Start at the top - 4 floors above Stockbridge is a stunning, private, sunny roof terrace fully furnished for outdoor living; Gas BBQ, loungers, table, chairs. It surrounds the roof conservatory which is furnished for relaxing/sunbathing/cooking/eating(and an extra sofa bed for 'under the stars' sleeping. Its glass floor allows natural light to flood to open plan contemporary stylish designer kitchen and living /dining area. Well furnished throughout with contemporary Italian individual pieces. Fingertip panel control mood lighting is state of the art, ambient and interesting. The town house is on four floors. The bedrooms, bathrooms and open plan living area, open plan stairs and spiral staircases all feature beautiful oiled American hardwood flooring. The interior of this 'listed building' entirely reconstructed (2002) features contemporary glass and brushed steel to compliment the designer poggenpohl kitchen and two luxury full bathrooms both with walk-in drench showering and large freestanding baths.

The unique design allows for multi usage.The house is ideal for corporate entertaining. If required catering and staff will be provided.

Corporate stay with some exceptional extras

Having spent a good part of my working life in sometimes clean but always sterile city apartments it was great to finally find somewhere that 'floated my boat'.

I had a 2 month corporate stay and was delighted with my time here. The oft overused 'stunning' is in this case wholly appropriate when describing the interior. With a very comfortable living space and the epitome of mood lighting throughout this place wows everyone.

With sumptuous bathrooms and the deepest bath imaginable - a hard day at the office can soon be forgotten. If that's not enough the roof top terrace with barbecue and comfy seating will definitely do the trick - especially combined with a smooth bottle of red.

Stockbridge is a very liveable place and my 2 months went by in a flash. Great little shops selling superb produce. The bakery, butchers and cheesemongers create a village environment. . Throw in an eclectic mixture of bars and some top-end restaurants it's easy to see why. And only 15 mins walk to my office!

Owner's Response: While Hamilton House attracts the more affluent, discerning international travellers during the Festival, at New Year, for major events and holidays in and around Scotland's capital, a number of corporate clients have taken advantage of the luxury on offer throughout the year. Top executives enjoy exclusive use of one of Edinburgh's most stunning properties. With opportunities to host dinner/drinks receptions/roof top BBQs in stunning contemporary state of the art surroundings. Small teams of three have also shared the (and I quote the phrase coined by one group) city chic environment. All have loved the location.

Stockbridge, in a recent Times article* came third in "The 30 'Coolest' Places to Live in Britain" ( that means first in Scotland! ), and offers a village atmosphere in the city centre. Walk to city centre work, escape to tranquil yet bustling Stockbridge and Hamilton House where high above the city you can enjoy cocktails, sunsets and city skyline views. Many enjoy having their family/friends joining them at weekends.

Thank you for your great review. Your stay was among the first few corporate guests' stays and it was lovely to see how relaxed and settled you immediately became in Hamilton House. Modern Luxury in Heart of Beautiful Edinburgh

This was the last stop on a three week tour of England and Scotland. We stayed in some lovely places all over Great Britain but really appreciated the contemporary and modern touches of Marji's lovely home. Our 13 year old daughter loved the decor and we all enjoyed the roof garden. The view of the city was unbelievable. Marji was most helpful and kind. We hope our paths cross again.

Outstanding Property - Wonderful Stay

Our family of four stayed in this delightful home during Fringe last August. The pictures you see are beautiful and the real experience is all the more so. It is a stunningly decorated apartment that is an ideal home base while exploring the lovely town of Edinburgh. Every room is so well appointed and obviously well maintained. We enjoyed the fact that we could escape the chaos of Fringe when necessary yet be so close to so many wonderful restaurants and amenities. We especially enjoyed the rooftop terrace which was an unexpected pleasure given the anticipated weather. From begin to end, our experience with Marji and the property was nothing short of wonderful. She went out of her way to accommodate our schedules and needs.

It is without reservation that I highly recommend this lovely and very city chic property.

Wonderful Stay

My family stayed in this house during the 2013 Fringe Festival. Even before we arrived, Marji provided some invaluable advice about getting tickets to events, where to eat dinner before the Tattoo, etc. The house itself worked well for our family of four, and we enjoyed the convenience store directly across the street, as well as the easy access to attractions and restaurants. Although we did a lot of walking, and occasionally walked to and from the Royal Mile, the taxis also were very convenient. Since we were coming from the U.S. and did not have U.K. cell phones, we purchased an inexpensive mobile phone the day we arrived and used it to call cabs, make dinner reservations etc. The entire trip was wonderful and memorable, and we were so grateful to Marji for her help (she didn't even complain when we checked out at 6:00 a.m. so we could make our flight). I am so glad we went and would definitely recommend the house to others.

Una vacanza fantastica!

Sono appena tornata da una vacanza con amici ad Edimburgo e ho affittato questo appartamento. E' stata davvero una vacanza fantastica in una casa stupenda.Tutto è stato perfetto, dalla posizione ideale per visitare la città e la vicinanza con pubs e ristoranti (il supermercato proprio sotto casa!) alla facilità di collegamenti con il centro. L'appartamento è molto bello e ben arredato, davvero confortevole e ideale per 6 persone. La terrazza con la stanza di vetro offre un bel panorama e sicuramente l'impianto di illuminazione dell'appartamento è eccezionale.
Penso che se torno ad Edimburgo sicuramente tornerò ad affittare Hamilton House!

City Centre pad with the WOW factor

Wow - a truly unique town house smack bang in the heart of Edinburgh in an area with a village feel. We loved the roof terrace and had a giggle with the glass roof!! Stockbridge has amazing little shops with a fantastic cheese shop practically on the doorstep and lots of lovely coffee shops and restaurants to boot. Great place to stay .

Owner's Response: Hey, I know you guys loved sleeping on the bed in the glass room; under the stars! It is magical up there....... Cooking al fresco, eating at the little table on the glass floor ( or outside when it's fine). I virtually live in and around that room with the sofa/ day bed converting to a lovely place to sleep. That inside and outside roof terrace was what sold me Hamilton House. That and the luxury bathrooms, fabulous lighting and stunning natural wood floors and spiral staircases. All these fabulous reviews have me wondering why I don't spend more time there! But then the Beach House is so fantastic too. Anyway, I promised you a discount for a booking at my Puglian Beach House so here's the reference ...... Owners direct.co.uk IT6900. Hey while you enjoy being on the beach - literally cos it has steps onto the sand - I will sleep under the stars at Hamilton House. It's a tough life!
