Following a three year restoration of a beautifully located Tuscan farm house, resulting in a well planned and very comfortable villa. Villa Monterosoli is situated midway between Palaia and Marti (Montopoli val D’arno) in rural Tuscany. Pisa, which is well served by both international and low cost airlines is only 40 minutes away by car. Pontedera, the nearest large town is approximately twenty minutes and the seaside town of Livorno fifty minutes drive away. The nearest food shops are in Marti, within four kilometres. The villa has a lovely garden immersed in 3 hectares of surrounding woodland and olive groves and is situated on a hill with spectacular unspoilt views over the Tuscan countryside. The area is well known for the famous white truffles and indeed one of the largest truffles ever found in the area was found in the woods behind the villa. The approach to the house is via a country road which is not suitable for very low slung sports cars.
With “green in mind,” Geothermic heating has been installed which works on the natural temperature of the land, so operates without gas or oil. In winter, under floor heating supplies the ground floor and radiators on the first floor which also double up to provide cooling air in the summer. The windows are also double glazed for additional comfort.
The air-conditioning is a cooling effect which is derived from the geothermic system, makes the house very pleasant to live in without the after effects of the air-conditioning system.
The house itself is furnished as a home with a mix of English and Italian character so you will not get the feeling of staying in rented accommodation; the beds, mattresses and sheets were specially made with maximum comfort in mind so you should certainly sleep well. All kitchen equipment etc is also new.
Also in the garden is a traditional Italian farm barn and a working wood burning Tuscan oven. There is also a traditional wood barbecue. Alfresco eating for 10 people opposite the kitchen under the umbrellas and the shade of the oven construction.
The infinity pool, with fine views over the countryside is set away from the house for those who want peace and quiet whilst others splash away! There is ample pool furniture, 8 sun loungers with cushions a few armchairs, outside shower, and umbrellas for shade.
Must be noted that the pool has no shallow end as is circular in it's construction so has a constant depth of 7 foot.
There are many walks and paths to explore and the area is ideal for both adults and children.
Drawing room with library filled with English books and DVDs and also a CD collection. A Flat screen TV with English Sky connected to a Bose surround, off to the right is an open plan sitting room of 60 sqm, with French windows overlooking the valley.
There is dinning room which seats 10 comfortably leads upstairs via the terracotta stairs, also a downstairs loo with basin and wc are present in the hall.
Kitchen is fully equipped with little breakfast table, gas hob 4 fires, electric halogen hob 2 rings, 2 electric ovens, dishwasher, double sink, 4 slot toaster, kettle, fridge, freezer.
Kitchen door gives onto outside eating area with great views.
The utility room has a washing machine and a dryer. Iron and table to do ironing on, a convenient sink for hand washing, rack stand for drying clothes on. Door that gives onto the outside.
There are a few golf courses near by, Tirrenia, San Miniato, Montecatini Terme, Castelfalfi all are within 40 mins drive from the villa.
Most golf course require a membership to a club which is recognised internationally.
There is skiing 2 hours away on the Abetone, or Cimone.
We can organise any sort of activity from wine or olive oil tasting tours, olive picking or wine harvesting, guided tours of the historical towns, cookery courses, pottery classes, truffle hunting excursions, hiking, walks, mountain bike rides. Also daily maid service and cooking services at the villa on request.
