An intimate experience for wine lovers, real village life with an inside track..

A very spacious, recently refurbished, old vigneron's house (sleeps either up to six or up to 10 - see below) in the very heart of wine making country, in Puligny Montrachet, near Beaune, Burgundy.

The house is very traditional, but the plumbing, the kitchen amenities and the size and comfort of the beds are not!

The whole property consists of two units which were originally a family house and its granny annex, separated by a very thick Burgundian stone wall, so well insulated from each other (and the cold/heat).

From Spring to Autumn (inclusive) the Main House (three double en suite bedrooms) can be rented on its own in the knowledge that you will have exclusive use of the house, the gardens and the patio/terrace areas. We will not let the Little House to anyone else if you are staying in the Main House.

If you are a larger party, there is also the potential to rent its equally spacious, completely self contained, 'Little House' (sleeps four additional guests in two double bedrooms with one shared bathroom, see the separate tab).

Both were completely renovated in 2011/12 to offer luxury accommodation, combining original features with modern facilities, including some very atypical plumbing (ie powerful 'Raindance' showers)!!

We like to be comfortable, with lots of space, large beds, luxury bedding and mattresses, a kitchen made for entertaining and the rest of it. This is our holiday home, so it includes all of the features that we love.

Our architect is obsessed with getting the greatest amount of natural light into a home as she can possibly manage, and she has managed this particularly well! This adds to the feeling of light and space in both properties.

As an extra treat, we have connections with wine makers, and experts in the area who may be able to offer you, at a modest cost and as convenient for you, a completely bespoke experiences and consultations on your voyage of discovery...

They can help you to organise visits to special wineries, private wine tastings in the house accompanied by the finest local food, inside information on the best restaurants to suit all budgets, fun wine education sessions etc.

But this is your choice. You will be equally happy if you want to run under your own steam.

The main house, which we completely refurbished 2012 and update every year comprises:

Three spacious double bedrooms with deeply comfortable mattresses and modern décor, each with a luxury en suite shower room. Each bedroom is individually designed to reflect a season of the year in Burgundy.

A separate family bathroom, overlooking the vines, with a cast iron roll top bath and stone and marble tiling.

A large open plan, bright living room with a fully fitted American-style modern kitchen. We have designed this space with conviviality in mind so that you can cook and interact with friends at the same time or share a wine tasting at the central island. Extra little luxuries include the wine fridge and the Krups espresso coffee maker.

The dining table in the Main House seats 10 so that, even if you are using both houses, you will dine together.

There is a very large private terrace just outside the front door with a large table and chairs where you can relax and have an outdoor meal, a quiet aperitif in the evening or simply watch the village life go by.

The garden is large, verdant, peaceful and totally private. It provides both sun and shady spots asyou wish. Two large bistro-style garden tables and 10 chairs, eight comfortable recliners, a large 'bistro' sun shade and outdoor lighting are there for guests' use.

To the rear of our house is our small vineyard - the 'vininch' as we like to call it. It boasts the only red grapes in the village (those of you who are into your wine will know the reason for that!!).

There are laundry and ironing facilities, a secure storage space for your wine, and off street parking.

We have WiFi broadband and sound system and NO television! Get to know each other again instead... Or use your wireless devices to pick your own web based entertainment.

The central heating keeps it warm in winter and the very thick walls keep it cool in the summer and quiet all year round.

The Little House - completed in late 2012 and refreshed every year...

The Little House (which is not so little!) is available to rent as an addition to the main house from spring to autumn. It may be available separately in winter when the gardens will not be in use, depending on circumstances. It comprises:

Two modern and spacious double bedrooms with deeply comfortable mattresses and unique décor. The rooms in this house reflect French-speaking countries, Mali, Senegal, Tunisia...

A fully up to date bathroom with a spacious and powerful 'Raindance' walk-in shower.

A large and airy through living/dining room with views over both our vineyard at the back, and the front terrace.

The main house is self contained luxury accommodation sleeping up to three couples. It comprises three very comfortable double bedrooms with luxurious ensuite shower rooms (Hansgrohe Raindance showers (fabulous!)). In Spring to Autumn you can have this part if the whole property with the promise of exclusive use of the gardens and patio areas. The house is really spacious and geared towards convivial living, with the kitchen area at one end of the open plan living area.

We are a couple of travellers who pootle about between London, Catalunya and Burgundy with plans to take in a 'Grand Tour' of Europe over the next few years.

We used to run our own (very serious) business until we escaped in summer 2012. Now we want to have fun, learn as much as we can and just be ourselves.

We love France and wanted a home where we can see, hear, touch, smell and taste superb wine being made.

We have designed and created 10pm for ourselves, our friends and family and like-minded guests.

We love, food, wine, history, learning stuff, comfy seats, comfy beds, power showers, great art, great music, thoughtful literature, creating our own cuisine, entertaining, having fun and having peace and quiet in a shady garden.

We want our guests to be able to experience the magical things we love with a little more than the basic touristic experience.

For us it is the small things that make a holiday magic - having a pheasant or red squirrel visit the garden, seeing the grapes being taken to Olivier Leflaive's winery to begin the wine making process, strolling down to the bread shop in the morning to get warm croissants, walking up the road to pay homage to the great Montrachet grapes (perhaps taking a bottle and some fresh cheese with us), popping literally next door to taste Jean Chartron's complex, beautifully balanced wines... this is life!

Then, when we are feeling more energetic, we will hop into the car (or a taxi) and travel a few kilometers to experience more history, geology and Burgundian life in the many surrounding villages and small towns.

If, like us, you want to be in the centre of things but not surrounded by a heaving, noisy, smelly circus, then this is the place for you.

Comfort, conviviality, convenience...

By now you know that we like our creature comforts, so we created 10pm with luxury in mind. You can arrive, sit down and relax. Shopping can wait...

The showers and beds are big enough even for really tall people (so our US guests tell us!). The kitchen is designed for people who love to entertain. It is peaceful but in the centre of the most famous white wine village in the world and within a stone's throw of all the action - perfect!

Then, when you decide to stir outside...

If you want to experience a unique immersion in the culinary and vinicultural treasures that Burgundy has to offer, this is the place for you.

Burgundy is the home of some of the best wines in the world, red and white. Just think of the names - Montrachet, Vosne Romanee, Chambolle Musigny, Pommard. It is like a roll call of fine wines. At 10pm we are so lucky to have the three sisters of classic white wines, Puligny, Chassagne and Meursault on our very doorstep.

By merely walking down the road you will be able to visit the actual vineyards with all the history and geographical specificity they convey, and visit some of the finest winemakers in the world. Wine tastings will allow you to see the range and quality of the wines, and have fun too.

Wonderful local restaurants offer the best there is to eat, whether you want fine dining or simpler fare. Charolais beef, burgundy snails, fabulous local cheeses, home made charcuterie - wow! Explore the food shops and street markets to find glorious seasonal produce for a picnic or to eat at home, indoors or al fresco.

Cycling and walks in the vineyards are great fun too and there are specific routes promoted according to duration and difficulty.

This experience is for people who want to see village life, sitting in the bistro or fine-wine bar next to the very people who make the wine, and also want the ability to spend active days without always having to get into a c

Our house combines great comfort, friendliness and conviviality with a great location which means you are not far from anything.

10pm is only a couple of hundred metres from the very centre of Puligny Montrachet, which is steeped in history.

Our neighbours are some of the best known winemakers in the world and you can visit many of them (on foot!) to taste their creations.

And, without even having to get into your car, you can easily reach the boulangerie, the local epicerie (grocery), the fine-wine bar (caveau), four restaurants (including two Michelin starred restaurants), and Olivier Leflaive's famous wine tasting lunch.

Beaune is just 12 kilometers away and there are many more wonderful sights, tastes and experiences even nearer, such as the three Michelin starred Lameloise just a short car ride away.

Walk or cycle through the vineyards to get close to the grapes growing in those famous named plots of land.

Or use the services or our wine contacts for a bespoke programme (big or small) that will allow you to get to know special things that might otherwise pass you by.

Of course you can stay at home and take advantage of the grounds - a large lawn and our very own 'vin inch' at the back of the house.

Fantastic house, superb location, lovely people

We have just returned from a most fantastic and relaxing week at 10PM and cannot recommend it highly enough to anyone wishing to visit Burgundy. The house is amazing and although it has the capacity to sleep 10 people, it was still very homely and cosy for just the two of us. It has a wonderful terrace and garden and is located a stone’s throw (literally) from the centre of the charming Puligny Montrachet village and its surrounding vineyards.

From the moment we made our initial enquiry about the property, both Peter and Lucy were fantastic to deal with. They were extremely friendly and welcoming and made sure we had all the information and advice required to get our break off to a flying start. They also took the time to check that we had settled in nicely and that we didn’t have any problems.

They also introduced us to their acquaintance Pascal Wagner who is extremely knowledgeable about the Region and its vineyards and facilitated a sublime day of exploring and wine tasting for us. We would certainly recommend meeting up with Pascal early in your trip as his knowledge and contacts will save you both time and money, whether you are interested in procuring the best wines or merely sampling the local fare and learning a little about the history of the various vineyards and villages.

In summary, fantastic place, lovely people and we cannot recommend it highly enough! Nor can we wait to return ourselves!

Superb choice in every way

We have rented many homes in France over the last 25 years. I can honestly say that Peter and Lucy's Puligny house was the most special of our stays. The house itself is wonderful. They have thought of everything you might need. And it's in the center of a working wine town, offering a glimpse of the real vignerons and others dedicated to wine. But what makes this one of our best stays ever is the attitude of Peter and Lucy. From the very first contact they were more than responsive, not just to our stated needs, but what we MIGHT need in the way of information to make the stay the best possible. We had the pleasure of being there when they were passing through and dining with them and their friend/guide Pascal. This really put the cherry (or should we say grape) on top of the visit. It confirmed what wonderful people they are and how caring they are about whether their guests enjoy themselves to the maximum. We can't say enough good about this couple or this rental!

Fabulous Time at 10 PM

We had a wonderful week at 10 PM. Puligny Montrachet is a charming small village in the heart of Burgundy. Peter and Lucy have put together a vacation house with all the comforts of home, including plenty of separation for guests plus a charming gathering room for cooking, dining and relaxing. It feels like just what it is - someone's home instead of a rental property.

For those who appreciate such things, we easily found a salad spinner and a mandolin in the kitchen - which is one of the best equipped rentals I have ever seen. No matter what kind of gadget you need to make your food preparation easier, it was easily found in the many drawers and cupboards. Plus wine glasses and cutlery were terrific.

For my husband, who is 6'7" tall (that's about 2 meters to Europeans), every shower head in the house was high enough so he didn't have to duck - which to him represents Nirvana.

We enjoyed coffee on the terrace every morning and watched the exotic-looking vineyard tractors start work in the fields you can see from the house, plus spent most evenings watching the sun go down over the hills with a glass of wine in hand. We even got to see the rare Friday 13th golden full moon.

In between, toured the region with Pascal, who is one of the best wine educators we have ever met - and enjoyed many of the truly fine restaurants within a short walk or drive from our location.

We knew we would love 10 PM before we ever arrived based on the many communications we had with Peter and Lucy, who gave us tons of information and made us feel welcome. I know we join other travelers from around the world who would return in a minute to this beautiful area and wonderful house. Again, thanks Peter and Lucy. Your property is sublime.

Perfect in Puligny

If you've ever dreamed of a stay in Burgundy, 10 PM is the place to begin. Located in the heart of the best vineyards in the world, the house is well designed for a party of 6. As described in the listing, there are 3 bedrooms in the big house, each with its own bathroom. You have your private space. But the real bonus is the well-designed shared spaces. The kitchen and combination dining/living room offered us a place to congregate. We enjoyed cooking, tasting wine, listening to music, and playing our guitar in this area. The layout was perfect. The appliances are modern and easy to use. The home looks as if it was recently renovated--clean and well-maintained. I would certainly rent here again and would recommend the property to my friends.

I'd recommend hiring the services of Pascal Wagner if you decide to rent this property. Pascal began our day with a short history of Burgundy wine at the house. He had arranged for us to meet several wine growers and experience private tastings in their homes. What a special day! And if you're inexperienced at tasting wine (as I was), Pascal taught us the proper way to taste and evaluate wine. I learned a lot!

We ate and drank at the local restaurants, including Le Puligny and Le Montrachet. Both were excellent. We also really enjoyed the wine bar on the circle, where we tasted delicious wines but also watched as the cyclists came past.

The owners of the house--Peter and Lucy--have created a wonderful, comfortable home for visitors. In addition, they provided complete information on how to operate the house. Check in/out was simple too. I wish you a wonderful vacation!

Beautiful home, well appointed in great location.

We have just had an amazing week at 10PM which provided excellent accommodation & all we required in a great location. The village was lovely with restaurants, wine bar, local wine tastings, boulangerie all within easy walking distance. On top of this the locals were extremely friendly & this was a great starting point to explore the Cote d'Or.

We stayed with another couple & also had a couple of extra visitors during the week & certainly found the main house large enough for all 5 of us. The bedrooms were all spacious including the en-suites. The kitchen was also spacious, well appointed & like the rest of the house, very clean. The outside terrace area was lovely enabling us to enjoy the late twilights. We also made use of the bicycles riding around the local villages & vineyards.

In addition to this we also spent an amazing day with Pascal (a friend of 10PM). His knowledge of Burgundy was excellent & the effort he put into arranging our day with him was very much appreciated by all of us. From the wine education discussions, the 2 wine tastings with the winemakers together with an amazing long & relaxing tasting lunch in Chassagne-Montrachet, it made for a thoroughly enjoyable day. On top of this he also managed to get us a booking at Lameloise (3 Michelin Star) in Chagny on short notice. His additional recommendations of places to eat were excellent.

We would certainly recommend 10PM to anyone who is considering a trip to Burgundy. Once again thank you for providing a wonderful house at 10PM & recommending Pascal to us which was the cream on top of our wonderful stay in Burgundy.

Great spot for a stay in Burgundy

We travelled to Burgundy with our young children (aged 3 and 18 months) and parents in April 2014. 10PM provided a great combination of excellent accommodation and great location for those interested in exploring the Cote d'Or. Three spacious bedrooms, each with ensuite and a separate bathroom with bath provided plenty of exceptionally comfortable accommodation options for the six of us. Kitchen facilities were likewise excellent (particularly for those who wish to self cater or who enjoy cooking) and a spacious living/dining area gave everyone plenty of room to be together or apart. We have stayed in other similar categories of accommodation and found this to be excellent.

The village of Puligny Montrachet itself is small but charming - boulangerie/patisserie, excellent restaurants and beautiful walks through the famed vineyards all within easy walking distance.

Any trip to Puligny Montrachet would be greatly enhanced by spending time with Pascal Wagner (who we found via 10PM). His knowledge of the region's wine (exceptional) as well it's history and culture added so much to our experience of Burgundy. We would recommend meeting up with Pascal early in your stay to set yourself up for the week. It is likely, as we did, that you will want to spend more time with him after your first meeting.

On the whole, our experience of 10PM and its hosts was extremely positive.

Spring, Summer, Autumn, even Winter (with some insider knowledge) in Burgundy is an absolute delight with lots of things to do, see and experience.

Puligny Montrachet is in the heart of the Burgundy wine region and is famed for producing the finest white wines in the world. In fact, 10pm is next door to one of the best makers of Puligny Montrachet and other wines.

It is not an overly touristic village, so it is not noisy and hectic. But it is a working village, full of winemakers and so quite lively at times, with great local amenities.

As an optional extra, through our connections in the local wine business, you can have one or two experiences that are unique - visits to undiscovered winemakers, wine tastings at home (in our convivial open plan living room/kitchen) or in the vineyards, knowledge of local restaurants and food producers that are currently 'on form' etc.

We are blessed to have two Michelin starred restaurants within walking distance of the house, Le Montrachet in our village and Ed Em in Chassagne Montrachet, a 30 minute stroll away through the vineyards. And the village Caveau de Puligny Montrachet offers informal wine tastings of the finest selected local wines on their terrace.

Before we forget, and speaking of high class restaurants, Chagny, which is about three kilometers away, boasts one of the most famous restaurants in the world - the three starred Lameloise.

However, we must not forget that we are in France and the budget restaurants are very very fine too!

But our house is also a good centre for walking and cycling in the vineyards and around. An easy walk or ride away is Meursault, with its fabulous coloured roof tiled town hall.

Beaune is only 12 km away with its famous colourful Saturday market, the Hospices de Beaune, its beautiful architecture and its quaint, mainly pedestrianised, centre and some really interesting shopping.

Slightly further afield and well worth visiting are Chalon sur Saone (a lovely provincial town with a really good Sunday food market in the streets around the cathedral), Nolay (a small town with an historic centre and a medieval market building that must be seen), Santenay (a 'ville fleurie' with a lovely town square with a fabulous fountain, a casino and an outdoor swimming pool open in the summer months), the Cistercian Abbey of Citeaux. And of course you are just a short distance from some of the other famous names in Burgundy wine - Nuits Saint Georges, Pommard, Chambolle Musigny, Clos de Vougeot, Vosne Romanee, Meursault, Chassagne Montrachet etc, which each have their own character and of course their own vignerons, many of which offer tastings.

We are still exploring the surrounding areas and constantly finding new and interesting things to see and do.

There will be a modest additional cost for this service. If you need more space, our adjoining 'Little House' is also available to rent.
