A beautiful restored farmhouse, nestling in an acre of garden, just 4km from Fanjeaux. This is a very private and peaceful property; watch hawks and buzzards drifting lazily on the thermals overhead and if you are a budding star-gazer, the night sky is wonderful as there is no light pollution around. The house faces south with large poolside terraces & gardens rolling downhill to the wood. In the distance you can see the Pyrenees.

There are 2 double & 2 twin bedrooms. We have 3 ensuite shower rooms which have been totally refurbished for the 2013 season, and a separate bathroom. There is an upstairs sitting area with wood burner and sofa and an enormous principal lounge with dining table, comfortable sofas and open fire. The kitchen is well equipped for all your catering needs. Outside is a shady eating terrace overlooking the pool. The house has TV, DVD, satellite, internet with wi-fi, & a CD player with external speakers for lazy days.The large swimming pool (12.5M x 6.5M) is chlorine free, freshwater, using UV sterilisation. It has an approved safety fence which is compulsory under French law.

We are lucky to have some wonderful places to eat within a half hours drive. The Chateau at Camon is wonderful and very atmospheric and Domaine Gayda is a winery which also has a superb restaurant. They have a reasonable lunch menu, or if you want to splash out, there is a fabulous A la carte menu in the evenings. For somewhere nearer, Mirepoix has lots of restaurants including Chinese and pizzarias, and if you want a friendly, family Auberge, then there is the Auberge de Balestie which is just off the main road to Mirepoix on the right.

We are right in the area where the book by Kate Mosse, Labryinth was set and a two part televised version was shown on Channel 4 over the Easter week-end of 2013.

The area is famous for it's Cathar castles and many are within easy reach. Monsegur for example, which is featured in the film, is about an hour away. It's quite a challenging walk to the top, but well worth it for the wonderful views. There is also a very nice restaurant and cafes in the little town of Monsegur where you will also find a museum. The coast at Perpignan and down to Colioure through the Corbieres is a lovely drive with lots of other places to visit such as the Abbey at Fontfroid. You must not miss the market in Mirepoix on Monday, it will be very busy in the summer, but grab yourself a table early on in one of the many cafes around the square and you can people watch to your heart's content. No forgetting the wonderful Cite of Carcassonne which is quite stunning. Unfortunately very touristy, but the upside is there are plenty of cafes and restaurants to eat in. Try to go early or leave it until later in the afternoon and perhaps have a meal there in the evening. Fanjeaux is worth a visit too, if only to see the amazing view from the Seignadou (viewing place), where on a clear day you can see for miles around. You can take a little boat from Bram or Trebes along the Canal du Midi and take a picnic with you, or visit one of the many wineries in the area for a Degustation!

For those with more energy, on the route de Lavelanet at Aigues Vives is one of the championship of France Karting circuits. All ages catered for. The local area is ideal for cycling. There are water sports on nearby lakes and the Mediterranean is an hour away at Narbonne. Golf courses can be found at Carcassonne and Toulouse. Horse riding, Tennis and kayaking/rafting are all available within easy reach. In the winter the slopes at Bonascre are accessible from Ax les Thermes using the cable car up the mountain and Ax is an hour away by main roads.

The house is down a rural lane between Fanjeaux and Mirepoix. Fanjeaux is a delightful hilltop village approx. 4 kms away, home of the Dominican Monks. It has a boulangerie, butcher, pharmacy, cafe and restaurant and spectacular views from the top. Mirepoix is an extraordinary and pretty medieval market town with all services. The central square with its 13th century couverts (a sort of cloister around the square) is spectacular and full of life and the Monday market is not to be missed. Around the square are a multitude of restaurants, cafes and shops. The Cathar castles are all in easy reach and Carcassonne with it's Cité is well worth a visit. The Canal du Midi is about 8km away at Bram. The Mediterranean beaches at Narbonne are an hour away as are the ski slopes of Bonascre above Ax les Thermes, Andorra is about 2 hours away. There are direct flights from the UK, Eire and Belgium to Carcassonne (25 mins away) and Toulouse airport is only an hour away.

Other Activities: Visiting Cathar Castles, International Go-Karting circuit, local markets, lovely walks, and great restaurants

Golf: Carcassone has an excellent golf course and restaurant and is approximately 40 minutes away. Ariege Golf club is a stunning course situated in the mountains past Foix and is approximately 1.5 hours away. Excellent facilities also. Toulouse has a number of golf courses, including the French Open Championship course. Toulouse is approx. 2 hours away. Google Golf courses in the south-west of France for more information.

Ski: Andorra is about 2 hours away, and you could have a two centre holiday by staying in one of the many hotels for 2 or 3 nights whilst based at the house. There are two ski resorts within an hour and a halfs drive of the house, so it is possible to go skiing for the day. These are the ski slopes of Bonascre above Ax le Thermes, which also is a lovely town. The nearer, but smaller slopes are at Monte d'Olmes which is quite close to the Cathar castle at Monsegur.

Notes

  • Discounts are available for half occupancy or less out of Peak season, the house sleeps 8. Please ask as it depends on the date. As is normal practice, we will require £250 as a security/damage deposit for each booking. This can be payed by bank transfer or cheque. Our cleaners will come in each Saturday for 5 hours, this is the only time they have after guests have left at 10.30am and the next guests arrive at 4pm. It is a large house and it will take them this amount of time to change all the linen and clean the house. We would ask that you leave the house as you would expect to find it. If they find the house in a bad state you will be charged as we will have to get another cleaner in to help. On two or more week bookings, they will still come, change all the beds that have been used and do a general clean around. The cleaning and linen service is included in the rental rate. We also provide pool towels, but would ask that you wash and dry them ready for the next guests.
  • For winter lets, In addition to the central heating, we have two wood-burning stoves and electric heaters. There will be some wood available for you to use, but if more is required we would organise this directly with our Woodsman. His charge is currently 60 euros for a trailer load of wood. This is much cheaper than buying it from the DIY store/supermarket.

  • Bedroom one is a twin bedded room and is off the hall. As this is the only bedroom without an ensuite we tend to use this as a childrens room. The main bathroom is just across the hall. Bedroom two has the Super King bed, Bedroom 3 is a twin-bedded room and Bedroom 4 is the largest room with a double bed and a cot should you need it. All the duvets, pillowcases and bedding were replaced in May 2009.

Notes: Unsuitable for very young toddlers or infirm elderly due to spiral staircase. The pool is open from the end of May to the end of September. It is a large, totally private pool size 12.5m x 6.5m. There is also an inflatable baby/toddler paddling pool for you to use, plus pump. For cosy winter lets, to supplement the central heating, there are two wood-burning stoves, one in the large living room and one upstairs in the reception area/second sitting room. There will be a small amount of wood available for your use, but if you required more then our Gardener/handy-man would be able to arrange a delivery for you. Last year the wood cost 60 euros for a trailer load, which is far cheaper than purchasing wood from the Supermarker/DIY store. There is a separate utility room upstairs with the washing machine, tumble dryer, iron, ironing board etc. The high chair is also stored in the cupboard if needed. There is also a supply of new batteries, light bulbs, cleaning materials etc.

L'Obit is a charming restored farmhouse sitting by the edge of fields of sunflowers in the middle of glorious countryside with rolling hills and distant views of the Pyrenees,

This is a lovely quiet peaceful location ideal for a family holiday,There is a large swimming pool and for some additional family entertainment a boules pitch to the side of the house, there is also on the other side of the house an undercover area where a game of darts or tabletop football (ideal if the weather is not great) can be enjoyed, there is also a fridge to store those essential cold drinks on hot sunny days, also a barbeque is provided under a shaded area with table and chairs for outside eating.

The area is is good for walking or cycling (There are 2 adult and 2 children's bikes available)

L'Obit offers home from home comforts with a well equipped kitchen, four bedrooms (three with ensuite showers and wc) additionally there is a family bathroom with bath, shower, twin wash hand basins and wc, there is also a utility room with washing machine and tumble dryer.

L'Obit is not too far from Mirepoix with lots of restaurants Pizzarias and bars there is a very good Market each Monday which should not be missed. Fanjeaux has a very small Casino supermarket (only good for topping up) and is about 10 minutes drive from the house it also has a Boulangerie for the essential baguettes
and cakes.

L'obit is a lovely house and I would have no problem recommending it to anyone, however I have to mention it is unsuitable for toddlers or elderly people due to the narrow spiral staircase.

Wonderful home in a fantastic location

We stayed in this beautiful farmhouse for two weeks with 4 teenage children in the school holidays. We had never been to this part of France before but it had been recommended to us and we spent ages looking at places all over the Languedoc area. We were not disappointed. Both the area and the home were beautiful and all we had expected and hoped for. We liked the idea of being in a peaceful and private location and L'Obit is exactly that, at the end of a farm track in spacious beautifully kept grounds overlooking a wood and the mountains. The photos don't really do it true justice. The pool is large and was a big hit with the kids and immaculately clean. The pool man came twice while we were there. Debbie and Mike had thoughtfully provided pool towels, inflatables and pool toys. There was lots for the kids to do with bikes, games, a volleyball net, table football, darts, books, cards, DVDs and UK TV. The petanque was also a huge success. The kitchen was very well equipped and I had everything I needed to cater for 4 hungry kids. We especially loved eating outside under the covered patio area enjoying the views.The bedrooms were spacious and comfy and having the en-suite bathrooms was useful. Debbie's housekeeper came after 1 week to change the bedding. It was also great to have the washing machine and dryer to save taking loads of clothes. We were in France during a heatwave in August and at night we had to make use of the portable fans as the weather was very humid and the upstairs rooms very hot but that is August! We used the bakery and the little supermarket in Fanjeaux for basics and despite our appalling French, the shopkeepers were all friendly and helpful. For bigger shops there are two supermarkets about 20 minutes drive. Days out to Carcassonne, Mirepoix, Narbonne Plage and Aqualand at Cap d'Agde were a success. Mirepoix is a lovely medieval town and Gruissan near Narbonne Plage is a delightful port. The beach was a hit and only an hour on the autoroute and whilst we enjoyed the history, the kids loved the haunted house at Carcassonne. Debbie and Mike could not have been more helpful and informative. We tried several of their recommended places to eat in the area and we had a fantastic meal at Auberge de Balestiere amongst others. It is often hard to choose a holiday home from so many but you will not be disappointed if you stay at this home. We would definitely recommend it for large families or families sharing.

We were so enamoured by this property which we visited in August 2011 for a week, that before we returned home we had already booked it for 2 weeks for August 2012! We were so excited to get back to it, and had been looking forward to it all year. It certainly came up to scratch again!

We are a family of 5 with 3 daughters of varying ages. The 2 younger ones are avid sunbathers and the weather this year was excellent. The postion of the terrace next to the generous sized pool ensures day long exposure to the sun. I am less concerned about the sun and there is a lovely covered sitting area just outside the back door where the outdoor dining table is situated, together with a hammock which was very popular all round.

The property is just like a home from home and Debbie and Mike have thought of everything that might be needed. For the sporting family there are bikes for all ages and pool toys to suit all tastes. The inside of L'Obit is spotlessly clean and there is a great CD system which can also be heard outside and lots of CDs to go with it. The rooms are all very generously proportioned with lovely bed linen and towels.

Debbie is incredibly helpful in suggesting activities in the area and restaurants in the many lovely villages and towns in the region. We have previously holidayed in the Provence area, but we now much prefer the Laungedoc Roussillon area which doesn't suffer from the commercialism, crowds and high costs that are evident in Provence.

We have no hesitation in recommending L'Obit and may even return for a 3rd stay soon!

A Wonderful Holiday

Just returned from a wonderful 2 weeks at L'Obit. Two families with young people aged from 14-20 and the house provided something for everyone.We had some very fiercely contested table football games, and also the boule court and dartboard provided extra competition. The pool is fantastic with plenty of room for sunbeds and the gardens are very well tended, with amazing views across the countryside to the Pyrenees. The house itself was more than we expected, it was so nice to have all the bedrooms of equal size and quality with plenty of storage. The main living area is very well laid out and I can't think of anything we needed that wasn't supplied.The surrounding area has plenty to do, we travelled to the Pyrenees in under an hour, hired boats and bikes at Bram for travelling along the canal (would also recommend the restaurant there for lunch). Fanjeaux is very pretty and it was great to have somewhere so close to buy bread and essentials every day.
Many thanks to Debbie and Mike for all their help and advice prior to travel, nothing was too much trouble. All in all a great place for a relaxing away from it all holiday and we would definitely like to return.

Beautifuly appointed, extremely peaceful, ideal for our 7 day stay. Close enough to attractions (sightseeing in Carcassonne, Limoux & surrounding areas), cycling along the Canal, and rafting near Axat, but also superb for just relaxing around the pool.

Our two sons especially liked their own ensuite bedrooms, instead of having to share, and also appreciated the bikes, as the sorrounding countyside is magnificent.

Debbie handled the booking & general admin very well indeed, responding immediately to any queries. She has arranged excellent local services; the cleaners were still busy when we arrived in the afternoon, and prepared the place beautifully; gardener attended twice to clean pool, mow lawns etc.

The only quibble we had was we'd have liked somewhere closer to buy our baguettes in the morning, but that's the price for true rural peace & quiet!! Small children or the elderly might struggle with a steep spiral staircase, but overall we recommend L'Obit very highly indeed, and will definitely think of returning.
Owner's Response: When we were looking for a house in France, our criteria to the Estate Agents was that we wanted an old property somewhere on the edge of a village, walkable for bread, the odd cafe and bar and such like but with views as well. The response was, "you and everyone else! " Old properties tend to be in the centre of villages with the new buildings being on the outer edges, so we could have gone for something newer but after seeing L'Obit, we couldn't find anything else to compare. As with all things in life, house buying is a compromise and we decided that we could put up with the 5 minute drive into Fanjeaux in exchange for the lovely rural position that we are in. I actually now order a loaf called a Miche, which is massive. I cut it into 3 and freeze it, it freezes beautifully, so we always have fresh bread to hand, as long as I remember to take it out of the freezer the night before!
