Expertly renovated with great finesse and a quiet patrician elegance, Ca' Del Mercante offers internet, air-conditioning throughout and accommodates up to five guests in comfort on the third floor, served by lift. It comprises a large and wonderfully bright and airy L-shaped main sitting/ dining room with no fewer than five windows over the Grand Canal offering superb vistas of such well-known Venetian landmarks as the Church of the Frari, the 'Traghetto' at San Toma, Ca' Foscari and so much more besides. The room's warm, highly polished wooden flooring and ample sofas welcome guests to the comforts of home after an action-packed day of sightseeing or a fun-filled diary of social engagements, while stylish touches such as gilded antique mirrors, oriental rugs, graceful wall sconces and exquisite period furniture uphold the wonderful over-riding aura of restrained good taste.
The dining area is furnished with seating for six while the relatively simple yet fully-fitted kitchen is well-equipped with everything necessary for easy self-catering.
There are two highly appealing bedrooms on this level - a very comfortable master bedroom overlooking the Grand Canal and with a double bed (this can be made into twins - simply ask when booking) and an up-to-date en suite bathroom with bathtub and shower over, plus a second bedroom also with fabulous Grand Canal views and a very romantic antique 'French' size bed offering plenty of room for one. Also on this floor are two further bathrooms, one with a bathtub and the other with a shower and a washing machine for added convenience.
A wooden staircase leads up to the third bedroom - a snug and peaceful 'top of the house' retreat with characterful twin beds which can also be made into a double (please ask when booking) and from which a further very short wooden staircase allows guests access to what must be one of the most wonderful and highly-prized features of the entire property - an amazing furnished 'altana' roof terrace with breathtaking views to capture the imagination at every turn, drawing the eye from the Campanile at St.Mark's to the Teatro La Fenice, from the tilting tower of Santo Stefano to the domes of Santa Maria Della Salute and from the atrium of Palazzo Grassi to San Polo, over partial glimpses of the Grand Canal.
Check-in and Check-out procedures
Upon your arrival, one of our representatives will meet you at the vaporetto stop (or water taxi disembarkation point) closest to the apartment (as agreed during our prior correspondence with you) and accompany you to the property. All the information relating to your apartment such as heating, use of the kitchen and, where available, air-conditioning and internet etc. will be provided together with a welcome information file and a 24 hr emergency contact no. It is at this point that payment for the Security Deposit is taken by our representative - for further details of methods of payment etc. please see the ‘Property Rates’ section above. Standard check-in time is between 3.00 pm. and 7.30 pm. daily. (It may be possible to arrange different check-in times upon request at the time of booking. Please note that arrivals between 7.30 pm. and midnight incur a late arrival fee of €50, payable in cash upon arrival.) We kindly ask you to check out by 11.00 am in order that we may prepare the apartment for its next guests.
All questions were answered promptly and everything worked amazingly smoothly. Not to mention that the apartment was perfect with amazing views overlooking the Grand Canal. We would love to go back and will recommend Views on Venice to anyone.
The Views on Venice team is wonderful...every aspect of our visit was perfect. The apartment is terrific, and the location is impossible to beat. Annalisa and Daniela are awesome. Kate and I give this our strongest recommendation.
The apartment has an amazing location. It's on a quite street, however, you can walk to all the major sites as it is close to the Academia Bridge and San Marco square. It is very spacious and comfortable- with 6 people we never felt crowded.
I do have several issues with the place. The bedding and linens need to be updated. The mattresses are extremely old and the bedding and towels provided were not very nice. In fact the sheets and coverlets seemed dirty. If the owners would invest in a few updates the place could be fantastic.
1/ Quartier parfait, élégant, pas trop touristique, quelques belles boutiques, une placette sympa avec épicerie et Ostéria, au calme, le tout à 3 min du Palazzo Grassi, à 5 min de San Angelo et d'A Beccafico.
2/ Grand appartement au dernier étage d'un vieux palais vénitien avec son immense hall donnant sur le canal. Copro très calme, ascenceur d'époque. La vue est splendide, l'appartement est facile, chaleureux et très confortable avec ses trois chambres (la chambre avec terrasse à déconseiller aux enfants) et un immense salon. Il s'agit d'une habitation avec ses objets, ses tableaux, pas d'un appartement de "loc" impersonnel.
3/ Agence Views on Venice prévenante et à l'écoute en cas de pépin, résa du bateau-taxi parfaite, petit panier d'arrivée avec les biscottes de Venise, huile d'olive, lait, confiture, café... exemple de l'acceuil à l'italienne que les loueurs du sud de la France devrait suivre !!

A memorable apartment with an astonishing 'altana' roof terrace, enviably situated on the top floor of the 15th Century Palazzo Mocenigo 'Ca' Vecchia' on the Grand Canal - the oldest palazzo within the legendary family of ancient Venetian palaces along this stretch collectively known as 'Palazzo Mocenigo' and sharing its prestigious canal side setting with its 'next door neighbor' property, the one-time Venetian bolthole of 'mad, bad and dangerous to know' British romantic poet and literary figure, Lord Byron (1788-1824).
