A very spacious, old vigneron's house (sleeps either up to six or up to 10 - see below) in the very heart of wine making country, in Puligny Montrachet, near Beaune, Burgundy.

The whole property consists of two units which were originally a family house and its granny annex, separated by a very thick Burgundian stone wall, so well insulated from each other (and the cold/heat).

From Spring to Autumn (inclusive) the Main House (three double en suite bedrooms) can be rented on its own in the knowledge that you will have exclusive use of the house, the gardens and the patio/terrace areas. We will not let the Little House to anyone else if you are staying in the Main House.

If you are a larger party, there is also the potential to rent its equally spacious, completely self contained, 'Little House' (sleeps four additional guests in two double bedrooms with one shared bathroom, see the separate tab).

Both were completely renovated in 2011/12 to offer luxury accommodation, combining original features with modern facilities, including some very atypical plumbing (ie powerful 'Raindance' showers)!!

Our architect is obsessed with getting the greatest amount of natural light into a home as she can possibly manage, and she has managed this particularly well! This adds to the feeling of light and space in both properties.

As an extra treat, we have connections with wine makers, and experts in the area who may be able to offer you, at a modest cost and as convenient for you, a completely bespoke experiences and consultations on your voyage of discovery...

They can help you to organise visits to special wineries, private wine tastings in the house accompanied by the finest local food, inside information on the best restaurants to suit all budgets, fun wine education sessions etc.

But this is your choice. You will be equally happy if you want to run under your own steam.

The main house, which we completed in early 2012 comprises:

Three spacious double bedrooms with deeply comfortable mattresses and modern décor, each with a luxury en suite shower room. Each bedroom is individually designed to reflect a season of the year in Burgundy.

A separate family bathroom, overlooking the vines, with a cast iron roll top bath and stone and marble tiling.

A large open plan, bright living room with a fully fitted American-style modern kitchen. We have designed this space with conviviality in mind so that you can cook and interact with friends at the same time or share a wine tasting at the central island. Extra little luxuries include the wine fridge and the Krups espresso coffee maker.

There is a very large private terrace just outside the front door with a large table and chairs where you can relax and have an outdoor meal, a quiet aperitif in the evening or simply watch the village life go by.

The garden is large, verdant, peaceful and totally private. It provides both sun and shady spots asyou wish. A mosaic garden table and six chairs, two deck chairs (soon to be more) and outdoor lighting are there for guests' use.

To the rear of our house is our small vineyard - the 'vininch' as we like to call it. It boasts the only red grapes in the village (those of you who are into your wine will know the reason for that!!).

There are laundry and ironing facilities, a secure storage space for your wine, and off street parking.

We have WiFi broadband and sound system and NO television! Get to know each other again instead... Or use your wireless devices to pick your own web based entertainment.

The central heating keeps it warm in winter and the very thick walls keep it cool in the summer and quiet all year round.

The Little House - completed in late 2012

The Little House (which is not so little!) is available to rent as an addition to the main house from spring to autumn. It may be available separately in winter when the gardens will not be in use, depending on circumstances. It comprises:

Two modern and spacious double bedrooms with deeply comfortable mattresses and unique décor. The rooms in this house reflect French-speaking countries, Mali, Senegal, Tunisia...

A fully up to date bathroom with a spacious and powerful 'Raindance' walk-in shower.

A large and airy through living/dining room with views over both our vineyard at the back, and the front terrace.

A separate fully fitted modern kitchen also with views over our vineyard.

The main house is self contained luxury accommodation sleeping up to six people. It comprises three very comfortable double bedrooms with luxurious ensuite shower rooms (Hansgrohe Raindance showers (fabulous!)). In Spring to Autumn you can have this part if the whole property with the promise of exclusive use of the gardens and patio areas. The house is really spacious and geared towards convivial living, with the kitchen area at one end of the open plan living area.

We are a couple of travellers who pootle about between London, Catalunya and Burgundy with plans to take in a 'Grand Tour' of Europe over the next few years.

We used to run our own (very serious) business until we escaped in summer 2012. Now we want to have fun, learn as much as we can and just be ourselves.

We love France and wanted a home where we can see, hear, touch, smell and taste superb wine being made.

We have designed and created 10pm for ourselves, our friends and family and like-minded guests.

We love, food, wine, history, learning stuff, comfy seats, comfy beds, power showers, great art, great music, thoughtful literature, creating our own cuisine, entertaining, having fun and having peace and quiet in a shady garden.

We want our guests to be able to experience the magical things we love with a little more than the basic touristic experience.

For us it is the small things that make a holiday magic - having a pheasant or red squirrel visit the garden, seeing the grapes being taken to Olivier Leflaive's winery to begin the wine making process, strolling down to the bread shop in the morning to get warm croissants, walking up the road to pay homage to the great Montrachet grapes (perhaps taking a bottle and some fresh cheese with us), popping literally next door to taste Jean Chartron's complex, beautifully balanced wines... this is life!

Then, when we are feeling more energetic, we will hop into the car (or a taxi) and travel a few kilometers to experience more history, geology and Burgundian life in the many surrounding villages and small towns.

If, like us, you want to be in the centre of things but not surrounded by a heaving, noisy, smelly circus, then this is the place for you.

By now you know that we like our creature comforts, so we created 10pm with luxury in mind. You can arrive, sit down and relax. Shopping can wait... Thinking too hard can wait...

Then, when you decide to stir...

If you want to experience a unique immersion in the culinary and vinicultural treasures that Burgundy has to offer, this is the place for you.

Burgundy is the home of some of the best wines in the world, red and white. Just think of the names - Montrachet, Vosne Romanee, Chambolle Musigny, Pommard. It is like a roll call of fine wines. At 10pm we are so lucky to have the three sisters of classic white wines, Puligny, Chassagne and Meursault on our very doorstep.

By merely walking down the road you will be able to visit the actual vineyards with all the history and geographical specificity they convey, and visit some of the finest winemakers in the world. Wine tastings will allow you to see the range and quality of the wines, and have fun too.

Burgundy is the home of some classic French cuisine (poulet de Bresse, Dijon mustard, Charolais beef, boeuf bourgignon, Burgundy snails, and an almost endless list of fabulous cheeses, to name but a few).

Wonderful local restaurants offer the best there is to eat, whether you want fine dining or simpler fare. Explore the food shops and street markets to find glorious seasonal produce for a picnic or to eat at home, indoors or al fresco.

Cycling and walks in the vineyards are great fun too and there are specific routes promoted according to duration and difficulty.

Then there is the great history of Burgundy that you can explore - the architecture, the way of life of the winemakers and the fun that permeates the region!

This experience is for people who want to see village life, sitting in the bistro or fine-wine bar next to the very people who make the wine, and also want the ability to spend active days without always having to get into a car.

Our house combines great comfort, friendliness and conviviality with a great location which means you are not far from anything.

10pm is only a couple of hundred metres from the very centre of Puligny Montrachet, which is steeped in history.

Our neighbours are some of the best known winemakers in the world and you can visit many of them (on foot!) to taste their creations.

And, without even having to get into your car, you can easily reach the boulangerie, the local epicerie (grocery), the fine-wine bar (caveau), four restaurants (including two Michelin starred restaurants), and Olivier Leflaive's famous wine tasting lunch.

Beaune is just 12 kilometers away and there are many more wonderful sights, tastes and experiences even nearer, such as the three Michelin starred Lameloise just a short car ride away.

Walk or cycle through the vineyards to get close to the grapes growing in those famous named plots of land.

Or use the services or our wine contacts for a bespoke programme (big or small) that will allow you to get to know special things that might otherwise pass you by.

Of course you can stay at home and take advantage of the grounds - a large lawn and our very own 'vin inch' at the back of the house.

Guests of 10pm also have exclusive access to the guest-only pages of our website which gives you little insights into the area, the cuisine and other little bits of magic.

A piece of heaven in the middle of paradise

Our stay at 10PM was one of the most memorable of our lifetime. My husband and I, along with another couple, spent a week at this house and used it as our base for exploring the area, tasting the wines, bicycling and running through the vineyards. The beautiful and wonderfully equipped kitchen made cooking meals at home together (with ingredients from surrounding markets), an absolute joy. Within walking distance of the house is a wonderful bakery, and a couple of lovely restaurants and tasting rooms. It is close surrounding towns and villages that, combined, have all you need--bigger citiies (Beaune, Dijon), smaller villages (Chassagne-Montrachet).

Don't miss out on the education of a lifetime by asking Pascal Wagner to conduct a tasting at home or take you on a tour of the vineyards. Understanding the Bourgogne wine culture helps immensely in experiencing the product.

There is room enough in the big house for three couples. There are three large, impeccably decorated bedrooms and FOUR bathrooms (one with a lovely soaking tub that looks out onto the vineyard next door. Sublime!).

The thing that struck me most during my stay were all the details Peter and Lucy put into the renovation--the small things that showed the love and care that went into creating this space: little hooks on the back of each door, gorgeous appliances, a selection of bathroom tile and decor that mimicked and referenced the old farmhouse details, the stack of maps and brochures for local wineries, the WiFi(!), the lovely garden chairs.

I can't give this house a strong enough recommendation. if you are reading this review, stop looking right now: You have found your dream vacation home in Burgundy!

We are going to say it again...our aim is to make our guests feel as at home as we want to feel ourselves and this is what we constantly strive to do.

One of the great joys of 10pm which you have obviously embraced is the ability you have to go "foraging" in the local markets, foodie shops and caveaux, taking everything home and having a delicious, relaxed tasting (of everything), without having to get into a car or call a taxi at the end. Convivial is the word that more than anything expresses what we want 10pm to be.

This is our first year of offering 10pm to guests and we will continue to develop what we offer whilst maintaining that friendly, relaxed feel.

Luxurious and extremely comfortable

The owners of this amazing property have thought of everything to make your stay comfortable. Nestled in the heart of the world's top white wine region, the house has been beautifully refurbished throughout, a real "home away from home" with all the creature comforts one could possibly need; but it is the attention to detail and care that the owners take that makes the difference: the website is packed with advice, help and tips to help you create the perfect holiday: the bedrooms (which are themed with all the different seasons) are tastefully decorated with plenty of hot water, large towels (a "must" for us!) and contain beautiful artifacts and original art. The kitchen is large, comfortable and well-stocked. The living room contains a well-stocked library and plenty of things to do on rainy days (albeit we didn't have a chance to take advantage of them it was good to know they were there!) And we took full advantage of the knowledgeable and extremely well-connected Pascal who was able to take us to cellars and to treat us to wine tastings that we would not have been able to organise ourselves. Our trip to Puligny Montrachet, which was four days, was far too short and we are formulating plans to return! Absolutely amazing, this is a "must stay" property, and we cannot recommend it highly enough.

Holiday rental with personality

we have stayed at the main house before and loved it. The little house deserves a similar high rating. Although its called the little house its all relative, this is no pokey place! the lounge/diner is a great size with a lovely view over the vineyard. The kitchen is really well appointed and the owners have put a lot of thought into the finish and decoration of the rooms. So if you would like a rental that has some character rather than a sterile beige place then this is definitely for you. Read the reviews of the big house for more of our praise for this place, the owners and the location.

Luxurious yet cosy - a dream burgundy house

We had a sublime two week stay at 10pm. The house is just perfect for relaxing and entertaining with heaps of space for the whole family. Kitchen is great for cooking - probably the best rental kitchen I've experienced and the little extra's that Peter and Lucy include make it even more comfortable - almost like being at home. The village is lovely with enough restaurants in the immediate and surrounding towns to make the location very convenient - but the best thing to do is buy some goodies from the markets, some lovely wine at hang out at 10pm. We had a baby and Peter and Lucy provided a cot and baby seat which was really lovely and necessary. They were so great they even baby-sat for us once while we had a romantic meal! Overall, I would highly recommend 10pm and woud also recommend a wonderful experience with Pascal. It's definitely worth spending the money to spend some time with him on a bespoke and personal tour. Better than advertised...absolutely charming

The owners Peter and Lucy were the most responsive,honest and pleasant people to deal with in our many vacation home rentals. We were 6 couples who all found the home extremely comfortable and equipped as nice and as thoroughly as any rental as any we have stayed. The town is very charming with many restaurant options,le puligny was wonderful. Do not miss out not the opportunity to spend time with their friend Pascal,who will soon become yours, as he enthusiastically exposes you to this wonderful part of France . Finally a quick example of the service we had.... Upon arrival we could not locate a blow dryer.we called Peter and within 10 minutes a neighbor across the street showed up with one for us to borrow. Wow that was too much.. Grab this place if it is available ,you will not be disappointed .

Spring, Summer, Autumn, even Winter (with some insider knowledge) in Burgundy is an absolute delight with lots of things to do, see and experience.

Puligny Montrachet is in the heart of the Burgundy wine region and is famed for producing the finest white wines in the world. In fact, 10pm is next door to one of the best makers of Puligny Montrachet and other wines.

It is not an overly touristic village, so it is not noisy and hectic. But it is a working village, full of winemakers and so quite lively at times, with great local amenities.

As an optional extra, through our connections in the local wine business, you can have one or two experiences that are unique - visits to undiscovered winemakers, wine tastings at home (in our convivial open plan living room/kitchen) or in the vineyards, knowledge of local restaurants and food producers that are currently 'on form' etc.

We are blessed to have two Michelin starred restaurants within walking distance of the house, Le Montrachet in our village and Ed Em in Chassagne Montrachet, a 30 minute stroll away through the vineyards. And the village Caveau de Puligny Montrachet offers informal wine tastings of the finest selected local wines on their terrace.

Before we forget, and speaking of high class restaurants, Chagny, which is about three kilometers away, boasts one of the most famous restaurants in the world - the three starred Lameloise.

However, we must not forget that we are in France and the budget restaurants are very fine too!

But our house is also a good centre for walking and cycling in the vineyards and around. An easy ride away is Meursault, with its fabulous coloured roof tiled town hall.

Beaune is only 12 km away with its famous colourful Saturday market, the Hospices de Beaune, its beautiful architecture and its quaint, mainly pedestrianised, centre and some really interesting shopping.

Slightly further afield and well worth visiting are Chalon sur Saone (a lovely provincial town with a really good Sunday food market in the streets around the cathedral), Nolay (a small town with an historic centre and a medieval market building that must be seen), Santenay (a 'ville fleurie' with a lovely town square with a fabulous fountain, a casino and an outdoor swimming pool open in the summer months), the Cistercian Abbey of Citeaux. And of course you are just a short distance from some of the other famous names in Burgundy wine - Nuits Saint Georges, Pommard, Chambolle Musigny, Clos de Vougeot, Vosne Romanee, Meursault, Chassagne Montrachet etc, which each have their own character and of course their own vignerons, many of which offer tastings.

We are still exploring the surrounding areas and constantly finding new and interesting things to see and do.

Also unique to 10pm is our website with guest-only areas which give you exclusive insights and tips which will make your stay that bit more special. What cheese to try? Which is the best charcuterie? Where is it? What is it best for? What's on in Burgundy at the moment?

Each bedroom has a luxury modern en suite shower room with a walk in shower, W.C. and hand basin Both Spring and Autumn overlook our vineyard, whilst Summer faces south and enjoys views over the garden. The comfortableness of our beds is frequently remarked upon!

If you wish, we can arrange for you to have a meal or a light snack available when you arrive (although there is a great choice of restaurants close by). There will be a modest additional cost for this service. If you need more space, our adjoining 'Little House' is also available to rent.
