Restored farmhouse, 6 bedrooms, 3 bathrooms, swimming pool, set in countryside

Completed in July 2013 this fully restored traditional detached stone farmhouse is set on the edge of the small rural hamlet of Cambou and will accommodate 12 people in 6 fully furnished large bedrooms, 2 doubles and 4 twins with 3 bathrooms, one being en-suite.

Cambou is situated in the hills between the villages of Varen and Verfeil sur Seye with the boulangerie, village shop, post office, pharmacy, village bars and restaurants being nearby.

Varen is a friendly medieval village of historical importance on the edge of the river Aveyron with a thriving village market every Saturday morning. Children and adults are often seen enjoying lazy days relaxing by the water's edge, swimming, fishing and picnicking in this picturesque setting.

La Vieille Ferme has been restored to a high standard whilst retaining the rustic charm and character of a period stone property with vaulted ceilings upstairs and exposed stonework. The thick stone walls and fully insulated roof tend to keep the house cool in the summer and warm in the winter ensuring maximum comfort.

The fully fitted kitchen boasts granite worktops, a double oven with hob, dishwasher, American fridge freezer, microwave, toaster plus everything associated with a well-equipped kitchen including an oak trestle table with chairs comfortably seating 12 people.

The lounge features an open stone fireplace, comfortable leather seating, wide screen satellite television, round table with 6 chairs and a set of double doors opening onto private gardens. There is WIFI access and a washing machine located in the utility room.

The garden is stone walled and fenced around the entire perimeter with additional fencing around the 12 metre swimming pool with roman steps offering parents with children additional security.

An open fronted stone barn is situated close to the swimming pool inside of which there is a large extendible table with ample seating and a full sized table tennis table. Around the swimming pool you will

find a paved area with reclining loungers and a BBQ nearby.

A large private parking area with an open fronted stone barn to accommodate a further two cars flanks the garden with outside lighting throughout the grounds, outbuildings and in the private courtyard with outside seating plus the pool is fitted with lights to facilitate evening swimming.

Central-heating affords the property all-year-round use.

Andrew and Diana Hennell have been married for 31 years, have two children, a short haired pointer called Twiglet and run their own businesses.

Andrew is an antiques dealer specialising in early oak furniture and associated antiquities who works closely with both museums and private clients always going out of his way to ensure that he matches the correct next custodian with any early piece of furniture because he is passionate about preserving history for future generations. Many of Andrew’s discoveries have been recorded and now appear as illustrated examples in various reference books. Even though much of Andrew’s work is now dealing with clients directly, he can still be found three days a week in his shop in Woodstock Oxfordshire when he is not in France.

Diana runs her own marketing business from offices located in the grounds of the family home situated on the Sussex/Surrey borders. Diana started her business nearly 20 years ago with a view to being able to work part time from home whilst balancing being a mum. Since that time things have snowballed, thus the position in which she finds herself today with a team of 7 staff.

Andrew and Diana escape from the UK whenever the opportunity arises and now spend as much time in France as possible in their home which is about half a mile away from La Vielle Ferme. Initially time in France was restricted to just school holidays, but now that their oldest is working in London and their youngest has just finished school and is going to University, longer stays in France beckon.

Twiglet is always thoroughly disappointed to have to return to the UK in the back of the car, so from a dog’s perspective life is turning out to be just wonderful.

La Vielle Ferme is a place to relax and unwind in a traditional stone farmhouse situated in a small hamlet surrounded by open countryside.

Open the kitchen doors and enjoy breakfast in the enclosed courtyard after getting fresh croissants from the local boulangerie.

Then you could visit a local market and stock up on local produce, cheese and wine, have a swim, sunbathe, read a book, a game of table tennis, go for a walk, visit a historic bastide town, hire a kayak, visit Grotte de Bosc or Cap de Couverte both ideal for the children, fish in the river Aveyron or just stay put and enjoy a lazy day.

At lunchtime you will be spoilt for choice, Do you prepare food yourself and sit under the open sided barn and open a bottle of local Gaillac wine or go out to eat at one of the many restaurants offering great value home cooked food?

The afternoon is often hot, great for sun bathing and swimming but cool in the house. Look out for the flock of sheep being walked down the road to pastures new. Stroll down the footpaths to the river in Varen and explore the medieval village with it’s large church and chateau, then a cold beer in the village bar.

Evenings are beautiful especially as the sun sets. Watch the sky turn to crimson and capture the moment on your camera. Light the BBQ, set the table in the barn, turn on the swimming pool lights and enjoy the peace and tranquility as the darkness closes in. The evening skies are normally clear with almost no light pollution, lie back on a lounger and look at the stars. Seventeen shooting stars spotted in an evening is our record.

Take time out for a family game of cards or chess but don’t forget to stop and listen for a moment because you are unlikely to hear a single man made sound, just the crickets rubbing their legs and an owl in the distance. Watch the bats in the light of the moon and lanterns acrobatically catching their evening meal.

La Vielle Ferme has six well appointed double/twin bedrooms with two staircases one at each end of the house ideal for two families sharing.

The kitchen with doors opening on to a private walled courtyard is ideal for parents wanting to keep a watchful eye on young children whilst preparing food.

There is ample seating in the kitchen and outside stone barn both having large tables comfortably seating 12 people.

The swimming pool with a deep and shallow end, roman steps and underwater lighting is surrounded by a fence for security purposes and there are ample sun loungers on the tiled surround.

Private car parking for up to 6 cars with two of which are under cover.

A good sized garden with a lawned area and field beyond are fully fenced and stone walled to keep children contained within an enclosed area.

Satellite television with English channels, WIFI Internet connection, games and books are provided as is fresh bed linen and towels.

The house is double glazed and has a fully insulated roof which keeps the property cool in the summer and warm in the winter. The electric heating with individual thermostats is essential for winter comfort.

Many rural footpaths to explore with the villages of Verfeil Sur Seye and Varen both being within walking distance.

The boulangerie, pharmacy, restaurants/bars, village shop for essentials, post office and a doctor’s surgery are all within a few minutes drive. Fresh milk and eggs are always available from the local farms.

A train station is just 8 minutes drive away at Lexos with free car parking and a service to Toulouse which takes just over 1 hour.
