Super location: 2 bedrooms, 2 bathrooms, sleeps 4, LCD TVs and all mod cons

The converted servant's quarters of a gentleman's residence in the heart of one of Lakeland's prettiest villages offers a chance to forget the car, or use as a base to discover all the Lake District has to offer - Lake Windermere is a 10min drive away. Our living room has fab views, over to the smallest National Hunt racecourse in Britain. The en suite master bedroom looks out towards the Priory. Just off the village square, and adjoining the famous arch, the apartment is seconds away from great pubs, a Michelin starred restaurant and an array of village stores and antique shops. Yards away is the racecourse and footpaths over the Fell are just beyond. The apartment retains bags of character, with beamed ceilings (and walls!),. It's beautifully kept, and has all mod cons; free WiFi; flat screen TVs, DVD, PS2 in bedrooms and living room; washer/dryer etc. Outside is our walled courtyard, with table and seating, and our store house to accommodate your bikes/outdoor paraphernali

Other bits you'd like to know: We've had lovely feedback about our place, and lots of repeat bookings. It's our second home, and kept in beautiful condition. Some of guests have come for lots of long weekends, others have had the place for six weeks at a time - we're really flexible on what we offer.

It's warmed by storage heaters. Full instructions will be left for you on how to control the temperature. There's also a log stove effect fire in the living room, and heaters in the bathrooms.

Full instructions on how to work everything, and where to find things, will be waiting for you. DVDs; board games, PS2games, cards, books, guide books and OSmaps are all left for your perusal.

And you'll find extra touches throughout the flat, to make your time at our place go smoothly and leave you wanting to come back again - hopefully !

Cartmel is a 10min drive away from Windermere's shores. Note that we're right in the centre, not stuck out in one of the neighbouring hamlets. Forget your car: walk the Fells, reach the coast or potter through the cobbled streets straight from the flat. Holker Hall, with its stunning grounds, is walkable too. Other local attractions include Grizedale forest, the homes of Beatrix Potter, Wordsworth, and Ruskin. It's a great base to explore all the Lakes has to offer. Spectacular scenery is yours for the walking, or just enjoy looking at it from our windows. You can't fail to enjoy staying in one of England's prettiest villages. The genteel seaside town of Grange is 3miles away. And the three race meetings in Cartmel each year offer the opportunity to see the village at its daftest - book early as the entire place gets busy during these great festivals. But rest assured, that while in the hub of the village, you'll get peace and quiet, with your own private courtyard to sit in too.

  • We work on a 10am departure, 3pm arrival.
    We're very flexible over what you book, but please don't be offended when we add a PREMIUM to short breaks in peak season, for RACE weekends, or for LAST MINUTE bookings.
    If a peak holiday period includes a race weekend, and the race period is already booked, but you fancy the rest of the week, please do inquire, as the cost could be significantly lower than displayed.
    We'll tell you the price at point of inquiry and there'll be no hidden extras. We don't usually accept two night bookings.
    At weekends for instance, if you want to stay for only two nights, booking the third means you can vacate the flat any time you like on the Sunday. Leave in the evening when the motorway traffic's died down, so you get a full day's enjoyment, and arrive home as relaxed as you've been all weekend!
  • 20% deposit required at time of booking; or payment in full please if booking within six weeks.
    We also request a £100/wk 'good housekeeping' bond when paying the balance (extra for Xmas n New Yr and in all cases, 6 weeks prior to arrival date please) which will be returned after departure. Any extraordinary cleaning charges/breakages would be deducted from this, although up to date all bonds have been returned in full, as the place has been looked after by all who've stayed!

  • Two bathrooms, with non-slip tiles to en suite which has loo, basin, and wall cabinet; and wood laminate to the family bathroom. The latter has a shower enclosure, but no bath. The shower though is fantastic, and as powerful as you like! Heated towel rails are in both bathrooms, plus an additional wall heater in the family one. There's an airing cupboard and plenty of space for your girly items in the main bathroom. The washer/dryer is also located in the family bathroom, but within a separate area, and all very tastefully done!! We do ask that you bring your own bathroom towels - all other linen provided.

  • The spacious master bedroom has a very romantic atmosphere with its sloping ceilings. It has a washbasin and loo in its en suite bathroom. Has LCD TV with DVD player, DAB radio, and Ipod dock, double wardrobe, chest of drawers, bedside cabinets, and a window seat looking out over the rooftops towards the Priory, and just along to the archway in the village square. The second bedroom has a double bed; velux window, single wardrobe and chest. There's an LCD TV, and PS2 in this room as we use it for the kids and they enjoy having their own space! Both are newly decorated, with bedlinen, and all co-ordinated decoration. We do ask that you bring you own bathroom towels - all other linen provided.

Notes: This is in effect, a second floor flat with an exterior staircase so is unsuitable for the infirm or the very young. For this reason, and because of the sash windows in the main bedroom, we are unable to accommodate children under 7yrs. It's very romantic so ideal for a relaxing getaway, and great for having a couple of friends to come over for part of your stay - we've had great reports from people who've done this! Please note that this is our holiday home too, so it's really well looked after. Our stairs up to the flat go from our own sizeable very pretty courtyard, with raised beds and planters. We have a shed which can store any outdoor paraphernalia you might wish to bring: bikes, climbing gear etc, and while the patio is ours alone, please note that three other privately owned flats have their entries from a shared alleyway just below our courtyard.

this property was wonderful. It was very clean and modern with all mod cons. It is central and therefore convenient for everything. We would definately go here again.
Recommended for:  Age 55+, Adventure Seekers, Tourists without a Car, Sightseeing, Families with Teenagers, Families with Young Children, Romantic Getaway

The apartment had everything we wanted for our short break. We stayed in Cartmel basically beacuse of the great restaurants on our doorstep and its proximity to Lkae Windermere which is a 15 min drive away.

The aprtment was well equipped with good size bedroom and living area. Alison the owner is great on communications and really friendly.

Would definitely stay here again when we are next thinking of visiting the lakes.

This is a lovely apartment in a very pretty, friendly village. Great pubs, nice places to eat and interesting shops. Super location for tourist spots, only short drive to Lake Windermere and just a stroll through the alley to the racecourse where we had a fab evening watching the racing. We thoroughly enjoyed our stay and it was great to have somewhere cosy, clean and comfortable with all mod cons to come back to after our days out. The information that Alison provided with suggestions of thing to do, places to visit, eat etc, were really helpful. We will look forward to visiting your lovely home again. Thanks

This is a lovely flat right in the middle of Cartmel which is a very pretty South lakes Village.
As soon as we walked in we felt right at home, the apartment was perfect for a weeks stay - great location, lots of character, spotlessly clean with modern facilities.
Lovely patio garden which is a really sheltered sunny spot to have a glass of wine while you rest after a day out.and contemplate which of the village pubs to go to.
Nice easy walks from Cartmel, over the priory hill and down to Grange or through the racecourse to Holker Hall. Also not far to Windermere and rest of South Lakes.
We also enjoyed going to the Cartmel bread shop and trying different breads each day and the Sticky Toffee Pudding from Cartmel store - what more do you need!!

fairytale accommodation

We were so glad to find this accommodation to stay for unforgetable 4 days in Lake District. It was like a treature hunt to find the place step by step following the owner's instruction. When we opened the main door, four of us (from different continents) feel home straigtaway. We really hope that we could stay longer. All the best.
