A very spacious but cosy, recently refurbished, old vigneron's house (sleeps either up to six or up to 10 - see below) in the very heart of wine making country, in Puligny Montrachet, near Beaune, Burgundy.
The house is very traditional, but the plumbing, the kitchen amenities and the size and comfort of the beds are not!
The whole property consists of two units which were originally a family house and its granny annex, separated by a very thick Burgundian stone wall, so well insulated from each other (and the cold/heat).
From Spring to Autumn (inclusive) the Main House (three double en suite bedrooms) can be rented on its own in the knowledge that you will have exclusive use of the house, the gardens and the patio/terrace areas. We will not let the Little House to anyone else if you are staying in the Main House.
If you are a larger party, there is also the potential to rent its equally spacious, completely self contained, 'Little House' (sleeps four additional guests in two double bedrooms with one shared bathroom, see the separate tab).
Both were completely renovated in 2011/12 to offer luxury accommodation, combining original features with modern facilities, including some very atypical plumbing (ie powerful 'Raindance' showers)!!
We like to be comfortable, with lots of space, large beds, luxury bedding and mattresses, a kitchen made for entertaining and the rest of it. This is our holiday home, so it includes all of the features that we love.
Our architect is obsessed with getting the greatest amount of natural light into a home as she can possibly manage, and she has managed this particularly well! This adds to the feeling of light and space in both properties.

They can help you to organise visits to special wineries, private wine tastings in the house accompanied by the finest local food, inside information on the best restaurants to suit all budgets, fun wine education sessions etc.
But this is your choice. You will be equally happy if you want to run under your own steam.
The main house, which we completely refurbished 2012 and update every year comprises:
Three spacious double bedrooms with deeply comfortable mattresses and modern décor, each with a luxury en suite shower room. Each bedroom is individually designed to reflect a season of the year in Burgundy.
A separate family bathroom, overlooking the vines, with a cast iron roll top bath and stone and marble tiling.
A large open plan, bright living room with a fully fitted American-style modern kitchen. We have designed this space with conviviality in mind so that you can cook and interact with friends at the same time or share a wine tasting at the central island. Extra little luxuries include the wine fridge and the Krups espresso coffee maker.
The dining table in the Main House seats 10 so that, even if you are using both houses, you will dine together.
There is a very large private terrace just outside the front door with a large table and chairs where you can relax and have an outdoor meal, a quiet aperitif in the evening or simply watch the village life go by.
The garden is large, verdant, peaceful and totally private. It provides both sun and shady spots as you wish. Two large bistro-style garden tables and 10 chairs, eight comfortable recliners, a large 'bistro' sun shade and outdoor lighting are there for guests' use.
To the rear of our house is our small vineyard - the 'vininch' as we like to call it. It boasts the only red grapes in the village (those of you who are into your wine will know the reason for that!!).
There are laundry and ironing facilities, a secure storage space for your wine, and off street parking.
We have WiFi broadband and sound system and NO television! Get to know each other again instead... Or use your wireless devices to pick your own web based entertainment.
The central heating keeps it warm in winter and the very thick walls keep it cool in the summer and quiet all year round.
The Little House - completed in late 2012 and refreshed every year...
The Little House (which is not so little!) is available to rent as an addition to the main house from spring to autumn. It may be available separately in winter when the gardens will not be in use, depending on circumstances. It comprises:

We have designed and created 10pm for ourselves, our family and our friends. We want to attract guests who will feel completely at home and appreciate the care we have put into making their stay as excellent as possible.
We are a couple of travellers who pootle about between London, Catalunya and Burgundy with plans to take in a 'Grand Tour' of Europe over the next few years.
We used to run our own (very serious) business until we escaped in summer 2012. Now we want to have fun, learn as much as we can and just be ourselves.
We love France and wanted a home where we can see, hear, touch, smell and taste superb wine being made.
We have designed and created 10pm for ourselves, our friends and family and like-minded guests.
We love, food, wine, history, learning stuff, comfy seats, comfy beds, power showers, great art, great music, thoughtful literature, creating our own cuisine, entertaining, having fun and having peace and quiet in a shady garden.
We want our guests to be able to experience the magical things we love with a little more than the basic touristic experience.
For us it is the small things that make a holiday magic - having a pheasant or red squirrel visit the garden, seeing the grapes being taken to Olivier Leflaive's winery to begin the wine making process, strolling down to the bread shop in the morning to get warm croissants, walking up the road to pay homage to the great Montrachet grapes (perhaps taking a bottle and some fresh cheese with us), popping literally next door to taste Jean Chartron's complex, beautifully balanced wines... this is life!
Then, when we are feeling more energetic, we will hop into the car (or a taxi) and travel a few kilometers to experience more history, geology and Burgundian life in the many surrounding villages and small towns.
If, like us, you want to be in the centre of things but not surrounded by a heaving, noisy, smelly circus, then this is the place for you.

Comfort, conviviality, convenience...
By now you know that we like our creature comforts, so we created 10pm with luxury in mind. You can arrive, sit down and relax. Shopping can wait...
The showers and beds are big enough even for really tall people (so our US guests tell us!). The kitchen is designed for people who love to entertain. It is peaceful but in the centre of the most famous white wine village in the world and within a stone's throw of all the action - perfect!
Then, when you decide to stir outside...
If you want to experience a unique immersion in the culinary and vinicultural treasures that Burgundy has to offer, this is the place for you.
Burgundy is the home of some of the best wines in the world, red and white. Just think of the names - Montrachet, Vosne Romanee, Chambolle Musigny, Pommard. It is like a roll call of fine wines. At 10pm we are so lucky to have the three sisters of classic white wines, Puligny, Chassagne and Meursault on our very doorstep.
By merely walking down the road you will be able to visit the actual vineyards with all the history and geographical specificity they convey, and visit some of the finest winemakers in the world. Wine tastings will allow you to see the range and quality of the wines, and have fun too.
Wonderful local restaurants offer the best there is to eat, whether you want fine dining or simpler fare. Charolais beef, burgundy snails, fabulous local cheeses, home made charcuterie - wow! Explore the food shops and street markets to find glorious seasonal produce for a picnic or to eat at home, indoors or al fresco.
Cycling and walks in the vineyards are great fun too and there are specific routes promoted according to duration and difficulty.
This experience is for people who want to see village life, sitting in the bistro or fine-wine bar next to the very people who make the wine, and also want the ability to spend active days without always having to get into a car.
Our house combines great comfort, modernity in the right places, friendliness and conviviality with a great location which means you are not far from anything.
10pm is only a couple of hundred metres from the very centre of Puligny Montrachet, which is steeped in history.
Our neighbours are some of the best known winemakers in the world and you can visit many of them (on foot!) to taste their creations.
And, without even having to get into your car, you can easily reach the boulangerie, the local epicerie (grocery), the fine-wine bar (caveau), four restaurants (including two Michelin starred restaurants), and Olivier Leflaive's famous wine tasting lunch.
Beaune is just 12 kilometers away and there are many more wonderful sights, tastes and experiences even nearer, such as the three Michelin starred Lameloise just a short car ride away.
Walk or cycle through the vineyards to get close to the grapes growing in those famous named plots of land.
Or use the services or our wine contacts for a bespoke programme (big or small) that will allow you to get to know special things that might otherwise pass you by.
Of course you can stay at home and take advantage of the grounds - a large lawn and our very own 'vin inch' at the back of the house.
Guests of 10pm also have exclusive access to the guest-only pages of our website which gives you little insights into the area, the cuisine and other little bits of magic.
We want our guests to have the most memorable of times and have done everything we can to help them achieve just that!

Happy New Year! Having spent a glorious few days in the summer at 10PM we came back for a five night stay with our grown up children, their partners and our grand-children to see in the New Year! We all had a great time and can highly recommend the experience.
We rented out both the Main House and the Little House for the eight of us: two grandparents; two grown-up daughters and their partners; and two grandchildren. The ‘seniors’ stayed in the Little House, which provided an oasis of calm and somewhere to escape to when required, away from the youngsters, who stayed in the Main House and who could continue playing games/music well into the night! The grandchildren took turns in coming for a sleepover in our house – it was the best of both worlds for all concerned!
The accommodation was superb, a very efficient heating system, and with everything provided to make it feel homely. There were Christmas lights and decorations in keeping with the festive season! It was beautiful to see the nearby vineyards at a different time of year, with the children enjoying cycle rides and walks in the countryside. We were concerned about shops and restaurants being closed for the holidays and planned to cater for ourselves. We stocked up with fresh food from the supermarkets in Beaune, where all the shops in the centre of town were open for business. The restaurants in Puligny were closed but there were restaurants open in the villages nearby, just a few minutes drive away. The local Caveaux was open and we were able to stock up on some excellent wines to bring home. The local patisserie was open every day and even baked a French version of a Christmas Yule log for us!
Altogether it was a memorable and magical experience for the whole family.

Nous avons passé un excellent séjour en Bourgogne dans les très agréables maisons de Peter. Elles étaient parfaitement bien conçues pour notre groupe de dix amis. L'acueil est soigné, notamment les paniers qui ont été très appréciés ainsi que les conseils avisés de Peter pour découvrir cette belle région et ses merveilleux vignobles. Les 2 maisons sont très confortables, parfaitement équipées et décorées avec soin, propre. Nous avons même profité de la terrasse pour un déjeuner en novembre.
Une très bonne adresse, nous reviendrons.
Anyone seeking a holiday property in Burgundy definitely should not go past 10pm. It is a magnificent property, with all that you would want and more in terms of facilities and appointments. To have large bedrooms each with its ensuite is such a rarity.
Not only that but located in Puligny Montrachet it is right in the midst of all that you would want to see in the region.
Above all else though is the wonderful communication and support of Peter and Lucy the owners. Nothing has been too much trouble for them right from the first contact. Even though they are not physically present you have a real sense of being welcomed into their home by them.
Peter and Lucy have a great sense of detail and this is part of everything, the care and presentation of their home, the information provided and the follow up and response to any questions.
I would highly recommend this rental property to any holiday traveller in the region. You will not regret it.
We just completed a two week stay. 10Pm is a wonderful home in a surprisingly active village nestled in the vineyards of Bourgogne. The home is in great condition, so thoughtfully renovated. It is a bit more spacious than it might appear in photos. The well appointed kitchen / living space is perfectly set up for gathering friends over dinner (and wine of course) with the adjacent terrace available for outdoor dining. The bedrooms are very comfortable with their own bathrooms.
Puligny Montrachet is a nice home base, with a boulangerie and a small collection of restaurants. It is conveniently close to major roads for touring. Its very close to Beaune, we went there nearly everyday.
The owners were very attentive and helped us with any number of small details, many of which had more to do with the locale than the house. This was the first time we ever rented and it was a very positive experience, we'll do it again.
Bourgogne certainly has wine, and we know so much more about it after our stay at 10pm. But Bourgogne is also a wonderful place for food, both from the markets and in the restaurants. There are sites throughout the region, particularly Abbaye de Fontenay. Our favored activity however, was walking or biking from town to town, through the vineyards, it was simply beautiful.

Renting houses is far and above my choice for travel lodging, so I have a lot of experience (24 houses in the last ten years). 10PM is BY FAR the best house I have rented at any cost, but especially in this price range. 5 minutes after our arrival, I sent Peter a simple message: “Nice place. Good luck getting us to leave!”
One couldn’t ask for more in a location, not just for the village the house is in, but for its actual location in that village. Puligny is central to visit all the restaurants, vineyards and wineries from Dijon down to Macon.
The renovations done by Peter are incredible. The integrity of the exterior was maintained to keep the “feel” of Puligny, but the interior is far more modern. No part of the interior appears cramped or forced, as if the designer simply “made do” with the space available or the limits of the original structure.
The kitchen is better than the one in my 12-year old Las Vegas house. It is well supplied with hardware (pots, pans, utensils, etc.) as well as software (edibles: spices and a gift basket, etc.). The layout was well-devised and everyone loved the pop-up power strip in the island. It’s nice to have phones accessible and visible in a central area so everyone can check their charge and hear alerts.
The living area has a dining table between the couches and the kitchen. Each bedroom is elegant. Very good beds, nice décor and sufficient space and there were places to unload your pockets.
For the American women who are part of my groups, bathrooms are always an issue. EU bathrooms are usually tiny, especially the showers. The showers here are not only a proper size, they have the lovely wide “rainfall” heads in addition to the standard EU water wand. My wife was also thrilled with the claw-foot bathtub!
Finally, my personal interaction with Peter is as smooth as anyone could want. There is also a bonus in a man named Pascal. Living locally and doing some business on the property, Pascal should be considered as the concierge of 10PM. He speaks English and he knows Burgundy. Pascal can be a conduit into great winery visits and/or a solid advisor on most anything in the area. He was even in a local band (with Jean-Charles FAGOT -- my best friend in France, winemaker and owner of my favorite restaurant: Auberge du Vieux Vigneron in Corpeau!)
Good connections from central Paris. Also driveable from Paris, Lyon, Dijon and Geneva.
If you are serious wine lovers, interested learners or families/groups who want to do great things together but with enough space to chill out, 10pm in Puligny Montrachet is an ideal location.
Spring, Summer, Autumn, even Winter (with some insider knowledge) in Burgundy is an absolute delight with lots of things to do, see and experience.
Puligny Montrachet is in the heart of the Burgundy wine region and is famed for producing the finest white wines in the world. In fact, 10pm is next door to one of the best makers of Puligny Montrachet and other wines - Domaine Chartron.
It is not an overly touristic village, so it is not noisy and hectic. But it is a working village, full of winemakers and so quite lively at times, with great local amenities.
As an optional extra, through our connections in the local wine business, you can have one or two experiences that are unique - visits to undiscovered winemakers, wine tastings at home (in our convivial open plan living room/kitchen) or in the vineyards, knowledge of local restaurants, wine makers and food producers that are currently 'on form' etc.
We are blessed to have two Michelin starred restaurants within walking distance of the house, Le Montrachet in our village and Ed Em in Chassagne Montrachet, a 30 minute stroll away through the vineyards. And the village Caveau de Puligny Montrachet offers informal wine tastings of the finest selected local wines on their terrace.
Before we forget, and speaking of high class restaurants, Chagny, which is about three kilometers away, boasts one of the most famous restaurants in the world - the three starred Lameloise.
However, we must not forget that we are in France and the budget restaurants are very very fine too!
But our house is also a good centre for walking and cycling in the vineyards and around. An easy walk or ride away is Meursault, with its fabulous coloured roof tiled town hall.
Beaune is only 12 km away with its famous colourful Saturday market, the Hospices de Beaune, its beautiful architecture and its quaint, mainly pedestrianised, centre and some really interesting shopping.
Slightly further afield and well worth visiting are Chalon sur Saone (a lovely provincial town with a really good Sunday food market in the streets around the cathedral), Nolay (a small town with an historic centre and a medieval market building that must be seen), Santenay (a 'ville fleurie' with a lovely town square with a fabulous fountain, a casino and an outdoor swimming pool open in the summer months), the Cistercian Abbey of Citeaux. And of course you are just a short distance from some of the other famous names in Burgundy wine - Nuits Saint Georges, Pommard, Chambolle Musigny, Clos de Vougeot, Vosne Romanee, Meursault, Chassagne Montrachet etc, which each have their own character and of course their own vignerons, many of which offer tastings.
We are still exploring the surrounding areas and constantly finding new and interesting things to see and do.
