Hamptons Farmhouse is located in the beautifully rural area between the villages of Plaxtol and West Peckham in Kent, the Garden of England. Amazingly quiet and peaceful, set in 9 acres of land, all that can be seen is rolling countryside, yet we are just 32 miles from the centre of London with all its theatres, tourist attractions, shopping and cultural activities.

The three holiday lets include 'Stable Cottage', 'Willow Cottage' and the newly converted 'Little Apple Barn' all of which are of a very high standard and all benefit from the outstanding location and facilities of Hamptons Farmhouse.

On our 9 Acre site there is so much to do: past the cottages unfolds the beautiful gardens with duck pond on which you can paddle around on the row boat. Or play open air table tennis under the shelter of the barn; take afternoon tea on the lawns or if you feel more energetic play croquet or even tennis in the all weather courts.

The Hamptons Farmhouse site is very child-friendly, it is safe and secure (including the water areas) but is filled with adventure and excitement. The ‘Fort’ is a camouflaged climbing frame with swings, monkey bars, climbing wall and 40m zip wire. By the giant redwood tree, on which swings and trapeze hang, is the massive 17’ x 12’ super bouncy Jump King trampoline. The genuine gypsy caravan is a cosy place to chill out for children and adults alike. Secret dens, seven dwarf's woodland playhouse, climbing trees, and farmhouse animals add to the overall blissful experience. A new feature will be the Tree House - construction started last year. It should be finished spring/summer 2014.

For adults, there are so many areas of the gardens and land where you can sit and read; listen to birdsong or simply wander around. Local walks abound, one passes by the edge of our land and leads you through orchards to wonderful local pubs such as the Kentish Rifleman or 20 mins rural walk in the other direction to the Swan on the Green pub restaurant with its own microbrewery for those who like to try local ales.

The three holiday homes, Stable Cottage, Willow Cottage and the Little Apple Barn at Hamptons Farmhouse are the perfect retreat from the hustle and bustle of our busy lives but an easy journey to London just over an hour away and only 35 mins from Sevenoaks to Charring Cross. From there the London Eye, Theatre land, Covent Garden, Leicester Sq and West End and other tourist attractions are in easy striking distance for an evening or day out.

This luxury 2 bed converted stable overlooks the gardens, open fields and the old three-bay-barn (used in former times for the hop harvest). The cottage has been refurbished to very high standards. The main bedroom has a wrought iron double bed with sumptuous pocket-sprung mattress. The single bed room has the additional hay-loft with a further two mattresses for those who don't mind climbing up. The granite topped kitchen has everything you need and the TV has an integral DVD. Step outside to your own patio area under the huge willow tree and eat al-fresco overlooking the rolling Kent countryside. The grounds have everything for a fun, romantic or relaxing break. Play tennis, boat on the pond, take the zip wire from the climbing frame; explore the bridal paths and walkways through orchards and strawberry fields to the fabulous local pubs.

A superb cottage in a beautiful location with plenty of amenities for both children and adults. So much thought has been put into providing everything that young children in particular will need for a perfect holiday.



Katie and Andy have done wonders to provide a 'home from home' environment where parents and children can relax and have fun - something like this would have been wonderful for us 36 years ago!!

The Stable Cottage, Little Apple Barn and Willow Cottage at Hamptons Farmhouse are the perfect retreat from the hustle and bustle of daily life but it is an easy journey to London and only 35 mins from Sevenoaks to Charring Cross by train. From there the London Eye, Theatre land, Covent Garden, Leicester Sq and West End and other tourist attractions are in easy striking distance.

You really don’t have to leave our site but Tunbridge Wells and Sevenoaks are 15 mins drive away, with Tonbridge closer still, and each have shopping, swimming pools and an abundance of restaurants.

Larkfield swimming leisure centre has wave machines water cannons water slides, whirlpool with plug plunge and a 25m pool for swimmers as well as animal themed toddler pools is 9 miles away.

Hop Farm Family Park, with Giant Jumping Pillows, Magic Castle, Funfair rides, Animal Village, Indoor Soft Play, Outdoor adventure play area and ‘4D’ cinema is just 7 miles away.

Kent Life is a 28 acre, premier heritage farm attraction that encompasses a wonderful farmyard with a family of friendly animals ranging from donkeys, horses and ferrets to piglets, goats and lambs, many of whom are reared on site. 13 miles.

Bewl Water is a fabulous outdoor centre and lake with aqua orb hydro balls, kids fishing , model boats, mini golf, cycling, sailing, regattas, dragon boat races, food and craft festivals and much more throughout the year.17 miles

Kent has 42 beaches of its own but the closest ones to Hamptons Farmhouse are in East Sussex at Hastings, Pevensey, Camber Sands, Bexhill and Eastbourne which are about an hour or so away depending on where you end up.36 miles

For those who like shopping there is Bluewater, one of the largest shopping arenas in Europe with over 330 stores and restaurants plus three leisure villages

Golfers have a huge local choice with 6 courses within 3 to 9 miles including Knowl Park and Kings Hill

REALLY, REALLY LOVELY

I am between houses and Stable Cottage is a perfect place of transition. It is rural with stunning countryside views, yet close to Tonbridge. Lovely walks, table tennis, croquet, tennis courts, bbq - my grown up children love it too. Pin drop quiet.

The actual cottage is kept spotless, the kitchen/family room is delightful, sunny, sweet ... it just has "it" if you know what i mean.

Would def. come again.

IT DOES WHAT IT SAYS ON THE CAN...

This cottage ticks all the boxes on its listing - beautiful both inside and out, rural but easily accessible by road, child-friendly (for our 14 month old grandson right through to our twenty-something daughters and friends who played croquet,ping pong and tennis, paddled on the pond and enjoyed some of the robust play equipment), a peaceful retreat (it's hard to do anything but feel you're on holiday here) and close enough to pop up to London by train from nearby stations or explore the local area.
The cottage is kept clean and sparkling by an efficient team; the owners and all who work here make you feel you are part of the family without being intrusive and are quick to fix any 'snags' or provide you with anything you feel isn't available in the cottage; even the resident wildlife is friendly (keep the stable door shut or Cinderella the hen may try to join you indoors).
The house is well appointed and the grounds full of toys and activities suitable for children of all ages, yet there's space to find a haven for those who like a bit of peace and quiet.
While listed as a child friendly holiday venue, the cottages have also been used for longer term lets - we've been here for nearly 6 months. The recent addition of a utility room with washing machine, dryer and extra freezer space has been a boon.
When the weather has been fine (and even when it hasn't) we've enjoyed walks across fields and down country lanes (the footpaths are well-marked) to some great pubs ( we love the Swan at West Peckham) or the Thursday morning farmers' market in Shipbourne...or to simply enjoy the view of the Kent countryside and revel in the bluebell woods.
Not many down sides here - except for the internet and mobile signals being rather weak, but that may be a good thing when you're on holiday!
Come and stay here! We're coming again....and so are our 'big kids'.

CHILD FRIENDLY HOLIDAYS THAT LIVE UP TO THE NAME

We just got back from our wonderful stay at stable cottage. Andy and Katie's 'child friendly' cottage holidays definitely live up to their name as our 17 month old daughter absolutely loved her time at the cottage. Everything from the layout and cleanliness of the cottage, through to the beautiful grounds with sheep, rabbits and horses, was child friendly but also adult friendly too. We enjoyed the local area too even in off-peak season, visiting the local Hop Farm where there are animals to see and a lovely cafe providing local, organic, tasty food. We also visited Knole Park, a beautiful National Trust house and gardens. We do recommend visiting in off-peak season as the warm, cosy cottage and colourful leaves can be really appreciated at this time of year. Given our enjoyment of the cottage in winter, we can only imagine how much fun it would be during the summer months with all the facilities on the grounds and a fun family atmosphere. Andy, Katie and the family are wonderful hosts who made sure we had everything we needed, including a babysitter for one evening, and we would not hesitate to return for another holiday if we have the opportunity.

CHARMING COTTAGE

We came as treat to the theme Parks at Thorpe Park for two teenage before exams so we wanted somewhere to relax and be comfortable. The Cottage was ideal for us, out of the way of the big city and close enough to pop out for walks or shopping trips into nearby Royal Tunbridge Wells. Our week was that of the expected high winds, so plans changed but the weather was kind to us. Sunny enough for a 10k local loop walk, taking in the Estate and a few villages, with very nice local pubs.
Both Katie and Andrew Tanswell (owners) we very kind and friendly and glad to help with anything we needed, local tips and comprehensive folder of info.
Kitchen well stocked with everything we needed, all was clean and tidy and the beds were very comfy. Bathroom could have had stronger shower, but that may have been the water pressure, plenty of clean towels
Had a great meal at he Kentish Rifleman in nearby Dunks Green, followed by another evening of banter with the locals and the Landlord. We found The Swan on the Green closed on the Monday, that we would have liked to visit.
Overall a very pleasant stay and would recommend you visit

A DELIGHTFUL COUNTRY COTTAGE

We spent a week at Hamptons Farm staying in Willow Cottage and can thoroughly recommend it.
The cottage is very well equipped with everything needed to make your holiday comfortable and easy, and the hosts Katie & Andrew are friendly and very willing to help.
The cottage was in excellent condition, spotlessly clean and all the fixtures are high spec.
We found plenty of variety in the area for country walks, eating out and sight-seeing. We also enjoyed outings to Sevenoaks and Tunbridge Wells. But most of all we enjoyed the opportunity to just relax in the lovely and extensive gardens.
There are also lots of child friendly activities on the farm well suited to family holidays.
The wine and fresh provisions were an added bonus and made us feel very welcome.

    Bedroom 2 - 1 Single Bed , Plus two extra beds in the 'hay barn' accessed by ladder.
  • Stable Cottage is a converted stable and access to the Master bedroom is through Bedroom 2 the single bedroom (which also has two further single mattresses in the hay loft. Its fine for families but be aware to get to the Master bedroom you need to walk through the single bedroom. The hay loft beds are great fun and ideal for older kids and teenagers. The hay loft is a good 2m high and accessed by a ladder. There is a small protective barrier but if you want to be super safe, its not for young kids. We don't position Stable Cottage as a 5 bed property but it could easily take 5 adults.
