This is a fantastic, family-friendly home - we lived in it ourselves with increasing numbers of children for the best part of a decade! The cottage contains 6 bedrooms: 1 downstairs ks dbl; 1 upstairs ks dbl shower en suite; 1 upstairs twin bed room; 1 upstairs triple bed room; 1 upstairs twin bed room; 1 upstairs ks dbl. In addition, there are 2 double sofa beds, one in each sitting room. Cots and extra mattresses are also available. In addition to the en suite shower room, there are 2 shared family bath/shower rooms and a further downstairs shower room, plus one additional toilet. The cottage can be partitioned into two halves, with separate kitchens, utility room/cupboard and entrance doors. The main large sitting room contains seating for all, plus several large tables and enough dining chairs for large family meals. There is also enough outdoor seating and tabling to feed the whole party. The main kitchen is very large and also contains its own seating: table for 8 plus 4 bar stools at the breakfast bar. There is an additional smaller dining room, kitchen and sitting room with TV (Free view) & DVD on the ground floor. There is ample parking for cars in 2 parking areas, access is via the gated, secure entrance to the main estate and then along a smaller access road taking you right up next to the cottage. Each kitchen is fully equipped with cooking and serving equipment sufficient for the large numbers that the cottage accommodates. There is a large fridge and freezer, dishwasher, drier, washing machine, gas hob and electric oven, microwave, in each kitchen/utility. One side of the cottage has a fenced patio with outdoor seating and sun shades- this is a glorious sun trap. The front of the cottage has a smaller patio and a garden of approximately half an acre, the boundary of which is marked by fencing and gates. Beyond the garden are private woods to which there is no access. There is access to National Park via a short footpath running through the estate up to Castle Hill Lane, from where you can walk or cycle in any direction along the managed footpaths or across the open forest. The cottage is filled with books for all ages, toys and DVDs for your children. There is a very wide range of baby/child gadgets and furniture, a full list can be provided on request.

Burley Hill has been in our family for over 30 years. The Cottage was our home, with our 4 children for many happy years and we now live next door in the main house. We know how difficult it can be to pack everything you need for family holidays so we have tried to make sure we have thought of everything!
We have always found it hard to find accommodation for our extended families or friends to go on holiday and recently realised that we had the ideal place on-site! The cottage offers flexible accommodation for large family groups. It is a complete house but can be 'split' into two by closing the double doors on each level, with separate kitchens, utility, heating controls, sitting rooms etc, allowing grandparents or younger children to find a quieter place away from the rest of the party, plus space for some independent cooking or entertainment if needed. The large central room or outside patio (weather permitting!) allows for big family meals or games. Catering is easy in the large family kitchen, with some enormous pots and pans for those big meals. The house is filled with books for all ages and toys appropriate for the ages of your children. From the cottage, there is access to a short footpath running alongside our sheep and pig paddocks, leading directly on the open Forest, from where you can cycle and walk for miles on managed foot and cycle tracks. There is a play shed for children, or you can use it to store your bicycles, set in half an acre of garden backing onto the woods (you have to share it with the many deer!) We are on hand to give advice about local activities and deal with any problems of plumbing or electrics as they occur.
There are around 40 deer in our woods, with free access to the paths and gardens around the cottage. For this reason, only a few flowers and shrubs grow in the garden and you may find deer droppings on the grass - part of country life! It is wonderful to wake in the morning and find a dozen deer grazing on the lawn - a site that we never tire of and we hope you will enjoy.
If you do not own a car and want to travel here on public transport and then hire bicycles to explore, this is easy to arrange at the cycle hire shop in the village. The best transport route from Heathrow or Gatwick is by bus to Ring wood, from London, Oxford, the North and the South West by train to Brockenhurst where you can get a taxi to Burley. If you are travelling very light and the weather is on your side, you could hire your bicycles in Brockenhurst and cycle here, it is a lovely route.
