M25).
Airports: Stansted or Norwich. Excellent public transport service locally - buses, trains, taxis to all places of interest in the Suffolk Heritage Coastal Region/East.
Places of interest in the region include the ever-popular coastal towns of Aldeburgh and Southwold, the riverside town of Woodbridge, the historic castles at Framlingham and Orford, Halesworth, AONB Dunwich, RSPB Minsmere... all are within approx 30 mins drive of the cottages. Aldeburgh 8 miles. Thorpeness 7 miles. RSPB Minsmere 6 miles. (National Trust) Dunwich Heath (AONB) 6 miles. Benjamin Britten's concert hall at Snape Maltings 4 miles. Leiston (Long Shop Museum, abbey ruins, etc) 5 miles.

Changeover-day for weekly bookings is Saturdays during peak times (beg April - end Oct) and Fridays from beg. Nov - end March - to accommodate 3/4-night short-breaks. Short-breaks: 3-Night Weekend breaks - Fri, Sat and Sun. 4-Night Mid-Week Break.
A 'Booking Deposit' of 25% (or £150.00 - whichever is more) is required to reserve your chosen dates. The balance must be paid within 8 weeks of your arrival. If booking within 8 weeks of your arrival-date, full payment must be made when booking.
