I'm an Italian, working for years in the hospitality industry, moved in Edinburgh the since the 2007. After being traveling and working between Italy-Europe and USA, I've found my peace of mind in Edinburgh since It is a city with everything a city can offer, but at the same time It's quite and livable like a small town.

Excellent flat, clean and spacious, close to town.

Prior to our arrival Sante contacted us to let us know what travel options there were between the airport and the flat. He was there to greet us, was friendly and helpful, he showed us around and let us know about the area and bus services into the city. The flat was very roomy and spotless with everything we needed for our stay. It was very quiet inside and outside. The bedroom was very large with wardrobe space. The bathroom was also large with toilet, sink, shower and jacuzzi bath. The kitchen was small but perfectly formed with everything we needed including a very large fridge freezer and washing machine. The lounge was spacious and had tv, dvd player and dvd's and a stereo. There is also wifi access and some Edinburgh guide books and maps. The lounge opens out onto a small patio area with table and chairs. It is set in the communal gardens but surrounded by shrubs so nice and private.

The area itself is up and coming with a few nice pubs and restaurants. We enjoyed time in Woodland Creatures, a pub/restaurant a couple of minutes walk away and Tapa, an excellent Tapas restaurant towards Leith, about 15 minutes walk. It took us roughly 15 minutes to walk into the city centre and there are regular buses, the stop is a couple of minutes walk and the fares are £4 for an all day ticket and £1.50 for a single. Be advised- you need to have the exact fare!

We thoroughly enjoyed our stay and would definitely recommend the flat, in fact, if we're ever in Edinburgh again, we will try to stay there. Many thanks Sante x

Spacious, quiet and close to the city - Excellent

Sante was friendly and helpful. He had been in touch before our stay to give us directions as well as very comprehensive details of the possible travel options from the airport to the flat. He showed us around the flat and gave us information about the bus service and local area. The flat itself was very roomy and clean with everything we needed for our stay, a large bedroom with wardrobe space, the bathroom was also roomy. The lounge was large, with TV, DVD player and some DVD's as well as a stereo. The kitchen was a little bit small, but perfectly formed with everything we needed (a large fridge freezer, toaster, microwave, kettle, oven, hob and washing machine. Off the lounge, there is a little secluded patio area set in the fully enclosed communal gardens which were quiet and peaceful. The area itself, although a little run down, seems to be on the up with some good restaurants minutes away. Woodland Creatures, a pub/restaurant on Leith Walk, does very nice, unfussy food at very good prices and has a nice vibe with good music. And we also went to Tapa, about 10 minutes walk away towards Leith, also did really tasty Tapas. My daughter and I felt very safe in the neighbourhood and didn't witness anything untoward.

It took us about 15 minutes to walk into the centre but there is a very good bus service (£4 all day tickets or £1.50 for a single)- be warned, you must have the correct money because the drivers don't give change!

All in all, we would definitely recommend the flat, is is very good value for money, and, if I'm ever in Edinburgh (which is so beautiful by the way), I will definitely try to stay here.

Nice flat, close to the city

Warm amd friendly welcome from Sante who showed us around the flat and gave us useful information about the area and buses etc. Some guidebooks were available. The flat is conveniently situated, it took us about 15 minutes to walk to the city and there are regular buses from a stop a couple of minutes away. The flat itself had everything we needed, it was quiet, warm and comfortable. A little outside patio area set in a communal garden but private as surrounded by bushes. Overall, we had a lovely stay and would definitely stay here again if we were in the area.

Nice flat, good value. For us, location not ideal

The apartment is just as described--clean, spacious, comfortable, and well furnished. We did not meet Sante, but all his communications were clear, prompt and helpful. Carmela met us upon our arrival and showed us around. She was friendly and welcoming and answered our questions and gave us recommendations for restaurants, groceries, and so on.

Our only reservation was the location: as two female visitors, we did not feel particularly safe outside after dark. We did feel safe in the apartment and outside during the day. In addition, it was a solid 30-35 minute walk along a busy, noisy boulevard to the Royal Mile, museums, and other attractions, which was farther than we'd expected based on the property description. Buses and cabs are available, it's mainly an issue if you want to be able to walk and be in Edinburgh proper. This is Leith and not the old World charm Edinburgh is known for. The Leith neighborhood is up and coming, but still seemed sketchy to us. For example, we encountered 2 men involved in an illegal deal in a parking lot just around the corner of the apartment. They did not threaten us, but we were uncomfortable encountering them.

But overall, the flat worked well for us. Pluses were Carmela and Sante, the quality of the flat for the price (a good value), and the many good restaurants nearby. The negatives were the distance of the flat from historic Edinburgh (solid 30-35 minutes for fast walkers) and what we experienced as the somewhat unsafe feel of the Leith neighborhood that's still emerging from its rough past.

I'm sorry that the neighborhood did not meet your expectation, I can guarantee that if some illegal activities is been witnesses, I will personally inform the authorities to start an investigation. The property as described in the web site is 15/20 minutes walking distance from Waverley station on the west end of Princess street. The OLD Edinburgh is further 10 minutes away from there. nice clean apartment

What a thoroughly nice stay only 20 mins walk to the centre of edinburgh.

The owner gave great communication prior to arrival and showed us around on arrival then left us alone to enjoy our stay.

The apartment was clean, tidy, smelled lovely and had a well equipped kitchen.

Our only negative (and its hardly a negative) it that the bath towels are slowly slightly small and it would have been nice to have access to a spare pillow for the bed.

Have already recommended to others and this would certainly be our first place to look to book if coming to the area again

The property is centrally located , well placed for Leith Walk, the city centre and many shops, bars and restaurant that are available in Leith Walk. The Main shopping area of Princess Street and Ocean Terminal are accessed via the good transport links. The main Waverley station is approx. 15-20 mins on foot.
