Old Town atmosphere with modern comfort
Location, location, location! Having also stayed further west, in the Gambetta area of Nice, we can definitely say this is better. You’ll spend almost nothing on transport in the city once you’re installed here. Rather amusingly, having been attracted to this apartment by its proximity to the bus station (we had decided to challenge ourselves to a holiday using only public transport), we found out from Iain, when I casually mentioned this in a pre-departure email exchange, that the bus station had been demolished! (It turns out that this is to make way for the Coulée Verte/ 'Promenade du Paillon' (google for info) which, when complete – allegedly in Sept 2013 - will only enhance the location…) However, loss of the station was not a problem. Many bus lines from all directions lead to Place Garibaldi (google Lignes d’Azur) and once you’re there, you’re a 3-minute, pleasant walk from your accommodation. We’d endorse all that’s been said by others re the apartment - apart from reservations expressed re the noise. It’s not silent like country gîtes we’ve stayed in, but we didn’t expect that from a town-centre location - there’s no traffic noise and we loved the sounds of the Old Town waking up and going to sleep: (unlike Gambetta) and the pleasant, evening restaurant buzz dies down from 10.30 and disappears by 11.30. Lots of places to eat: high-class busking in Place Rossetti makes it appealing, but la Table Alziari, has a much more authentic feel – and there’s the lovely M. Alziari himself. The temptation to cook at home is also huge, with 3 metro-style supermarkets and many great, small food shops on your doorstep. Ideal location too if travelling with older teenage children, since its centrality allows everyone to satellite off and do their own thing. Also a good introduction to renting from private owners, as communication with Iain couldn’t be easier and Samira, his agent who meets you, gives a very helpful and warm introduction to the apartment and area. Staying here you feel as though you’re living in the town rather than drifting through it as a tourist.

Yes, the demolition of the bus station came as a surprise to me (and I corrected the advert immediately I learnt about it) but, as you say, the same excellent bus services still stop very close to the apartment.
