Idyllic surroundings, picturesque cottage set in an acre of private grounds.

Take a unique family owned property that is over 500 years old, add serene unspoilt landscape with an exclusive view and woodland. Now include water frontage, a robust rowing dinghy and access to the Helford River. Then imagine the sheer escapism this reveals and there you have Rock Cottage. It stands alone with no intrusions, on a promontory at the head of the Mawgan Creek amidst peaceful surroundings where time almost stands still and a myriad of water birds display themselves as the gentle tidal waters ebb and flow. Combine the tranquillity with some fishing, go boating in Peggy, beachcombing or games in the garden, then sit down and enjoy a family meal as the sun begins to set. Step inside and find a wealth of comfort blending with modern and antique furnishings. From every room you will see the Mawgan Creek, a few boats, the soft sloping meadows with wildlife dashing about, the ancient oaks, abundant bird life and the garden. Relax and enjoy this rare find as you now have the main ingredients for a perfect holiday.

Whatever the weather or state of the tide, the view from the property is interesting and ever-changing. If you are keen on botany then the garden will amaze you as in spring time it comes alive with Cornish purple spotted orchids, bluebells, primroses, violets and many other wild flowers. Summer time and the cottage borders are filled with geraniums, fuchsias, hydrangeas and bedding plants. Into Autumn the trees and shrubs are a golden palette.

Children find lots to do whether its a game of swing ball in the garden or playing 'hide n seek' in our woodland, crab fishing with a line and bacon or racing their toy sail boats along the shore. For those who love to be on the water, bring your kayak and canoes, launch these from our jetty and explore the tidal creeks. If you have a small boat, let us know and we can provide a mud mooring for you. However, you may choose to just take it easy and relax in the recliners, dabble with water colours or simply watch the birdlife. On the patio is a family sized picnic table shaded from the sun by a big umbrella, so light the barbeque and cook your freshly caught Sea Bass.

The property is warmed by an efficient oil fired boiler with modern new radiators in every room providing you with heating and hot water. There is also an immersion heater for when extra hot water is required. All costs are included in the rent, so there are no extra or hidden charges.

As you step into the hallway, to your left is the Kitchen, in front is the Bathroom and to your right is the Sitting Room. For 2013 a stunning new kitchen with light oak and pale blue units has been installed complete with ceramic halogen hob, double oven, dishwasher, washing machine, large fridge/freezer, microwave and all other necessary utensils. The walk in and shelved out pantry is most useful for storing your food supplies. Sit at the hand made beech dining table where there is a large picture window and you will be mesmorised by the fantastic view which is exclusive to the property. You can also enjoy another aspect of the garden and the creek from the kitchen sink.

The newly decorated bathroom has a full white suite with a deep bath and overhead electric shower, tall radiator, opening windows with a deep window cill and a tiled floor.

The Sitting Room is fully carpeted has a beamed ceiling with original thick cob walls, a large inglenook fireplace and a big copper canopy housing an electric wood burning stove. There are cushioned window seats with a comfortable sofa and armchairs. As well as a flat screen TV with Freeview, there is a separate DVD/VCR player, a large selection of videos, DVDs and CDs for adults and children and a micro Hi Fi system with IPod docking. BT Home Hub with fast and free wireless and connected access to the Internet is available. In the oak sideboard you will find an excellent selection of games, jig saws and puzzles for all age groups. However, if you fancy a challenging walk or just an amble, a good place on the rocks to fish or a day out at one of the many gardens, look on our book shelves for inspiration. This room has a dining table with overhead spotlights and seating for up to six. Our guests find this a useful alternative especially during the winter nights. The ambience of the room is enhanced by mooncandles, soft wall lighting, table lamp as well as a ships lantern.

The open-tread wooden staircase (with handrail), leads to the landing and two bedrooms. This overlooks our hydrangea garden. The upstairs of the cottage has beautiful polished wooden floors throughout with rugs and enjoys amazing views of the garden and Mawgan Creek. The triple aspect Master Bedroom is decorated in soft colours and is furnished with a comfortable antique brass king size bed, thick new mattress, solid oak dressing table with a round mirror and matching chest of drawers, fitted wardrobe, oak bedside tables, glass bedside lamps with Laura Ashley silk shades.

The adjacent bedroom is better suited to children only. It is decorated in a seaside and pirate theme. It has a polished wooden floor with long rug runner, two 2'6' beds and an oak chest of drawers, bedside lamp and shelf with a selection of books, as well as pirate and sailing boats. The immersion heater is off this room.

A few paces from the front door across a slate courtyard is the well-appointed Garden Room. Formerly another cottage, this spacious third bedroom has a cream carpet with a lovely 6ft bed which can be arranged into 2 singles if required. The coordinated Shaker style bedroom furniture is white with a combination double door wardrobe, dressing table with glass table lamp, large mirror, bedside table, overhead reading lights, flat screen TV with Freeview & DVD as well as a radio/cd player. This beautiful room enjoys a stunning creek and garden view and is ideal for a second couple, grandparents or older children.

About Linda Dandy

Hello, my name is Linda Dandy and I am privileged to assist with the managing of Rock Cottage which has been in the Dandy Family for nearly 60 years. On a holiday to the area in 1954, Rock Cottage was ‘discovered’ by my husband’s parents, Eleanor (Peggy) and Leslie Dandy. They immediately recognised the special nature of this 16th century cottage and its unique location, which stands alone within an acre of land bordering the Helford River on two sides. Later that year the property was purchased at auction for their retirement.

Why Linda Dandy chose Helford

At the time of purchase, the cottage was condemned as unfit for human habitation and was also Grade II listed because it was then the ‘only recorded example of a traditional Cornish cottage built on a projecting rock foundation’. There was no mains water or electricity, so rainwater was collected for washing and oil lamps and candles provided the only illumination. Drinking water was collected from a nearby spring. A comprehensive renovation programme took place and this was completed by January 1956. The main building was demolished to ground floor ceiling level except for the chimney end which was preserved. The traditional cob (mud, straw and stone) walls retained where it was possible. A Bathroom was created from the old Scullery, the Sitting Room extended and a new Kitchen constructed.

The Garden Room was formerly a separate cottage and had been altered in the early 1900s to become a Meeting Room for game shooting for the Trelowarren Estate. Both families living in the cottages’ had shared the semi-detached privy with their own pathway to it. This building has been preserved and still exists at the bottom of the garden. It must have been quite tricky to keep a candle lit in order to see where you were going! An 1876 map also shows a boathouse and the original two stone walls of this still remain.

The objective of the renovations was to modernise the cottage but still retain its character and originality as much as possible. We believe this has been achieved and many guests think so too. It is a superb waterside retreat and there is nowhere quite like it!

Rock Cottage stands alone in a highly desirable location on the Lizard Peninsula amid an acre of private grounds which border the Helford River on two sides and features an unrivalled panoramic view of the Mawgan Creek. There is nowhere quite like it!

VILLAGE AMENITIES:

The village of Mawgan is a short 10 minute walk from Rock Cottage. Here you will find Mawgan Stores which is the nearest local shop and stocked with just about all you may need during your holiday. It has a Post Office as well as a 'free to use' cash machine. On your way you will pass the 12c Church of St Mawgan in Meneage and The Ship Inn. Many of our guests choose to dine at this well established pub with restaurant or simply stop by for a local ale and then amble back along the lane. In the opposite direction from Rock Cottage, if you cross the ancient stone bridge at Gear and proceed up the hill towards St Martin, you will reach the Gear Farm Pasty shop. The Cornish pasties are made on the premises and are perfect for a lunch time treat. The shop also sells a range of fish caught by a local fisherman.

For children there is the Mawgan village recreation ground which has a newly created play area for toddlers and older children to enjoy. At the Grange Fruit Farm there is a pitch and putt, giant skittles and a sandpit. Next door is the Old Withy Garden nursery which is well worth a visit for those who enjoy gardening.

LOCAL PLACES TO EAT:

As well as the Ship Inn, locally there is the New Yard Restaurant and the Grange Country Kitchen in Mawgan, The Black Swan at Gweek, The Prince of Wales at Newtown St Martin, New Inn at Mannacan as well as The Halzephron at Gunwalloe. Helford village has the newly renovated Shipwrights Arms.

A FEW THINGS TO DO:

Within a car ride of about 10 minutes is the Cornish Seal Sanctuary at Gweek, and Flambards Theme Park and the Helston Folk Museum. Helston Town is worth a visit and has a few specialist shops as well as supermarkets.

During the main holiday season take the foot ferry from Helford to Helford Passage and then visit the fabulous gardens at Trebah or enjoy a spot of lunch first at the Ferryboat Inn. Do a coast path walk around Lizard Point where you may see Seals, Dolphins and the Cornish Choughs. Safe and sandy beaches to visit at Poldhu, Kynance Cove, Gunwalloe and Polurrian; fishing coves at Mullion and Cadgwith. Historic NT properties and gardens at Glendurgan, St Michael's Mount, Penrose Estate and Trengwainton. Falmouth Maritime Museum, St Ives for art galleries, tin mine tours at Geevor and Poldark.

During your stay we can arrange horse riding, sailing, kayaking as well as the thrill of a deep sea fishing trip. Rock Cottage has easy access to an area which has a great number of things to do with a good choice of pubs and restaurants to suit all occasions.

Notes

  • Deposits are one third of the total rent and are payable by Internet Banking or via PayPal and personal cheques drawn on a UK bank account. Overseas customers may pay through International Banking (handling charges will apply). A Security Deposit is required. Last Minute bookings i.e. less than six weeks before the date of the holiday, are payable in full by internet banking or cheque.

    Short Breaks are available as advertised above or for a minimum of 3 nights during November to March. Where possible, stays longer than a week can be arranged at the time of booking.

    Subject to our conditions being agreed at the time of booking, we will accept a maximum of two well trained dogs.

    Bookings for 2014 can be secured now with a £100 deposit.

    LAST MINUTE OFFERS: When available, these will be advertised in the Rate Section above. We will make a further reduction to the weekly rent for a Last Minute booking when there are only two persons staying at Rock Cottage.
  • Rates at Rock Cottage are inclusive of a Rowing Dinghy, Life Jackets (baby to adult sizes), Small Boat Mooring (please discuss when booking), Electricity, CH Oil, Bed Linen, Bath Sheets, Hand Towels, Towelling Bathrobes, Luxury Toiletries, Cot & Highchair, Cleaning Service, All Household Essentials, BBQ and BT Wireless Broadband. Private parking for 3 cars at the property. Pay phone with free calls to the Owners. There are no extra charges!

    'Peggy' our sturdy 3.5M rowing dinghy is available from Easter until the end of the October Half Term at no extra charge.

    Keen Anglers may fish for Sea Bass, Grey Mullet and other species from our jetty or boat. For course fishing, a freshwater lake is nearby - we can give you details.

    Many guests enjoy walking the Helford River valley woodland trails setting out from Rock Cottage to discover Tremayne Quay and Frenchman's Creek. Coastal paths are popular too.
  • Winter, Spring, Summer & Autumn - whatever the time of year, the Helford area is so diverse. The rich autumn colours on the trees lining the river, and the spring flowers in the garden at Rock Cottage, are magnificent. The Festive season is particularly enjoyable and many of the local villages have illuminations; Mousehole is not to be missed. Christmas Eve Mass takes place at the 'little church in the sand dunes' at Gunwalloe. Leave the cooking and washing up to someone else and enjoy a sumptious lunch or dinner in a fine restaurant. Afterwards why not take a stroll along one of the many quiet and unspoilt beaches.

  • The bathroom is conveniently situated on the ground floor of the cottage and overlooks the rear of the large garden. It has opening windows, a full white suite with an electric shower over a deep bath. There is a large illuminated wall mirror and an extendable make-up/shaving mirror as well as a socket for an electric toothbrush or shaver. You will find luxury toiletries are supplied and a non slip rubber bath mat, useful handrail, toilet rolls, bath mat, towels as well as large white towelling bathrobes. The dual purpose tall radiator heats the bathroom and is ideal for drying your bath towels. A wall heater is provided to give you that extra bit of warmth during the cooler months. The large window cill is ideal for storing your toiletries although there is also a corner bathroom cabinet.

  • Upstairs in the cottage is the Master Bedroom and the Children's Bedroom. Both of these rooms have an amazing unspoilt view of the Mawgan Creek, very comfortable furnishings, lovely polished wooden floors, rugs and solid oak furniture. The triple aspect Master Bedroom has a 5ft bed and with the good quality beds, new mattresses and linen provided throughout, a comfortable sleep is assured. The adjacent smaller bedroom is better suited to children only. This room has the airing cupboard and immersion heater. A few paces from the front door is the beautifully decorated and spacious Garden Room. This has two 3ft beds which can be arranged as a gorgeous 6ft bed if preferred. It is private, has large opening windows, a cream carpet, white Shaker furniture, flat screen TV with DVD and radio plus a fantastic view of the garden and river. It is a very popular room and ideal for a second couple, grandparents or older teenagers.

Notes: Access to the river, which may be unsuitable for some, is by the garden or through our woodland and leads to stone steps and a large wooden staging where the old boathouse once stood. From here, children can enjoy dangling a bacon line for river crabs. Moored on a running line from the rocky foreshore is 'Peggy', our sturdy 3.5M rowing dinghy. The boat is available from Easter to the end of October. A Tide Table is provided and tides give about 3+ hours either side of high water. Many guests fish from the boat or jetty and bring kayaks and canoes as the creek is perfect for these. Up to 2 dogs may be accepted and can enjoy the garden, woodland and many walks nearby. Rock Cottage is managed and prepared by the Owners who live 5 minutes away. Should you require assistance during your stay, they can be contacted by a free 'phone call. There are no neighbours, owners or other properties in sight. Rock Cottage guests enjoy seclusion and privacy, which is a rare find these days!

Rock On ! ( Cottage )

This was our first visit to Rock Cottage but something tells me it won’t be our last.
The cottage itself is picturesque set in a stunning location, immaculately furnished and very comfortable, the pictures truly do not do it justice. The fresh flowers Linda arranged throughout were lovely as were the treats laid out in the kitchen – what a welcome!
The garden is well established and wraps around the whole cottage which means if the sun is shining you will always find a sunny spot at any time of day. All sorts of wildlife visit including Dave the friendly robin and Mr and Mrs Pheasant looking for breakfast, lunch or an evening meal! The most spectacular thing about this cottage is the view of the creek and walking down to the jetty to find Peggy waiting for you to row off and have some fun (tides permitting of course). Hubby also launched his windsurfer from the jetty and although a bit tamer than the sea he could leave the windsurfer safe and sound every day without having to rig each time. We ate out on the patio each evening, even if it rained, having taken a table top heater and gazebo – we really couldn’t waste those views.
The Ship Inn is only a ten minute walk away, the new owners have only been there 12 weeks but have already established the restaurant with fabulous food – best to book in advance. Be warned the pub is closed Sunday evening and all day Monday.
Local attractions that we enjoyed, The Lizard, Coverack, Helford Village, Gunwalloe beach and Cadgwith Cove, a beautiful fishing village where we bought fish for our supper.
We have had a fantastic holiday and thanks to Linda and Robin for being so friendly and making our stay memorable.
Recommended for:  Age 55+, Sightseeing, Families with Young Children

Rock Cottage was perfect

What a lovely cottage and beautiful views.
The cottage had everything we needed and for the children too.
We enjoyed going out on "Peggy" the row boat and also sitting on the jetty crabbing, the kids were in there element, so to was our springer spaniel swimming beside us.
We enjoyed our stay that much we have reccomened to friends and family and have also booked to go back next year.

Rock Cottage is absolutely amazing and breathtaking and would recommend it to anyone and everyone. The cottage was immaculate and had everything you could wish for and much more. The fresh flowers that were in various rooms were lovely and colourful and the welcoming tray of bread, scones and jam were a lovely thought and gesture. The Garden room was also immaculate and had amazing views from the virtually floor to ceiling windows looking out onto the garden and Helford river. My husband and our 8 year old daughter went out in 'Peggy' the rowing boat and had a wonderful time and also went catching river crabs while I sat in the garden and did some drawing. The cottage and surroundings are very picturesque and colourful if you wish to draw or paint. The woodland and garden are great for exploring for children and adults. The bed in the master bedroom is very,very comfy and the view from the bedroom window of the garden and Helford river is amazing. My daughter loved the pirate themed bedroom and the selection of books and asked everynight if she could read a book before she went to sleep. We put some bird seed out on the bird table every morning and had fun watching all the variety of birds having their breakfast while we had ours! There is so much to see and the view seems to change daily that I didn't realise how many photo's I'd taken of the cottage and surroundings let alone the other places we visited.
Places of interest to visit; Kynance Cove is very picturesque but wear good walking shoes to climb over the stones and rocks to get to the beach. The Lizard. Polpeor Cove which is at The Lizard and has an old Lifeboat station dated 1914. Land's End, If you like old buildings then Bodmin Jail is very interesting. Coverack, Kennack Sands, St. Michaels Mount is a steep climb but worth a visit and Flambards is a good family day out as well. We met Linda and her daughter and both were very friendly and gave helpful advice about the cottage and surroundings.Already planning on going back in spring 2013. Thank you very, very much for the use of Rock Cottage which is the perfect getaway.

Perfect place to propose!!

This was a surprise trip for my girlfriend Kim's 30th birthday. On our arrival we were amazed by both the views and the quality of the cottage (and the lovely cake that was awaiting us!). We went for dinner at the nearby New Yard restaurant, within the Trelowarren estate (highly recommended). On our return I took Kim down to the moon lit jetty and proposed!! After much crying I finally got a yes! It was the perfect setting for a really special day.

We had planned to spend most of our time exploring the area but found it almost impossible to leave the cottage! It has everything you need and more, a real home from home. I even took up a new hobby, birdwatching, taking great pleasure in putting out the bird feed every morning and seeing which birds arrived.

When we did force ourselves to go out we did find that due to the time of year some of the local attractions closed. The nearby seal sanctuary is open all year round though. We got our own guided tour and would definitely recommend it, especially at feeding times.

We would highly recommend Rock Cottage and cannot wait for a return visit, maybe for our honeymoon! Thankyou Linda and family.
