La Capanna is a converted barn set in a couple of hectares of private land, with rows of olive and fruit trees. If you are looking for peace and quiet, this is for you. The house is shaded by trees, with views over gentle rolling hills. The spacious interior is open plan with fully fitted kitchen, dining area and lounge. High ceilings make it cool in summer. Sunny terrace and garden for dining, relaxing, playing. The house sits in the hills behind Moiano, a small village between Chiusi and Castiglione del Lago. Citta della Pieve, Montepulciano, Siena, Perugia, Cortona, are all within easy reach, making the house an excellent base for exploring the sights of Tuscany and Umbria, especially the medieval towns around Lake Trasimeno. Dip into the Italian renaissance, or browse the markets. You can go walking in the nearby woods and country lanes, collecting blackberries. Swim in the pool, or go sailing and windsurfing at nearby Lake Trasimeno if you are looking for something more active.

Many potential clients ask me if there is another property in the garden, or if the pool is shared. The house stands alone in the garden, and if you choose La Capanna for your holiday you will be the only one swimming in the pool.

La Capanna is perfectly situated - you can have peace and quiet at home, walk through the woods, or you can head out to explore the medieval hilltop towns of Tuscany/Umbria.The local town of Citta delle Pieve is a delight and you will go back often. Step back in time as you wander through narrow streets before dining at a local restaurant. Moiano, just 2 kms away has all you need: bank, pharmacy, supermarket, bakery, gelateria, pizzeria. Lake Trasimeno, 15mins away, offers a range of sporting activities, or simply relaxing by the lake. Take a boat to one of the islands from Castiglione del Lago. Rome and Florence are 1 and a half hours by train. Perugia, Siena, Assisi, Cortona are all within an hour's drive.

Notes

  • A 40% deposit is required to confirm the booking. The balance is due 30 days before the booking date. The rental rate includes linen and towels (but not pool towels).
    There is an exit clean charge of Euro 50.00 - 75.00, depending on the number of guests.
    Linen change after first week is charged at E.25

    A security deposit of Euro 250.00 must be paid when you make the second payment. This security deposit is fully refundable, providing there are no damages.

    Additonal charges apply for heating in winter (Please consult owner)
    Clients must vacate the house by 10.00am on the day of departure

This accommodation fitted the description perfectly but still managed to exceed our expectations. It is so spacious & so well & fully equipped that it is more like borrowing a friends house than renting a property.We enjoyed the internal & external space & missed it when we moved on to another rural property & got less of everything for more money ! This place is good value.

We will recommend it to anyone who wants a base for exploring this region.
Recommended for:  Age 55+, Sightseeing, Families with Young Children

Un excellent séjour dans une location vaste et lumineuse. une piscine grande et bien entretenue, un vaste terrain pour les enfants . Un accueil sympathique et des services ! La location est très bien située entre Toscane et Ombrie , tout est réuni pour en profiter et c'est ce que nous avons fait !

Owner's Response: We are very happy that the Bery Family enjoyed our house as much as we do. The high ceilings in the spacious living room make it very cool in summer, so the house is a perfect retreat from the pool, if it gets too hot. Our agent and her team aim to provide the warm welcome experienced by the Bery Family and are keeping the house and pool just as they should be. Since we built the pool two years ago, our house has become the perfect destination for a relaxing family holiday - plenty of space in the large private garden and 12 metre pool for you to get away from it all.

Loved the large garden and found the pool great. Very well located with everything needed for a great time. Very private, with no others to share the very large pool with. House was cool, even on the hottest of days. Local towns and markets were fun to visit and lots of good places to eat. Will certainly be returning.

This is a well-equipped house tucked away in a peaceful corner of Tuscany. We liked the modern kitchen, with plenty of wine glasses, and the spacious and sunny living and dining areas. Very good value for money.

We had a great night out in nearby Citta del Pieve. Can recommend Serenella's restuarant for an authentic pizza experience. Agent and owner very helpful with recommendations and advice.

Our vacation was splendid! The communication with the owner and with the agent at site was great. Very polite and accurated.
The house was like the description, nice interior and big garden with fruit trees.
I'm missing a pool when the temp. is more than 35gr C.
But that's a detail.

Highly recommanded!
Recommended for:  Tourists without a Car, Sightseeing

Sadly I think the pool may be some years away!
