Two delightful 2 bed apartments (72 & 65 m2) within a white stone villa which sits on a hillside overlooking olive groves, vineyards and fields of sunflowers, with Lake Chiusi glistening in the distance. To the front there are views over vineyards and countryside towards Montepulciano and Cortona.
The 2 bedroom, ground floor apartments are very comfortably furnished each with large private terraces, one with views overlooking our olive grove and delightful countryside towards Gioiella and Lake Chiusi, the other overlooking our pool and garden with the same views.
Relax in our garden soak up the sun or cool off in our pool (3.5m x 8.5m) and enjoy alfresco dining under our Pergola . There is also a play area with swings, slide and a see-saw for younger guests. Pleasant garden divided into three areas -formal Italian style garden to the front, beautiful pool with gazebo & sun lounging area with wonderful view; open area with children's play equipment.
The apartments are both accessed from an independent entrance through a shared lobby where there are a selection of games, books and DVDs plus a washing machine for guests' use. Both apartments are centrally heated with wood burning fireplace/stove for comfortable out of season occupation. Both have WiFi access and TV (sky satellite programmes including cinema & sports channels many of which are in English & DVD.
Limoni Apartment - This light, airy S.E. facing apartment has a delightful modern living space opening out onto a fantastic terrace fitted with bar-b-que, table & chairs and loungers. The living area comprises: wood burning stove, sofa and 2 chairs, TV and DVD, WiFi , wrought iron dining table and 4 chairs. Well fitted country style kitchen area with dishwasher, gas hob, electric oven, built-in fridge, kettle, coffee maker, 6 place setting of cutlery, glassware and crockery; non-stick pans and a variety of kitchen implements.
The country style double bedroom has wrought iron bed and white furniture, French doors lead to the same terrace overlooking the pool area and countryside. Bedroom 2 has stunning views over the countryside to Lake Chiusi and has wrought iron single beds and furnishings. The bathroom comprises corner shower, toilet, bidet and washbasin.
Girasole apartment - Cool, airy N.W. facing apartment with comfortable living area comprising living room with attractive wood burning fireplace, sofa (double sprung sofa bed), 2 leather recliner chairs, coffee table, dining table and 6 chairs; TV, DVD, internet access. New fitted country style kitchen with oven, gas hob, microwave, fridge, dishwasher, toaster, kettle, moka coffee pot, juicer and 6 place setting cutlery, crockery and glassware (more can be provided); scales and stainless steel pans. French doors lead to large terrace with countryside views, equipped with bar-b-que, table & chairs, sun loungers. The double bedroom has French doors to a long balcony (sunny for much of the day) with views over countryside to lake Chiusi. The second bedroom is furnished with twin beds and adjacent to both is the bathroom with shower, toilet, washbasin and bidet.
WiFi Internet access is also provided. 2 mountain bikes with helmets available for rental. Car hire recommended. Well behaved friendly pets by arrangement. I live upstairs with two dogs and five cats and am happy to offer advice for getting the best out of your holiday. Extra beds and a cot, high-chair and baby bath are also available.
Because the apartments are on the ground floor they are suitable for people with limited mobility but are not currently suitable for wheelchair access.
Hi I'm Jan, I love living here and I particularly enjoy sharing my local knowledge and experiences with my guests - especially the local Fiestas and live music that makes summer here so special. My dream of working for myself and setting up a holiday business has become a reality with two ground floor apartments and lovely swimming pool. I have my own olive grove and my oil is available for sale. I live upstairs with two friendly dogs -Champ a golden Labrador who just loves people and Luna a sweet natured Labrador/Collie cross, who came to live with me after being rescued from a horrible owner. I also have three well behaved cats - Cleo my black cat is very shy, Lea my tabby is very sweet and then there is Nino a very cute striped tabby kitten who arrived as an early Christmas present! Completing the gang are four chickens, so there there are often fresh eggs for sale too.

I first came to Umbria in 1998 on my honeymoon and fell completely under the spell of this area. There was a great sense of 'coming home ' each time we visited and leaving after each visit became increasingly difficult. On one of our t trips I said 'you know we could live here ' and the rest as they say is history, with us selling up and moving from the U.K. in the Millenium year.
We fell in love with this beautiful house and the stunning views straight away. It had been built by a stonemason for his family and was originally laid out as two apartments. Upstairs was completed but the ground floor was just a shell. It seemed perfect for our plans to create two holiday apartments downstairs. We moved in and started constructing the Girasole apartment but ran out of money before we could complete Limoni, so for the first years just rented the one apartment. Sadly my husband developed Alzheimer's and died in 2007. Shortly afterwards I was able to complete our dream, constructing the second apartment and putting in the pool and have now been renting out the two apartments for 5 years now.
As we pulled up outside the house that first visit I remember saying 'this is more like it'. The house was beautiful, uniquely constructed in white stone striated with pink and sand colours and the beautiful arched terrace just drew us in. Despite this, that first visit, we walked down the drive straight past the house drawn to the wonderful view behind. Guests who arrive during daylight do exactly the same, by-passing the house and going to the back to gaze at the lovely views. Luckily all the terraces and the sun lounger area overlook these views, so guests can just kick back and enjoy them as much as they like.
I live upstairs so am on hand to help with any queries, offer suggestions of places to visit or help with translation and am very happy to take guests to local events like village Festas that might seem daunting to visit on their own.
My younger guests in particular love the animals and often ask to help with feeding the chickens. One of my earlier cats became very popular by 'begging' like a dog when guests fired up the bar-b-que -he was very successful!
We were looking for an apartment that was in the countryside, but close enough to local towns - this place hit the spot. Stunning outlook from all directions across the rolling hills. The apartment itself was wonderful - comfy bed; kitchen had everything we needed as we always go to the local shops / markets and cook. It was great to be able to buy eggs from Jan layed by her own hens, plus wine from the local vineyard at only 2 euros a litre, and my goodness it tasted great; a swimming pool with the ultimate view across the countryside. We loved having Jan's dogs and cats meet and greet us every day. Jan was only too happy to help with anything we needed - a perfect hostess. The restaurants in the nearly towns are all in all wonderful - great tasting food and not expensive; indeed we find it cheaper than the UK; ask the locals they know where the best restaurants are, talking of which we found the local people extremely friendly and helpful. How about this for service - I asked Jan for some wine, but she had run out, but took me to the vineyard that morning in her car so I could purchase some wine, and also got a personal tour of the winery by the owner! If we go back to this part of Italy we shall surely be booking into Jan's apartment.

Make Ferry trips to two of the islands - trace St Francis' steps around Isola Maggiore, admire the ladies making lace and relax in the cafe's & restaurants. Learn about the Lake environment & explore Isola Polvese. Enjoy the bird Sanctuaries near Castiglione, Magione & Lake Montepulciano.
Interested in art, history, religion? This area abounds with Roman, Etruscan and Medieval hilltop towns. Visit many of St. Francis of Assisi's resting places. Local attractions include Vineyards and Frantoia's (olive press), Museums and art exhibitions, Thermal Baths.
More sporty pursuits are also catered for - there are wonderful hiking, & biking trails, golf, fishing, windsurfing, riding, tennis. Music- Enjoy a drink or dine alfresco to the sound of local musicians. Trasimeno Blues, Gospel and Jazz festivals, classical concerts, popular outdoor music in summer months. Markets - Colourful local markets abound, selling fresh produce, clothes, shoes and household goods. Food and Wine - great low cost restaurants serving Umbrian cuisine and wonderful pizzas. Stop for a cappuccino or ice cream at a lakeside cafe. Buy Pecorino (sheep's milk cheese) from farms around nearby Pienza, olive oil from the local Frantoia or ourselves (subject to availability). Sample great wine from our local vineyards, the Cantina at Castiglione or buy 'Vino Nobile' from vineyards around Montepulciano and Montalcino.
Ideal base for touring fabulous central Italy, we are within easy reach of Tuscan treasures such as Siena, Montepulciano and Pienza by car. Likewise we are only a comfortable drive away from Assisi, Perugia, Spoletto & Gubbio. Rome & Florence are reasonable train rides away and are also reachable by car if you prefer. The Mediterranean & Adriatic coasts are more or less equidistant , slightly further afield
Seasonal activities - April to Oct. - local Festas and medieval tournaments, join in village Harvest celebrations. Good food, music, dancing, you will be made very welcome. Christmas and New Year - magical nativity scenes and re-enactments, Gubbio's largest Christmas tree in the world, villages decked in fairy lights and 6 January good children get a visit from Bifana a good Witch. Feb - Carnival time and Saint Valentines. March/April - Easter with village re-enactments of the Passion and traditional dishes following the Lentern fast; Kite & light aircraft shows.Oct/ Nov. - join us in harvesting our Olives and taking them to Frantoia where you can bring back your 'earnings' - a bottle of our oil.
