This is a fantastic, family-friendly home - we lived in it ourselves with increasing numbers of children for the best part of a decade! The cottage contains 6 bedrooms: 1 downstairs ks dbl; 1 upstairs ks dbl shower en suite; 1 upstairs twin bed room; 1 upstairs triple bed room; 1 upstairs twin bed room; 1 upstairs ks dbl. In addition, there are 2 double sofa beds, one in each sitting room. Cots and extra mattresses are also available. In addition to the en suite shower room, there are 2 shared family bath/shower rooms and a further downstairs shower room, plus one additional toilet. The cottage can be partitioned into two halves, with separate kitchens, utility room/cupboard and entrance doors. The main large sitting room contains seating for all, plus several large tables and enough dining chairs for large family meals. There is also enough outdoor seating and tabling to feed the whole party. The main kitchen is very large and also contains its own seating: table for 8 plus 4 bar stools at the breakfast bar. There is an additional smaller dining room, kitchen and sitting room with TV (Free view) & DVD on the ground floor. There is ample parking for cars in 2 parking areas, access is via the gated, secure entrance to the main estate and then along a smaller access road taking you right up next to the cottage. Each kitchen is fully equipped with cooking and serving equipment sufficient for the large numbers that the cottage accommodates. There is a large fridge and freezer, dishwasher, drier, washing machine, gas hob and electric oven, microwave, in each kitchen/utility. One side of the cottage has a fenced patio with outdoor seating and sun shades- this is a glorious sun trap. The front of the cottage has a smaller patio and a garden of approximately half an acre, the boundary of which is marked by fencing and gates. Beyond the garden are private woods to which there is no access. There is access to National Park via a short footpath running through the estate up to Castle Hill Lane, from where you can walk or cycle in any direction along the managed footpaths or across the open forest. The cottage is filled with books for all ages, toys and DVDs for your children. There is a very wide range of baby/child gadgets and furniture, a full list can be provided on request.

About Alix Brebbia

Burley Hill has been in our family for over 30 years. The Cottage was our home, with our 4 children for many happy years and we now live next door in the main house. We know how difficult it can be to pack everything you need for family holidays so we have tried to make sure we have thought of everything!

Why Alix Brebbia chose Burley

We have always found it hard to find accommodation for our extended families or friends to go on holiday and recently realised that we had the ideal place on-site! The cottage offers flexible accommodation for large family groups. It is a complete house but can be 'split' into two by closing the double doors on each level, with separate kitchens, utility, heating controls, sitting rooms etc, allowing grandparents or younger children to find a quieter place away from the rest of the party, plus space for some independent cooking or entertainment if needed. The large central room or outside patio (weather permitting!) allows for big family meals or games. Catering is easy in the large family kitchen, with some enormous pots and pans for those big meals. The house is filled with books for all ages and toys appropriate for the ages of your children. From the cottage, there is access to a short footpath running alongside our sheep and pig paddocks, leading directly on the open Forest, from where you can cycle and walk for miles on managed foot and cycle tracks. There is a play shed for children, or you can use it to store your bicycles, set in half an acre of garden backing onto the woods (you have to share it with the many deer!) We are on hand to give advice about local activities and deal with any problems of plumbing or electrics as they occur.

What makes this cottage unique

There are around 40 deer in our woods, with free access to the paths and gardens around the cottage. For this reason, only a few flowers and shrubs grow in the garden and you may find deer droppings on the grass - part of country life! It is wonderful to wake in the morning and find a dozen deer grazing on the lawn - a site that we never tire of and we hope you will enjoy.

If you do not own a car and want to travel here on public transport and then hire bicycles to explore, this is easy to arrange at the cycle hire shop in the village. The best transport route from Heathrow or Gatwick is by bus to Ring wood, from London, Oxford, the North and the South West by train to Brockenhurst where you can get a taxi to Burley. If you are travelling very light and the weather is on your side, you could hire your bicycles in Brockenhurst and cycle here, it is a lovely route.

Perfectly Comfortable, Super organised

We hosted a family birthday get-together at Burley Hill Cottage and it is near impossible that there could have been anywhere better. The decor of the cottage fits perfectly with it's countryside surroundings and provides a beautifully smart and comfortable space for a large group to relax.

The property "is one" with the new forest with wild deer passing through the beautiful garden. There is easy access to local walking routes and the village of Burley is within walking distance. One of our guests arrived by train at Brockenhurst and was with us after a 5 minute taxi ride.

There is ample sofa seating as well as a large dining table and chairs in the main living area, along with plenty of corners to sneak away into for a little quiet time. Other reviews, like mine, fail to convey the extent to which every possible detail has been addressed. Every single item that I took with me (just-in-case) was redundant: Olive oil, check. Kitchen towel, check the list is endless. Given that if you are considering Burley Hill House then you have a large group of people to accommodate, the last thing you want to be worrying about is packing a pepper grinder!

We had a range of children with us from 18 months to 12 years old and found everything we could have possible needed from cartoons on DVD to toys and a high-chair.

Perfect setting for a large group get-together

We had an amazing time at Burley Hill Cottage and cannot recommend it enough ! The meticulously thought-out living space fulfilled our requirements and more. We loved the layout and the children found the house the perfect platform for great adventures. The bedrooms were extremely comfortable and we all loved the long dining table in the spacious lounge area. The ample-sized kitchen proved a wonderful place to cook, dine and converse ! The garden became a favourite after all of ten minutes, with the children enchanted by the surrounding woods - was great to have both a patio and a lawn at our disposal too. There was definitely a touch of magic about Burley Hill Cottage, from the moment you drive up the path with it's adjacent fields (and even sheep !) to the surrounding walks and of course the beautiful New Forest and it's wild horses. Highly recommended and we can't wait to go back.

A perfect country retreat for the family.

Upon arrival we were incredibly impressed. The driveway is amazing!!
Pristine garden area out the front of a fantastic house. Huge amounts of space for us (6 adults and 6 kids) and with really close proximity to shops, a great pub and a short drive to local beaches and woods. The entertaining area was great with a huge dining table and great relaxing area for the whole family and a DVD with the kids.
Personally, the kitchen was a highlight but, I love to cook. Everything you could want in a pantry was there and the oven, fridge/freezer and amenities were great and more than expected. Cooking big meals was a dream and having kids plates and cups was a noted inclusion that we appreciated.

We had a brilliant stay for the week we were there. We will definitely go back and we have already mentioned it to friends. There are toys for the kids, great space for adults to unwind and relax and we honestly thought it made a week away truly great.

Peaceful, family-friendly cottage

We had a wonderful stay at Burley Hill. The cottage is in a great location in the heart of the New Forest - 'away from it all' on a private estate with easy access to the New Forest but right next to Burley village and amenities. We were 3 families (6 adults, 6 children ages 9 months to 6 yrs) and the cottage was perfect for us, with plenty of room to spare. Alix had thought of everything we might possibly want (the kitchen is the best-equipped I have ever seen in a holiday rental and made cooking a pleasure) and provided everything appropriate for the ages of our children. She was extremely welcoming and had even received my supermarket delivery earlier in the day and put things away in the fridge for me! There are loads of things to do in the area for all ages and Alix had plenty of advice and useful local knowledge. Day trips to beaches at Bournemouth and Hengitsbury Head were easy and great fun and our kids also loved the nearby adventure park at Moors Valley. There was plenty to do but we also had fun just relaxing at the house and exploring the New Forest from our doorstep. We will definitely be back!

Burley is a lovely village, located in the heart of the New Forest but within easy reach of the A31 and A35, affording quick access in all directions to a wide range of countryside, beach and town activities. Surrounded by the National Park, horses, cattle, donkeys, pigs and deer roam freely. The village itself has 3 pubs, a Post Office, village stores, a variety of tourist shops and tea rooms, bicycle hire, a cider farm. There is easy access to a wide range of beaches and seaside villages and towns, in addition to Bournemouth, Lymington, Southampton and Salisbury. The nearby town of Ringwood contains supermarkets, high street shops, a library and other amenities. Inland lakes and the sea provide scope for a wide variety of water sports and there are several local golf courses, horse riding stables and fishing / shooting specialists. The New Forest is a very popular tourist destination, not only because of its outstanding natural beauty but because it is so conveniently located for access to much of the southern coastline and the Isle of Wight. There are very few outdoor pursuits that cannot be organised in the area!

Notes The cottage has its own garden and sits within the grounds of a private estate. Access is via a shared tarmac driveway and then by the cottage's own gravel driveways to two separate parking areas. The woods and areas other than the cottage garden are private and access to these is not included in your holiday rental. A public footpath runs alongside the tarmac driveway giving forest access.
To create a confirmed booking, the damage deposit of 500 must be received. Your reservation is not confirmed until this amount has been received. The full balance is due 4 weeks before the start of your stay. Late payments will result in your booking being offered to another client. You will receive a reminder that full payment is due. Payment is by bank transfer into our bank account.

  • We have tried to make the bedrooms as flexible as possible. There are 3 fixed king-size beds in total, plus 2 extra king-size sofa beds in the sitting rooms. The triple room can be used as 3 individual singles or a super-king and single. One twin room can be converted to a super king bed and the other twin room has a truckle bed that can be removed and replaced with a cot. There is also room for a travel cot in most of the other bedrooms.
