5 bedrooms, 3 bathrooms & luxury kitchen in pretty gardens, village amenities.

Our villa was built circa 1900. It was originally the village doctor's home and surgery.

The house and garden have been substantially refurbished over the last few years. It is a three storey building. On the ground floor there is a well equipped kitchen and three large reception rooms.

The living room has two sofas and three armchairs and a T.V (for use with DVD player). There is also a very efficient pellet burning stove for those chilly spring and autumn evenings.

There are French windows out on to a large balcony overlooking Lago Chiusi. This faces west and is a perfect spot for your sundowner glass of prosecco and a spectacular sunset.

Another room contains a dining room table for the odd wet day, and our books, board games and DVD collection. This room also contains a futon which could sleep two if needed. There is also an office on this floor.

Upstairs there are four double bedrooms and two bathrooms (one en-suite). In the basement (which was originally the doctor's surgery) there is a further double bedroom with single beds and bathroom - perfect for teenagers who want their own space! There is also a utility room with washing machine on this floor.

We are equipped for young families and have a travel cot, high chair and two camp beds.

Outside there is a 12m x 6m pool with a solar-heated external shower. We have a number of inflatables for the pool and a large paddling pool for the tots. There are plenty of sun-beds and umbrellas. Next to the pool there is a huge table seating up to 12 shaded by a pergola. There is a BBQ for your use. There are also alternative eating and sitting areas in the garden and on the balcony, some sunny, some in the shade.

You can also borrow the two mountain bikes.

Local village activities include newly upgraded tennis courts, football pitch and bocce court (Italian boules).

In the village there is also a well stocked grocery shop with fresh meat and deli counter and a bar with free wireless internet.

In the next village (Villastrada), a twenty minute stroll, there is a great pizzeria for eat in or takeaway.

On your walk to Villastrada you will pass the vineyard of Madrevite. The owners will be delighted to welcome you to taste their highly regarded wines.

You can do all the above without getting in your car. However if your want to venture further afield, Castiglione del Lago sitting on a promontory jutting into the south west corner of Lago Trasimeno, is a 15 min drive away.

It has a beautiful walled historic centre. There is also a lovely lake side beach with water sports and cafes etc. The town also has plenty of shops, banks, restaurants etc. There is a regular ferry from Castiglione to the islands and across the lake to Passignano.

There are bike hire shops on lake and a cycle path most of the way round the lake. A particularly fun family excursion is cycling to Passignano, rewarding yourself with lunch/ice cream and then getting the ferry back.

Also close to the house are the Etruscan tombs near Chiusi (15 min drive away)

Other easily accessible destinations include Perugia and Cortona (approx 45 mins by car) and Assisi and Siena (approx 1 hour 15 min by car). A bit further but easily doable in a day are Florence and Rome. They both take between 1.5 hours and 2 hours to drive but it is much more relaxing to take the train from Chiusi - 15 min from the house with free parking at the station.

For children of all ages there is also the new water park at Tavernelle (approx 30 min drive)

The spaciousness of this house means that it is perfect for a large extended family or even two or more families holidaying together. The facilities and the location mean that it is ideal for a mixture of activity, sightseeing and chilling.

N.B We do not currently have wireless internet. You can however buy a local sim card or dongle for a few euros. Alternatively, the village bar (100m) has free wireless.

We bought the house in Vaiano after being captivated by this part of Umbria whilst on holiday. We have had a lot of fun and a bit of pain renovating the house and making it into the comfortable, spacious holiday home we are lucky to own.

We have enjoyed years of long summer holidays in the company of family and friends.

It is now (from Spring 2013) time to make this special place available to others.

We fell in love with this house when the estate agent opened the living room shutters and we stepped out onto the balcony and the most amazing views over Lago Chiusi. Sitting with a glass of prosecco watching the sun set behind the lake is still the most special time of day for us.

A beautiful villa in an Italian village

We stayed here with a group of longstanding friends and thoroughly enjoyed our holiday. This is an old villa in the heart of a working Italian village, so there was no sense at all of being part of a tourist package. We loved listening to the sounds of the village and feeling part of everyday Italian life. There is a bar just up the hill where we often went for our breakfast coffee and pastries, and a fantastic shop opposite which sold virtually everything, including freshly-baked bread every day. There's also a big supermarket a short drive away.

The house itself is old and full of character, with a grand, wide, central marble staircase. If you're looking for a sleek, modern, minimalist place to stay then this probably wouldn't be for you - but we loved it. One can really feel the sense of history in the place, and we enjoyed reading about the house, the village and the surroundng area in some of the books we found on the well-stocked bookshelves. The house is comfortable, clean and and well-equipped. There are fantastic views looking out over the lake and the countryside, and we could often be found enjoying our evening cocktails on the balcony, looking at the sunset.

Unusually for early September, the weather was a little unsettled in the first part of the week and we had the first rain there had been for months. This didn't matter at all, really. It was still warm, and we could enjoy the pool, which is private and a very good size for a holiday home. There is also a huge wooden dining table underneath a pergola which kept the rain out nicely, so we were still able to eat all our meals outside. There are comfortable living spaces inside, with lots of interesting artwork, but we preferred to spend our time outside. Once the sun came out it was fantastic just to relax with a good book. There are plenty of sun loungers, and table tennis for the more energetic. There is also a fig tree and a grape vine.

There's a good choice of places to eat nearby, including some rather grand restaurants. Our favourite, though, was a cheap and cheerful pizza bar in the next village. Walking back on a clear night under the stars having had a few glasses of Italian wine and a delicious, authentic Italian pizza was memorable. We also went exploring further afield on a few days and loved visiting some of the beautiful hilltop Tuscan towns.

Altogether a wonderful holiday, and the owners and local people couldn't have been more helpful. Recommended.

A wonderful way to experience Italy!

We spent a wonderful week in this villa in August, taking our 1 year old son on his first holiday! We flew to Rome Ciampino, picked up a hire car and found the villa with ease (it is approx a 1.5 hour drive from Rome to the villa with beautiful places to stop along the way).
When we arrived at the villa we found it to be wonderfully clean and so well equiped for families. We spent time relaxing and enjoying the beautiful pool, and enjoying eating al fresco under the canopy in the garden or on the balcony whilst watching the sunset over the lake.
If you have children there is plenty for them to do and lots of room for them to play. They can swim, play in the gardens or relax in the comfortable lounge if you want to escape the sun!
The local shop is only a few metres away and stocks a great selection of goods. The bar is friendly and offers wi-fi.
From the location of the villa there is so much to do and explore without having to travel far at all. The old town of catiglione del lago is a must and is only a very short drive.
There is a great selection of restaurants close to the villa offering local, authentic dishes giving you a real taste of umbria.
This was a truly fantastic holiday, we have so many happy family memories and would return in a flash! Highly recommended.

A scenic retreat

This villa is situated in the village of viano. The holiday was absolutely perfect, it had beautiful scenary, great food and very friendly local people, who always greeted you with a 'Buongiorno' in the mornings.

This villa was very clean and was decorated tastefully. It has a beautiful swimming pool and is set in a convenient and scenic location, ideal if you want to explore the region of umbria and tuscany or if you just want to stay in and relax by the pool.
Chiusi is only 20minutes drive away and this has a main line station...you could be in florence or rome in under 2hours.
We loved the village, it had its local shop( 1minute walk away and sells most things) and a lovely cheap bar which sold coffee, drinks and tastey Italian snacks. It was also very handy as it had free wifi
Overall an excellent place to stay, clean, great location and friendly people.

OUR STAY IN UMBRIA.

There were ten of us in our party. We arrived to a 32 degree Italian summer, Umbria is a beautiful region. The house is located in a village overlooking lake Chiusi. The property is an impressive house overlooking the lake. We were all easlly accommodated. The house fully catered for all our needs including 3 great bathrooms/showerooms... ( one ensuite). A lovely feature is the lounge with balcony that overlooks the lake. Very relaxing to sit out chatting . The garden and pool area was especially impressive. A large pool which is surrounded by a lovely patio and a large dining table under a pagoda is at one end of the pool. We ate a number of great meals al fresco.
The village has a convenience village fully stocked store which is a delight and a 45 second walk from the house. (A litre bottle of Peroni is just over one euro!.).There is also a cafe which is about 200 metres up the road. Great coffee and Italian Beer etc is avail and is very good value. The cafe also has wifi. All the villagers were very warm and smiley, although an Italian/english phrase book is a good idea.

Umbria is a lovely part of Italy lots to see and do. The house has a bookcase full of brochures and maps detailing local places , eateries etc,. We went out and about every day and a car is really essential. The Pizzaria in Villastrata, in the next village serves amazing pizza and is very good value.

We had a fab holiday and without reservation would love to return to the Villa and Umbria

Stunning home - friendly village - caring owners

Just a couple of hours easy drive from Florence, and only 30 minutes from Perugia (where I picked up son and girlfriend who also joined us) - this stunning villa is a real home; it has character, warmth, loads of space and a pool side area to eat out in the evening or to splash away the heat of the day. Perfect - if you can swim! (which I can't - but even then felt safe waddling from one side to the other!). And both Richard and Jenny were warm, welcoming and so very caring.

We stayed "en famille" towards the end of the summer - and felt completely at home both in the villa and in the incredibly friendly village. The local bar/cafe is run by the village - coffee is superb - as is the welcome from the bar staff. The local supermarket is literally a stone's throw away - and you must visit the local honey maker across the road; and whilst we were there we all went to the village dinner on the playing fields behind the villa - it was so great to be fully involved and I think that's one of the keys to the success of a holiday here.

If you want a larger town - then Castiglione del Lago is only about 20 minutes drive - and has loads of good restaurants and cafes - as well as a lakeside beach. But there are so many beautiful towns to visit within 45 minutes drive - Perugia, Arezzo, Montepulciano ....

But I think that it's the villa that tops everything - and I have a feeling that we shall be returning to Jenny's lovely home for many years to come.

This is an unusual opportunity to enjoy the benefits of village life (including a shop 50m away!) whilst surrounded by the gorgeous Tuscan/Umbrian countryside. Our village is in Umbria but the views from the the west facing balcony are over Lake Chiusi in Tuscany!

We are a 15 minute drive from Chiusi (on the main rail route south to Rome, etc and north to Florence etc) and 15 minutes from Castiglione del Lago.

The village is small but as well as the grocery shop contains a bar, church, tennis court, boules court and small football pitch. The next village is a 20 minute walk and has a bar serving fantastic pizza and ice cream.

Many beautiful and historic towns and cities are an easy day trip including Perugia, Siena, Cortona, Arezzo, Orvieto and Montepulciano.
