This new provençal property is ideally set in over one acre of grounds, surrounded by stunning green vineyards and situated in the beautiful village of Cotignac. This charming home is spacious, airy and tastefully furnished to a high spec throughout.

Downstairs guests can enjoy a large living area, with comfortable sofas, a separate kitchen (with large dining table), an en-suite king size bedroom with french doors leading to the terrace and a downstairs toilet. The interior includes a large hd flat screen TV with UK satellite TV channels, wifi internet, personal safe.

Upstairs there is a large bathroom (2 sinks, large bath), one king size bedroom, one double room and one twin single room.

The provençal interior is welcoming, you’ll find unique open beams and interesting pieces of furniture collected from local braconte markets.

Outside is the perfect place to unwind. Soak up the scenery and enjoy alfresco cooking and dining.

The spacious terraces have many shaded and private areas, plus an array of wonderful flowers and fresh herbs. The (10x6m) swimming pool is south facing with stairs and a shallow area, ideal for small children. All outdoor areas are well equipped with comfortable sun loungers, seating areas, tables, parasols, gas barbecue, outdoor oven and the famous (amongst guests!) Dancing Bear’s Bar.

As foodies ourselves, we understand that for you to live the Provence lifestyle, a well equipped kitchen is essential. There is nothing more satisfying than preparing a fresh meal for friends and family. With a variety of bakeries and great shops nearby you won’t need much inspiration, however, you’ll find a selection of our favourite traditional recipes - just incase. There is a cooker, large American style fridge freezer, outside oven, dishwasher and washing machine.

Surrounding area: Cotignac is a vibrant, friendly village with many shops, cafés, bars and restaurants. On Tuesdays a large provençal market dominates the main square. The village lies 45 minutes to 1 hour between the beautiful beaches of the french riviera and the gorges du verdon, making it an ideal base to explore from. The nearest beaches to reach are around ste maxime and frejus (50mins) both with aquaparks for the children. Drive south across the maures hills to reach grimaud, port grimaud and st tropez (1hr). North, the unspoilt lac st croix (45mins) is a must, with swimming and many water sports on its turquoise water. Further on the dramatic gorges du verdon (50mins), france's own grand canyon, has canoeing, rafting and the most spectacular scenery. Nearby places to visit include the abbey du thoronet, the waterfall at sillans-la-cascade, the chateau at entrecasteaux and the many picturesque villages such as villecroze and toutour 'the village in the sky'.

About Carl and Viv

We spend alot time in Cotignac, Carl first found it in 1998 and fell in love with it's vibrant and friendly ambience. We enjoy the range of activities on the doorstep and how easy it is to get soak up the coastline. Nice is personal favourite! We love the winter months here, you can see so much with bright sunny days and enjoy a cosy fire and bottle of wine at night. When we are not in France, we live and work in the UK. We find it easy to find great deals on flights to Nice and trains from most areas in the UK and hope you do to.

Carl was in charge of building the property in 1998, he saw potential for a beautiful home and fell in love with the location and space. Building this home to a high spec was great and we're very pleased with the outcome.

What makes this villa unique

For us, it's the scenery surrounding the house - it is wonderful, and very spacious. The large pool and gardens are just ideal, we recently revamped the pool bar and feedback from our regular holiday makers has been excellent.

Idyllic location - Great for a large party!

My wife,daughter and I joined my in laws at this wonderful house set in a beautiful vinyard just outside cotignac (about 25 mins walk into town).

We arrived with our 1 year old daughter and met up with the rest of the family who arrived a couple of days before.

Carl and Viv (the owners) had set us up with everything we could need for the little one. A really good travel cot was set up in one of the bedrooms upstairs and a basket of baby essentials was provided - which was really handy especially as we were travelling with only carry on luggage! - A lovely touch.

The house was large and very well equipped, the massive kitchen had everything you possibly need and the pool was beautiful and just the right temperature.

We went into Cotignac most evenings, a wide range of bars and restaurants await which are situated in a beautiful pedestrian treelined street.

Met with Carl and Viv and most of their family who were on holiday at the same time as us - all lovely people who make you feel very welcome and enjoy a party. Would recommend the bar de l'union at the end of the street. I felt like a local after 1 beer.

Thanks Carl and Viv, we will be definately visiting again in the future!

Absolutely beautiful! We found the pearl!

This beautiful villa was everything we wanted for a really perfect stay. It is a very spacious and well proportioned house with good quality furnishings and very well equipped. All rooms were newly decorated to a very high standard and the house was in an immaculate clean condition.

The very large patios surrounding the property meant that we could 'live' outside in sun or shade and take full advantage of outside dining using the large BBQ which was provided. The large swimming pool was clean and well maintained with ample sun beds and shaded areas. The beautiful garden has mature shrubs which gave a gorgeous perfume in the evening, and it is surrounded by ancient vines.

We enjoyed visiting the many near by vineyards and sampling (and purchasing) the delicious wines in each! Only a 30 minute walk away is the lovely, traditional and friendly village of Cotignac. The village boasts many highly recommended restaurants with outdoor eating facilities in the quiet tree lined streets. Locals were very friendly and welcoming and the food was delicious.

We found driving to the south coast a real pleasure and places such as St Tropez and Ste Maxime were only an hours drive away. We also enjoyed parking the car in Les Arcs and using the coastal train to see the coastline and visit Nice and Cannes. The information leaflets in the villa were very helpful as was the tourist information centre in the village. Our favourites also had to include swimming in the clean, warm waters of the lake and then exploring the breathtaking Gorge du Verdon . Eating oysters and prawns, outside, in the market square of Carces was a memorable and very French experience.

Shopping - not a problem. All the surrounding towns have markets on all the week days. Small local shops provided all our needs but also nearby Carces has a larger supermarket.

We would highly recommend this property and have in fact done so. Two of our friends are booked in as are family members.

Even though we stayed for a month, we still have many places to visit and we guarantee to be back! Thank you so much Viv and Carl for working so hard to ensure that we had everything we needed.

The house is exactly what it says on the tin. Very charming and you have plenty room to relax, cook, read, sunbathe. It's very conformable and had everything we needed. We have two girls and one boy agesd, 6, 8 and 14 and they absolutely loved the pool and gardens. We enjoyed quality family time, in a truly beautiful spot. We will be back! Exploring the village is a real treat, so much on your door step as very safe , relaxed feel. A car is essential for getting about to neighbouring towns, but it has to be said Cotignac is the best there is. Taking the whole family next summer! ..... Happy days.

Cotignac is an absolute GEM!

It is without doubt one of the most charming, relaxing and beautiful places on the planet, never mind France. It's ideally situated for explorers who can expect to find magical caves, stunning lakes, beaches, cycle routes and vibrant towns like Cannes, Antibes, St Tropez and Nice.

If you are looking to unwind in a spacious well kept home, enjoy sampling a range of breathtaking walks, vineyards and restaurants -this is place is just excellent.

We first found Cotignac 10 years ago, and like the wine, it does get better with age. The people are great, the vibrant village has a special friendly and warm feel. There are fantastic weekly markets to try in all the nearby towns, but Cotignac's Tuesday market is the business, it's got the ambience and scenery needed for an ideal French retreat! You can walk into Cotignac from the house in just ten minutes.

There are a range of activities to enjoy, a full information booklet is provided and we are of course on call to give you some great tips. The house is fully kitted out and beautifully furnished, it is ideal for BBQ's and alfresco cooking and dinning. The gardens are vast giving you ample space. The pool (10x6m) is completely private, it has stairs and a small shallow area for children. The 'Dancing Bears' pool bar is a unique, unforgettable feature.

You will love waking up to the sunrise and walking into the village to parle France with the locals over a cafe and baguette, before exploring, getting physical on a Kayak or heading back for lunch and relaxation at the house. It's a wonderful place to be all year round, although quieter in the winter season you can enjoy blue skies, warm days and a cosy fire on the night time.
